I got several quotes, but Landmark listened to the fact that, while I wanted good windows, this was income property so I wanted to be frugal. They quoted the job fairly and with professionalism. When the windows came in, they worked with my tenant's schedule to do the install. They removed the old windows and cleaned up after themselves. The project began with replacing the windows. They supplied the dumpster and removed the old windows and replaced as they went. This part of the project took 2 days. The window installation itself went fine. However, there was some confusion with the way Pella decided to make the muntins. We expected an exact replacement with two vertical pieces per window sash. However, Pella instead produced 3 vertical pieces per sash. We don't really care for these extra lines in our windows, but Landmark was unable to rectify the situation with Pella and get us what we thought we ordered - replacements that looked the same as our old windows. We believe that Landmark doesn't use Pella's as much as other brands, so didn't know the way the Pella deals with muntin measurements. They should have been more on top of this issue or taken care of special ordering the correct muntins for us. Next the siding project began. They removed the old siding as they worked around the house, completing the front first. They used the Hardy version of house wrap under the new siding. As they worked to the back of the house, there were some tricky spots, especially near where our patio was going to be installed. We needed them to remove the siding in one section since it didn't look level, which added extra time to the project. They also had to remove another section due to some problems with some paint globs on the Hardyboard. The crew had no problem taking it down and handling the issue with the Hardy company since it was a product defect. They added the trim and took care of all the caulking. Finally they installed a new storm door, which we had purchased at Lowes. Unfortunately, they didn't frame it out very well and we've had some issues with how the door closes ever since, not staying tight upon closing. The entire project took approx. three weeks to complete. Overall, we were very satisfied with the work that Landmark did. However, since last year we've tried to follow up with the company about replacing our front door. They have not been very responsive to our calls. We emailed and got no response, then tried a month later. John, our sales rep, apologized saying they were quite busy and said he would get back to us soon, but never did. So we'll look elsewhere for a front door.

Removed old masonite siding and replaced with Hardyboard cementboard siding, already painted Replaced old gutters with oversized gutters. Replaced fiascia and soffit, including the front porch. The salesperson came out and spent a while listening to what we wanted (as little exterior maintenance as possible, primarily). He looked at the whole house and recommended that we replace the windows with Andersen new construction windows since that was what the rest of the first floor had. I felt that he was being very honest. He said that if we were planning to sell soon, he'd recommend vinyl, since it is cheaper, but that the house would look better from the outside if all of the first floor windows were from the same manufacturer. He said they sold other wood windows that were more expensive (Marvin, Pella) but that it wouldn't make sense to go with those. After speaking to other salespeople from different companies, I appreciated the lack of a hard sell approach. The work went fine and the windows look great.
Description of Work: Landmark replaced three double-hung and two casement windows (Andersen wood with vinyl clad exterior) in our kitchen and also capped all of our windows and doors on the first floor with vinyl.

The installation went well. The total installation, including painting trim, took about 5 days. Workers were good at their job, but a little careless at times (a ladder hit base molding and broke one of the window blinds). They fixed the base molding, but never fixed the window blind. Following up on the job after it was completed would have been nice. A request for additional work was made at a later date. After a visit from one of the owners to review the additional work, they never contacted us. Very dissappointed.

When we met with the salesman we had done as much research as we could and knew what we were looking for in windows. He listened to what we had to say and presented only the products were interested in. He presented all of the available options without trying to over or under sell us. In the end we were very comfortable with the windows we selected. After we signed the contract two people arrived to take the exact measurements for ordering the windows. They were polite and informative. However there were two issues that were to arise from this. The first was the front of our house is faux stucco with wood trim around the windows. The person taking the measurements informed us the windows would be installed and the look would not change. However the installers were never informed of this and the supervisor was puzzled when I brought this up to him. He took the time to discuss this and having done enough renovations when I was younger, I agreed with his plans. While not quite what I had originally wanted when purchasing the windows, it does blend with the look of the house. The second issue was the window sizing. The old window frames on the inside of the house measured larger than the outside of the house. I wanted to take advantage of the full size of the building's window frame opening. Instead the measurements were used from the outside dimensions of the window frame. As a result the installers had to install shims to seat the windows properly. So instead of gaining an inch or two in width there was a loss of two inches. While the two issues I listed are an irritation, it is only with the people who did the measuring and I consider them minor. Overall I am pleased with the installation of the windows. I held off writing this to see how they held up during the winter. I would occasionally check for leaks around the window frames and never noticed any. With the warmer weather now and the window frames having had time to seat, the windows open and close easily. We have been very pleased with the choice of windows the sales rep had sold us. The installation was started on the date given and finished as planned. The end result was a clean and professional installation and would use them again.

