The first home inspection went OK. I also brought in paint and mold inspectors, so between the 3 reports we made a good decision NOT to buy the first house. We were able to figure out what it would cost to fix the problems present and decided it would be too much. His report did not give any estimates on what it would cost to repair or update items - we had to figure it out on our own. The report also did not dissuade us from purchasing the home. It was very neutral and consisted mostly of checking off items on a checklist, such as humidifier was present on the heating system, but no remarks as to whether it was tested or working or even it's age. The painting contractor opened our eyes to the real costs and trouble areas. If we had not had the paint contractor come we might have bought the home. After we pulled out of that deal, we bid on another home. We used the same inspector because our realtor had recommended him. This second inspection was much like the first, a few things pointed out and lots of check marks on forms, but not great detail about each system or room. The house was newer than the first we considered and in better shape generally. Based on his report, we bought the house. Once we moved in, we discovered a number of items that had been missed, which now will cost us money to repair. Had they been found in the inspection, we could have asked for the previous owners to take care of these or perhaps negotiated a different price. The front (solid wood) door has two cracks in it where daylight can be seen through the door. The cracks are quite obvious and the report has no comments about this door. It will cost $500 or more to replace this door; more if we have to relace the entire door and sidelight windows as a unit. A copper pipe in the basement leaks in a slow and steady drip. The floor is stained where the calcium deposits dry from the water drips. How those stains were missed is amazing. This will require a plumber to cut and solder in new pipe. The fan in the bathroom, marked as working, was disconnected. Plus one other problem involving water. We did call Dave and informed him of the problems discovered and asked him to return. He did, and brought some epoxy to repair the door (which didn't fix the problem, although we tried it). He placed a neoprene patch on the leaking copper pipe, which he said he had done in his own home and should work. It did not and now the water leaks around the pipe. He told us to remove the light in the bathroom and then we could connect the fan to the light. We did, and now it works, but it is unprofessional to say that he checked the light and fan and that they worked, when in fact he did not check them. He could not offer help on the other water problem.
Description of Work: We had 2 homes inspected - one we bid on and didn't buy, and a 2nd that we bid on and DID buy - each inspection was $425.

