structural integrity assessment of our home
Description of Work: I have to say, we are so pleased with the service we received from Bill Vanni. After dealing with seepage issues and having numerous estimates from many, many different types of companies (waterproofing, concrete contractors) that quoted us huge ranges ($3000 upwards to $50k) & varying ideas of how best to stop the seepage problems, we were so confused on what the proper direction we needed to take. $50k wasn’t exactly in our budget, and with such a huge price range and multiple ideas of how to solve the problem (solutions ran the gamut from French drains to frost walls to mud jacking), we wanted to make sure we were investing in the right way to fix the problem. We decided to hire a structural engineer to assess our home, since we did have water damage and we were concerned about our home’s integrity in the problem corner of our house. Bill inspected our home and steered us in the direction of finding a landscaper that deals with drainage. What started as a waterproofing issue (at least in our untrained eyes), actually was more of a landscaping and drainage problem. Fast forward a few months from our assessment with Bill. We once again found ourselves in the same familiar territory. After working with a landscaper, we still had to tackle the water-damaged concrete as the final step of this repair. We had a couple of different companies come out & we got quoted $800-$8000 to fix the concrete. Again, we heard different solutions from ripping out walls and stairs to check the concrete & sill plate, to repairing the concrete. We took a chance and called Bill to get his take on this facet of the repair. He graciously accepted my request to send him photos of our concrete and offered his opinion, even though we’re months away from when we hired him to assess our home. I’m so grateful to have had his impartial expertise at separate occasions, and in the long run, he saved us so much money (and probably a lot of headaches!). I can’t express enough how glad we are to have had his input and advice.

He was there ahead of time and was very professional the entire time. Took the time to explain the answers to all my questions. Very thorough. Price seems high. Relative to the cost of a house and peace of mind, not bad at all.
Description of Work: Inspected entire house that we are under contract to buy. We were most concerned about an addition that included cutting into the original basement wall.

Bill was able to come out within 4 days of my initial call. He was punctual and able to quickly identify the cracks as shrinkage and not any structural settling issues. He charges $400 for an inspection and $650 if you want a written report. We were fine with just a verbal since there were no problems. Pricey for 20minutes worth of work, but we're glad for the piece of mind. Everything went smooth.

Bill Vanni checked our house's foundation inside and out. The measurements that he took showed that the foundation of our house had been constructed well within construction guidelines. Bill pointed out problems with the builder's carpentry work that gave the appearance of a foundation problem. Bill spoke with our carpenter and came up with an easy solution. Bill then completed and presented us with a detailed report. Through out the entire process Bill Vanni was thorough and professional. He patiently answered all of our questions and addressed all of our concerns. I would definitely recommend Bill Vanni and Structural Design Corporation to anyone. They are A++
Description of Work: Before we put our house up for sale we wanted to have a foundation inspection conducted by a licensed structural engineering firm. We contacted Structural Design Corporation because of it straight A rating on Angie's List. Bill Vanni, one of the engineers, was able to arrange his schedule and came out almost immediately.

I called Bill after finding him on Angie's List. It just so happens that he came highly recommended from a home inspector that I use as well. (I'm a real estate broker) During the initial home inspection, the inspector noted that there seemed to be some moisture in the walls of the basement, although no moisture was present in the basement itself. Having never lived in a home with a basement, my clients were concerned that the water had affected the structural integrity of the home and wanted to have it inspected further before moving forward with their purchase. I called Bill and left him a message. He called back right away and was able to schedule an appointment for that weekend. He arrived at the appointment on time and we went straight down to the basement to check things out. During this inspection he was able to calm my clients fears, informing them that there was in fact water present in the foundation but at this time no structural damage had occurred. He did say that if nothing was done to correct the cause, over time it may become an issue. He offered a number of solutions to rectify the cause of the water after they purchased the house, many of which would not be costly to my clients. Bill was very nice and informative. The inspection was a little costly, at $400 or so for about a half an hour of time, and if my clients wanted a written report, the cost would have been $650. That being said, money is not a factor when it comes to peace of mind and Bill is really good at what he does.

