.House looks beautiful but when it was all "finished" it has been drafty, cold, and loud. Worse yet, Liotta Builders has failed to address the many issues with their work.. We have informed Mr. Larry Liotta of all issues, given him the evaluations completed, contact information for all companies involved, and ample time to address the concerns. Mr. Liotta refuses to address any concern. Mr. Liotta's contract states that he warranties his work, but we have seen no such evidence. Mr. Liotta also refuses to reimburse us for the additional expenses incurred to fix his errors. Per energy evaluation, the windows are not properly insulated. Per that eval plus two additional insulation companies, the insulation completed in our attic was insufficient. The windows are very drafty, far worse than the previous ones which were 60 years old. We had a couple of the windows opened up and Liotta did not use any foam insulation and there were several gaps. Our lights dim, flicker and fuses blow . Per Liotta electrician, "Get a new dryer. There is nothing electrical causing this issue." We have a gas dryer. Per another electrician and our town inspector, we should never have been told this and there are many electrical reasons that can cause this issue. One being the need to have ComEd update from pole to house. Something, per ComEd, Liotta builders should have arranged. There are so many issues causing us thousands of dollars to have fixed because Liotta builders refuses to address the issues. We are still having electrical issues despite ComEd updating our power and we purchased a new gas dryer. Clearly, this is an issue with Liotta's electrical contractor. The waste & overflow for the main bathtub was not sealed nor installed properly which caused water to leak into the basement ceiling. Liotta builders refused to address the issue so we had to pay a plumber to open up the ceiling (which we had just paid Liotta to replace), discover where the leak was coming from, and fix the leak. Larry Liotta refuses to reimburse us for this expense that was directly related to his installation of the waste/overflow. Mr. Liotta also failed to insulate the shower drain per our plan, which caused it to freeze over the winter. Liotta left a gap where the shower neck was installed which allows water and moisture to get behind the shower walls. The exhaust fan in this bathroom is loud and will not even hold a tissue as there is no suction. Mr. Liotta failed to recaulk the shower per our plan. When we chose a shower door, we chose one with a design but Mr. Liotta installed a clear door and refused to address this issue. Per the supply company, all of the bathroom fixtures are installed improperly. The toilet Mr. Liotta installed requires 15 flushes to clear. Our basement bathroom was completely gutted with the floor broken up and new piping installed. Mr. Liotta failed to insulate the piping so those pipes also froze. The exhaust fan installed in this bathroom has a breeze coming in that is so strong it unravels the toilet paper. The light fixture above the kitchen sink was not mounted to the ceiling so when I tried to change the light bulb, the entire unit fell down and was hanging by the two electrical wires. The grout around the backsplash is cracking, crumbling, and falling off. Every day seems to bring a new issue. Liotta builders destroyed my home and refuses to address any issue. We have offered Mr. Liotta ample information and time to address issues but he refuses to do so. After informing him of the bath tub leaking and an electrical outlet not working, Mr. Liotta had his lawyer send us a letter stating not to contact Mr. Liotta and that Mr. Liotta considers the job complete. This lawyer then admitted he had not been contracted by Mr. Liotta in any capacity to deal with the work disputes. I find this highly unprofessional by both entities and merely a scare tactic by Mr. Liotta. Once I informed the lawyer that Mr. Liotta was not warranting his work and that our contact with Mr. Liotta was only regarding issues directly related to his work, the lawyer no longer contacted us. As I told the lawyer, as customers of Mr. Liotta we have every right to inform Mr. Liotta of problems with his work to allow Mr. Liotta the opportunity to address such issues. Interestingly, Mr. Liotta called our current plumber when Mr. Liotta learned that I had contacted our village regarding inspections completed on Mr. Liotta's work. I had learned that Mr. Liotta failed to secure the proper building permits for the scope of work completed. Mr. Liotta called my plumber, spoke in a very loud voice demanding to know what my plumber was doing at my house. My plumber was very calm and forthright. Mr. Liotta admitted to installing the waste and overflow and the valve for the bathtub. My plumber informed Mr. Liotta of the issues with the waste & overflow and that the valve is type M copper, which is against code. Mr. Liotta responded by making highly negative comments about me. To which my plumber informed Mr. Liotta that my plumber and I have never had any issues and that I only expected competent work from Mr. Liotta, which I did not receive. My plumber also told Mr. Liotta that all I was requesting was for Mr. Liotta to correct the errors. Mr. Liotta was not happy with this response and continued to speak negatively of me until my plumber cut him off. Mr. Liotta has been informed of our decision to utilize court action to secure reimbursement for having his work fixed as he has been sent the bills with request for reimbursement. Mr. Liotta has refused to address any communication sent to him. While we prefer to handle disagreements cordially, Mr. Liotta has given us no other option as the financial burden of paying him plus others to redo his work is too great.
