Prior to the close, we had shared the results of the home inspection and expressed our concerns directly with Mr. Worklan that pointed out the age of the appliances in the house (Furnace is 15 years, AC is 30 years, HW heater is 30 years.....yes, both 30 years). It was clear that ALL the appliances in the kitchen exceeded their useful life (Frig 17 years, Microwave 28 years, Stove and Oven both 27 years), which is exactly why we asked for the warranty policy. To complete the deal, Mr. Worklan promised to purchase the warranty, the details of which weren't presented until weeks after the close. We were led to believe that all appliances would be covered so that we could properly schedule all repairs. Extensive repairs that we made to the chimney, the plumbing, and the roof confirmed that the house was in serious disrepair. When the 17-year-old refrigerator failed four weeks after the closing, we were surprised to learn only then that it was not covered under the policy that we were given. The failed laundry appliances were likewise not covered costing us more. When we brought it to the attention to Mr Worklan, he offered no explanation why the most basic home appliances were not covered. He exclaimed that we could pay the extra fee necessary to update the warranty and indicated that he would offer zero assistance. Despite his knowledge to the contrary, he expressed defiant surprise exclaiming that the house was "perfectly maintained" and was ignorant to the fact that even if we did pay for the extra coverage, it would not cover the now-failed fridge or laundry appliances. As a result, significant effort has been expended to quickly resolve the problem. Food and medication have spoiled. We are out thousands. Perhaps most importantly, we are discouraged because John Worklan elected to "explain away" the situation rather than offer any real help. Direct emails to Baird & Warner on this topic have not been responded to. I am sorry that mine is another example of "Let the buyer beware".
Description of Work: My wife and I bought a 40-year-old house from John Worklan and his seller in Libertyville this past June. We knew that the house needed work and to somewhat cover ourselves, we had negotiated for a home warranty to cover the aged appliances.