Landmark was very good. Ken bid the job, and came out many times from the start to the end of the project to make sure that the work dovetailed well with other work I was doing, to make sure that the work was done well, and to correct house problems discovered along the way. He explained the full process well and fairly, gave detailed estimates and held to the terms of the deal. He made the choices and rationales very clear. He was a pleasure to work with, and I'd recommend him highly; he's an experienced professional and made sure I'd get good results. The company owners also came out to double check. The siding work was done by eastern-European, mostly non-English speaking workers who were diligent, hard working perfectionists. It was done in frigid weather, but they still got the job done in about a week. James Hardie has firm rules about where caulk may, and may not be used. Violating these can invalidate the 50 year warranty on the siding. This creates problems -- visible gaps between decorative wood and the siding -- that we haven't fully resolved yet. Nonetheless, the big picture is quite good, and I'm very happy with the net result. In my view, Landmark is a relatively high-end, very experienced company doing excellent work, and by their own admission is not likely to provide the lowest bid for their work. Still, my experience was excellent and the price was more than fair for the size of the job. I'd gladly use them again. I purchased replacement windows and siding at the same time. I used a much cheaper provider for windows -- Window World -- which gave triple-pane windows for much less than Landmark had bid. So far, these are satisfactory windows, although they a bit of trouble that Landmark had to clean up later. Splitting a single job into windows from one contractor and siding from another cost me a bit in making sure the whole job fit the somewhat higher standards of Landmark.
Description of Work: Replaced aluminum siding with Hardiplank siding. My aluminum siding was dented from hail and ripped off by wind in a major storm; after another siding company fixed it, they told me it was badly installed and likely to fall off. Fortunately, insurance more than covered replacement and almost covered the upgrade to Hardiplank. After the job was complete, Hardiplank siding has a far better appearance than similar houses with aluminum and vinyl, and makes the interior of the house much quieter; I barely hear wind, rain, trucks in the neighborhood, kids playing outside, etc. Hardiplank lasts decades without painting, and cell and radio reception inside is much better (due to aluminum removal). Few local companies have experience with Hardiplank, but Landmark has extensive experience with it and I originally found them through James Hardie (the manufacturer). I visited many other homes done by Landmark, liked the work, and got good personal recommendations from their owners. Hardiplank from Landmark costs probably 50% more than cheap vinyl siding and 10-15% more than top of the line vinyl siding, and in my view it is well worth it.

-Purchase We had a few window companies come to our home to give us quotes. Vince from Landmark Exteriors was the last one. He was the only one that did not pressure us and try to use sleazy sales tactics and hype to get us to buy. I am big on doing my own product research and there was no exception for a project this expensive, but Vince provided us with the information we asked for and gave us some of his recommendations. They did not bring any samples out to view, but they have a showroom where we were able to see the windows. There was some back and forth as they sent us samples of the trim to make sure we were happy with the look and that it matched the rest of the home. 50% of project cost was requested up front. -Installation There was a big crew out to install the windows. They were professional and had worked quickly. They had all of the windows installed in a few hours. There was some mess left around the exterior of the house after the crew left, but it wasn't terrible. They painted/stained the trim that same day. There was some mix-up and the removable grilles for the one window were not ordered. They were also short one piece of trim along the bottom of one window, but they did not charge us the remaining balance until they finished the job a few weeks later and we were happy with the work. We are very happy with the removable grilles. The windows look great and are performing much better than the remaining windows in our house. Overall we were very pleased with Landmark Exteriors and will use them again when we replace the remaining windows.

they came in covered there walk ways with traps and removed then installed one window at a time.covering each opening with tarps till they were done.an excellent process because it limits the amounts of bugs dust and dirt flying around the house.They are not the cheapestest in price but if you want quality work done right by true pros then hire them. A window could be the best in it's class but if it isnt installed correctly you'll be sorry.

