Waste of money. Horrible. Did not get report when promised. I followed up close to deadline for my property tax protest and he sent it to the correct e-mail address. He appraised my home for $170k, not knowing that it was appraised for $90k three years ago and that is what the state required the county to use as my 2014 Assessed Value. He compared my fixer-upper to houses in much better condition without making a proper adjustment for condition. Some were not in my neighborhood, and some where much smaller, not really comparable at all. I called to discuss my questions and disagree with this $170k "value," and when I questioned why he didn't use the two fixer-uppers which sold recently within a block of my house, he yelled sarcastically at me that he must not know what he's doing like I do, and demanded I tell him what number I wanted him to put on his report. (I declined to do that.) He also argued with me about neighborhood boundaries, and other simple factual details. He angrily agreed to revise his report to incorporate the two comps I told him about on Saturday morning, but then didn't send the revised reported until 4:45 on Tuesday when the property tax appeal was due. Not only was he aware of the deadline, I had called a couple times Saturday and Monday waiting. The revised report still included the inappropriate "comps" with my two suggestions, and left factual errors in the report. His revised value was $135k. Based on those two properties within 400 feet of my house, and adjusting for property size, my house is worth $100k-$105k, but not $135k. Further, his analysis of market conditions lacked substantive detail. Unlike the 2014 appraisal where another appraiser spent 1000 words describing property condition, he put in 40 words claiming my house had a pantry (which it doesn't). He wouldn't even take that out in his revised report.

The appointment was scheduled and the provider arrived on time. He did a complete viewing of the house and took notes on the house. There was little mix up in the sending of the report so I received the report a little later than I would have liked. He did a good job on the appraisal and it was a reasonable figure for the fair market value.
Description of Work: I had to get multiple appraisals for the purchase of my father's house.

Helped us understanding what was needed to get done for my mother-in-law's estate. Chuck was extremely professional on the phone as well as during the appraisal.