I JUST RECENTLY BECAME AWARE OF THIS REPORT AND WOULD LIKE TO RESPOND. ONCE I WAS NOTIFIED BY "THE MEMBER" THAT SHE HAD SOME ISSUES, I RESPONDED PROMPTLY AND MET HER AT THE HOME. SHE IS CORRECT THAT THE CRACKS IN THE FRONT DOOR WERE OBVIOUS AT THAT TIME, BUT FAILED TO MENTION THAT THE DOOR HAD BEEN PAINTED RECENTLY BEFORE THE INSPECTION. MANY PEOPLE INCLUDING MYSELF, REAL ESTATE AGENTS, "THE MEMBER" AND HER FAMILY WERE IN AND OUT THROUGH THAT DOOR NUMEROUS TIMES DURING THE INSPECTION, AND NO ONE OBSERVED A CRACK IN THE DOOR. THE HEAT FROM THE SUMMER SUN LIKELY CAUSED THE WOOD TO SHRINK AND EXPOSE THE CRACK ONCE THEY HAD OCCUPIED THE HOUSE. THE BATH FAN WAS IN PERFECT WORKING ORDER: MANY TIMES HOMEOWNERS UNPLUG THE FAN OF A FAN/LIGHT UNIT ON A SINGLE SWITCH BECAUSE OF THE CONSTANT FAN NOISE. MY PROCEDURE IS TO CHECK THE UNIT FOR OPERATION, THEN UNPLUG THE FAN AGAIN, AS I AM REQUIRED TO LEAVE THE HOUSE IN THE EXACT CONDITION I FOUND IT. THERE WAS A DRIP IN A PLUMBING FITTING, IT WAS DRIPPING AT THE RATE OF ABOUT 1 DROP PER 2-3 MINUTES. I EXPLAINED TO "THE MEMBER" THAT THE DOOR WAS STILL FULLY OPERATIONAL AND FUNCTIONAL, AND I PROVIDED HER WITH SOME EXPENSIVE EPOXY MATERIAL TO REPAIR THE DOOR. AGAIN, THERE WERE NO VISIBLE CRACKS IN THE DOOR AT THE TIME OF THE INSPECTION, I HAD NO WAY OF PREDICTING THAT THESE CRACKS WOULD APPEAR. FURTHERMORE, I REPAIRED THE SLOW DRIP WITH A SPECIALTY REPAIR KIT MADE SPECIFICALLY FOR VERY SLOW DRIPS. I HAVE USED A KIT LIKE THIS IN MY OWN HOUSE WITH GREAT SUCCESS. WHEN I LEFT THE HOME IT WAS HOLDING GREAT, I NEVER HEARD BACK FROM "THE MEMBER" SO I ASSUMED THE REPAIR HELD. AS FAR AS THE FIRST INSPECTION, I RECOMMENDED THAT SHE OBTAIN REPAIR ESTIMATES BECAUSE I AM NOT A CONTRACTOR AND WANTED HER TO HAVE AN ACCURATE IDEA OF THE SCOPE OF WORK, SO THAT SHE COULD MAKE AN INFORMED AND ACCURATE DECISION ON WHETHER OR NOT TO PURCHASE THE HOME. IF "THE MEMBER" WAS IN FACT UNSATISFIED WITH THE QUALITY OF THE FIRST INSPECTION, WHY DID SHE HIRE ME TO DO THE SECOND HOUSE FOR HER? THERE ARE MANY INSPECTION FIRMS IN OUR AREA TO CHOOSE FROM. THE PURPOSE OF A HOME INSPECTION IS PROVIDE THE CONSUMER WITH INFORMATION THAT WILL HELP THEM DETERMINE IF THEY WISH TO PURCHASE THE PROPERTY. I HAVE BEEN PERFORMING HOME INSPECTIONS FOR 25 YEARS, AND I DO MY BEST TO BE THOROUGH AND DETAILED. MOST PEOPLE HAVE REALISTIC EXPECTATIONS ABOUT A HOME INSPECTION, AND IN READING THE REPORT THE ONLY LEGITIMATE ALLEGED “MISSED” ITEM "THE MEMBER" HAD WAS A VERY SLOW DRIP IN A PLUMBING FITTING, WHICH I HAD REPAIRED EVEN THOUGH I WAS NOT BOUND CONTRACTUALLY TO DO SO. IN FACT, I WOULD HAVE FOLLOWED UP IF I HAD BEEN MADE AWARE THAT THE REPAIR DID NOT HOLD, BUT I WAS NEVER NOTIFIED BY "THE MEMBER". I HAVE ALWAYS TRIED RUN MY BUSINESS WITH THE HIGHEST STANDARDS OF CUSTOMER SERVICE AND INTEGRITY. I AM NOT SURE HOW A RATING OF THREE "C"S AND TWO "A"S EQUAL AN "F", HOWEVER I UNDERSTAND THAT EVERYONE HAS DIFFERENT EXPECTATIONS AND STANDARDS. I RESPONDED PROMPTLY AND ATTEMPTED TO RESOLVE THE ISSUE, BUT APPARENTLY BASED ON THIS REPORT, WAS UNSUCCESSFUL. I AM HOWEVER DEEPLY OFFENDED WITH THE LAST COMMENT "THE MEMBER" MADE. SUGGESTING THAT I MIGHT PROVIDE "KICKBACK" TO REALTORS BORDERS ON SLANDER. I HAVE NEVER OFFERED ANY TYPE OF "KICKBACK" OR INCENTIVE TO ANYONE WHO HAS REFERRED MY COMPANY. IT IS ILLEGAL, UNETHICAL AND A PRACTICE THAT, IF I HAD EVER ENGAGED IN IT, WOULD HAVE PUT ME OUT OF BUSINESS MANY YEARS AGO.