I ordered 12 windows including 3 bedroom sets of large windows extending across entire bedroom walls or longer. We agreed that the trim would be all wood; he said pine would be more cost effective than the oak I was thinking of and I agreed since it would be painted anyway. I also chose a specific pattern of the 4 inch trim moulding around the windows. They said they would cover my new window exteriors with aluminum trim as part of the window work. The deal was if I was satisfied with the window work I would also have them do Hardie cementboard siding. When the workers came to install the windows, John Long came once to review the job, then never came back (although he had said he would be there supervising the project throughout.) It looked like they were doing a good job but when they were finished I noticed all the jamb extensions (the inner trim around windows, not on the wall) were all fiberboard, ie that cheap white cardboard stuff that discount boxed furniture is made of. When I asked them why this was put on when they said it would be all pine, a worker told me they used to use all wood but changed to fiberboard a few years ago, he didn't know why. John told me that is what they always have used and nobody else has ever complained about it before. If those cardboard sills get wet from an open window, people, you will have mush!! I asked John Long to remove this. He initially suggested covering the cardboard strips with strips of wood over them but I just wanted the cardboard out. They came back and ripped out all the 4 inch window mouldings, removed the fiberboard jamb extensions and replaced the jamb extensions with flimsy wooden strips. Then they replaced the window mouldings with the same pieces they had ripped out. This resulted in gouges, nail holes and cracks on the mouldings, and extensive damage to my walls where the moldings had been ripped out. The walls had been perfect before this and now require extensive plastering, sanding, priming and repainting around each window. I then noted that those actual moldings were not the style I had ordered. I called John Long to discuss this and he was very nasty saying oh now did I want to rip out those too? And why hadn't I said anything sooner before the work was finished (as if I had known it before) : by that time I was so disgusted with the damage to my walls I said forget it, I did not want any more tear outs but it just was an example of their carelessness. If your customer orders one style of trim and you put on another style, why do you blame the customer for being dissatisfied and why should the customer check your materials before you start the work, that is not the customer's job. They had not installed the screens for the windows and told me they would do it when they did the siding and the exterior aluminum window trims. I told them I did not want them to do any new work for me and just to finish the windows. I told him I would hold back some of the payment until all the window work was finished. John became very nasty and threatening and said if I didn't give him more money right now he would put a lien on my house. They already had multiple thousands of dollars as a partial payment but he basically bullied me into giving him more money to get my screens and exterior trim finished. I then had to wait several more weeks till they came to install the screens and cover the exterior window trim. The workers who installed the outside trim were the window carpenters who did not know how to work with aluminum. John said they would not send aluminum people to finish the work because I was not going to do the siding. The trim came out wavy and uneven, totally pathetic and amateurish. They did not bring all the tabs for the screens and said they had to special order more, so I still had to wait for them to finish the job and get out of my life. It took them a long time to come back to install the screen tabs. One of these was not put on properly. As soon as they left (and took the last of my money) I went to pop out the screen to wash the window and the tab fell out. I spent one hour trying to reinstall the screen tab but it wouldn't stay in its track, so there was no way to remove or reinstall the screen. The worker knew this when he put the tab in but just faked it and left it there for me to find. I finally had to weave in a piece of dental floss through the screen so I could pull it out to clean the window. So much for 14,000 dollars worth of work, functional only with dental floss. They were nice at the beginning but as each disaster developed they became nastier and nastier as if it was my fault everything was going bad. I wouldn't let these people work for me again if they paid me; I would rather live with the dental floss than have to deal with any of them ever again. PS they later mailed me the and ldquo;lifetimeand rdquo; warranty for the windows so late that the and ldquo;lifetimeand rdquo; part had expired (you had to return it by a certain early date) so now I just have a shorter warranty on the windows. I am sending a copy of this to Marvin also. I do not think Marvin should have these people as Marvin dealers; they will give Marvin a bad name. Buyer beware!