I wanted someone to look at some cracks in the slab in my crawlspace. I was concerned, however, if I brought a contractor over that I would be told everything was falling apart and that I needed to spend $$$. Luckily, structural engineers like this have no monetary incentive to push you to do unnecessary work. The owner came out, took a look, and said that my slab was not load bearing and the issues was only cosmetic. He also took a look at some other areas of the house I had concern on and addressed my other concerns. He gives you the option of either a written or verbal report. Since I had no issues in my inspection, A verbal report was completely satisfactory. (whats nice is that a verbal report is also cheaper).

From the first phone call made to the end result of a written report, Bill Vanni was extremely professional. He spent 20 minutes on my first phone call to him listening to me and asking me questions to try to assess the situation without any charge for his time. When he came out to inspect our house, he explained the reasons why he did not think we had any structural foundation problems. He was friendly and very knowledgeable. We felt his years of experience, education and license made us trust his report over the contractor's assessment who had something to sell. We feel Bill's charge of $500 for a report from a licensed engineer was reasonable and well worth it. We highly recommend the Structural Design Corp for residential structural evaluations.
Description of Work: We called the Structural Design Corp to give us an objective assessment of our foundation after two contractors told us the cracks we had were causing structural foundation problems. We wanted to verify the solution plans the contractors gave us were accurate. We spoke with BIll Vanni (Principal of SDG) and set up an appointment for when he could fit us in between his non-residential jobs. When he came out to inspect the foundation, Bill assured us that the cracks were shrinkage cracks and were not affecting the structure of our foundation (our house is on a slab, no basement, no crawl-space). He inspected both inside and outside cracks. He asked if we wanted his verbal report ($350) or a written report ($500). We asked for the written report and received it within one week. By hiring an objective licensed structural engineer, we saved $16,000 from one contractor, $25,00 from another, of unnecessary work that the contractors said we needed.

He came out and inspected my house. He provided us some options on repairs. We filed for what he told us, and it has worked out thus far. He was timely and easy to work with. If I needed someone again for the same work, I would use him. Everyone else that I found on Angie's List actually did the work, and I was worried that they might tell me they had to do work that didn't really need to be done. Structural Design doesn't do the work, so they offered an unbiased opinion, which is what I was looking for.

Overall I was very impressed with Bill Vanni. I called him on Thursday and he was able to come out to the house and inspect the foundation the very next morning. I found Bill to be professional, knowledgeable and polite. He took time to inspect the foundation issues we hired him for and also inpsected the rest of the house for structural and drainage issues. Bill gave us a clean bill of health on the foundation structure and also took time to explain his findings and what things we could do in the future to ensure that the house stays structurally sound. I was very satisfied with Bill and his company. I would use him again in an instant and would highly recommend him to any home buyer who need a strucrual engineer!

They were great. He gave us a written report outlaying exactly what he thought the problem was and it was pretty much resolved with the builder, partly based on his report.

I found Bill through Angie's List also. He returned my call promptly and scheduled an appointment the same week. He showed up at the property on time and performed service very thoroughly. He is so patient answering my numerous questions until I understand literally what the problem is. I would not hesitate working with Bill again or recommend him to anyone that may need his service.

I called Bill Vanni after seeing him on this list. He came out the same day and met me on my lunch hour. I have a concrete two level deck which is cracked and falling apart and I was worried that the house may have some type of structural defect. Bill looked all around the exterior and inside the house for signs of structural defects, even though I only called about the deck. He was able to reassure me that the issues are related to the age of the house and normal settling. I would recommend him and would hire him again in a minute.

A tuck pointer recommended an inspection by a structural engineer before he began work. There were many "settlement" cracks on all faces of our house. We found Mr. Vanni through list, and called him. He offered an explanation of what he does and when he would be able to come out. He was prompt, professional, and helpful in explaining what he thought were the issues. To our relief, he found no structural defects in the house. We would employ Mr. Vanni's expertise whenever we had questions regarding structural integrity or when making changes to the house and the landscape. We were very pleased.
Description of Work: Mr. Vanni inspected our house for structural defects. This report is late. He completed the inspection late in the Fall of 2006.

Called Structural Design Corp after receiving a card in the mail. They are exclusively structural and professional engineers. Bill Vanni came over and inspected the crack, as well as the foundation, and the entire exterior of the house. He determined that the root cause was water seepage at the window sill resulting in expansion and contraction, and that it will continue to worsen unless a mason/tuckpointer repairs it. Bill was on time and very thorough. He saved me money by explaining that I can accept his verbal explanation, or pay extra for a written report. The verbal report sufficed for my needs.
