BUILDING SPECS OF ILLINOIS INC

Both guys were there a few minutes before appointment time, got right to work as soon as we opened the door. I thought I'd been really observant on previous visits to this condo - they saw important things I'd missed. I had learned from previous inspection to let them talk unless I spotted something they seemed to ignore. But they already had listed it on their checklist and were looking at the next thing. When we did talk it was about "why" something was not good or "how" something would be a problem. Professional, willing to educate, good photos to explain. This was the second condo I'd looked at and had them inspect. First one was a horror that they quickly helped me realize was a big, costly mistake. This condo was better all 'round even though there is some necessary work to be done. Now I know what to expect and can deal with that.

We were on a tight timeline as we only given a couple of days between the completion of the home and the scheduled closing date. Building Specs added us on to an already full schedule. Dave and his son performed the inspection. They showed us there various findings as they went through. We used much of this list in final negotiations with the builder/seller. After the fact we did find a few minor things that were not brought to our attention during the inspection or in the report. But overall they did a thorough job and were friendly and professional.

You get what you pay for... After doing a lot of research on building inspectors, I took a chance on David based on a GC friend's recommendation. He was less expensive than other inspectors I had scoped out, but there's a reason for that. David did an OK job, but he never made me feel like he really knew that much or was interested in really getting deep into the 120 year old house I was about to purchase. I feel like I could've pointed out all the things he found just based on reading and common sense. Consequently, he missed some old termite damage, and didn't accurately survey the roof (said it was too dangerous, but I got up there easily enough). He came back for a quick look at some potential mold and to survey the damage he missed, but was mostly in "cover-my-butt" mode. All in all, not a terrible job, but I definitely wish I had gone with my initial instincts.

He is great. His pricing is great as well.

The inspection went very well. Dave was very patient in walking me through all of the inspection points. His inspection was very detailed. I was particularly impressed as Dave took the time to make sure I understood many of the nuances of our new condo (e.g. how to operate the gas furnace, recommendation on humidifier).