It seems odd that if there were problems with this project that we would not have been contacted directly by this customer and that a response would be posted almost 5 1/2 months after the installation was complete. I was quite surprised by the remarks and false allegations of this member. We will be consulting our lawyer as to what steps to proceed with in terms of a slander allegation in this matter if this continues. As in every case there are two sides of the story, I'll make mine brief. After many revisions and conversations she signed the contract 4/8/10 and supplied only a partial deposit. At nowhere on the contract does it refer to the jamb extensions, or casings for that fact, to be any specific kind of wood. She chose a 2 1/2" profile and we were able to find a 3 1/2" that would come close. The house was in total shambles and under major interior construction. We are very good about explaining the conditions and possible issues that can occur during a full tear out window installation in an older home with plaster walls that has been neglected. Once the final measurements were taken the windows were then ordered. She then called and changed the contract by eliminating windows from the order. The order was adjusted. Once we received the windows order it was a total fiasco scheduling the installation with her because she lived out of state. We were only allowed at the residence certain days once a month - she made this as challenging as she could. The installation of the windows and casings went quite smoothly. During my site visit I met with her, we went through the installation thus far and she was quite happy - no issues at this point. Two days into the job she called and questioned the use of MDF prefinished boards being installed as the jamb extensions. We discussed this standard practice matter and she understood the answers of the installation. Once we finished the window installation she then complained again about the MDF boards. We once again went through the same discussion. At this point I asked her what she wanted me to do. I finally said we would replace the jamb extensions with primed pine at no additional cost to make a customer happy. I don't remember being angry but did question her intentions as to her intent on payment. She was happy with this resolution, said payment would happen but said we would have to wait until the following month to complete this work and the exterior finishing, siding, fascia and gutters (which we were also contracted for). After multiple delays again we returned and completed the interior work. At this point we also completed the exterior capping. She had issues here as well but they were due to the condition of the exterior of the house. We had also been contracted to perform the siding work but she asked to be let out of this section of the contract due to money issues. Now that the issues were complete there was one last issue with some missing screen tabs. These were ordered but she once again postponed installation and withheld the entire payment because she wasn't going to be around again. This was a very difficult customer that obviously bit off more than she could chew in terms of a monetary commitment. Myself and LandMark went above and beyond to make sure this customer was as satisfied as we could make her. I talked with her at the end and there were no such issues. Why didn't she contact us via phone, mail and/or email if she still had outstanding issues? By the way she held payment well past our terms before she paid. John Long-President

They did a wonderful job. I could highly recommend their services. They are a very good company to work with. The job turned out fine. The price was a little high, but it was pretty much in line when I compared it with others.

We love the product, and had a very positive experience with the company. We received quotes from multiple companies. Initially, Landmark's wasn't the cheapest quote, but it was by far the most detailed and comprehensive. When we dug into the details with the other companies, we were able to get a more complete understanding of what they included. Once we knew that, comparing apples to apples on product, it turned out that Landmark's price was no more than the other companies' prices. Either that, or we found out that the other companies were not quoting us on the Marvin Infinity. (they were quoting on the Marvin Integrity, which is different, and from my research, not as good as a product.) We worked with Paul, and he was very helpful in helping us make our decisions. (who knew there would be so many to make?? ) Once we ordered the windows, it took less than a month for them to be manufactured and installed. The crew was fantastic. Incredibly polite, conscientious, detailed, and hard-working. I have no negatives to report with my experience. I highly recommend.

The experience was excellent. They showed up on time to give an estimate that proved to be accurate. The door was a custom size, and it took a long time to get it, but once it arrived, the work was done as scheduled. They worked hard and efficiently. They were extremely polite, and they cleaned up perfectly after their work. The actual cost was exactly as estimated. They did a great job. The new door is great, and the installation looks good. We had had water leaking before their work, and that is no longer a problem. This was not a low cost job, but we highly recommend this company.
Description of Work: They removed a very old and poorly installed sliding patio door from our 4th floor condo built in the 1970s. They repaired damaged areas around the door, added insulation around new door and installed a wonderful Marvin custom sized patio door.

John was the second representative out of six from different companies that I had give me estimates. He was very knowledgeable and professional. He took a considerable amount of time to walk the property and discuss my needs with me. He knew the Hardie process well, and I learned a lot from talking with him. John did a great job representing his company in a professional manner. He was patient and added requested options as my decision process stretched into several weeks. His quote was competitive and in line with other similar companies. I ended up choosing someone else, but I feel confident that Landmark would have done an excellent job on my home.
