First rate from start to finish.
Description of Work: I had a leak through an area near the sanitary sewer pipe exit in my basement. Atlas did an internal silicon injection seal around a pipe that had previously been sealed with cement. The seal worked, but water found its way to a nearby unsealed pipe and found its way in. Atlas looked at the situation and suggested the best solution was to dig to the pipes on the exterior and seal from the exterior. I was skeptical -- I thought "big money." But because Atlas's original "fix" hadn't worked, Atlas offered to do the dig and exterior seal for $150. They did it within days, professionally. We just had a big rain and we were dry as a bone -- I think the fix worked. This was A+++ customer service and I will not forget it. Thanks to all involved on Atlas's team.

Atlas was responsive in coming out to give an estimate. The salesman (Gary Millifan) was very professional and looked into everything to insure that we covered all problems we had been encountering. He then returned to go over the estimate, so there was no misunderstanding. Other contractors only mailed the estimare. We scheduled with Atlas and when the time for the work came the job manager (Wil Smudde) came out and went over everything that was to be done. On Monday the crew showed up and began the work. The crew kept the mess of digging to a minimum. When the crew was about to leave for the day, my wife found that we had brown water. She showed this to the crew and they assured her that they had not hit the water line. But could not offer a explanation. She was told to call the office. The office was called and a message was left for Wil. He returned the call within 15 minutes, understood the problem and asked that he be given some time to talk to others. Within a hour (probably less), Wil returned the call with an explanation and also was sending out two of the crew to check. The explantion was able to clear up the brown water and the crew came out and verified that there was no water in the hole. I was very satisfied by this GREAT customer service.
Description of Work: Had problem with cracks in the foundation that as the summer went on got wider. Called the Village of Arlington Heights and was told that it sounded as is the foundation was settling. The Village told me of the type of company to contact. After checking Agnies List, I contact Atlas for a quote. The whole process was a good experience, as explanations were provided on what was happening and what needed to be done.

Foundation beneath our living room had sunk as a result of last summer's drought. Windows jammed, large stair-step cracks along two mortar joints, sills at two windows cracked in half. Got quotes from Atlas and two other companies, but Atlas got the business based on a very professional presentation, follow-up by their representative Gary Milligan and excellent reports from other customer references. They were not low-bid, but agreed to adjust initial price as necessary. Their crew showed up early on the scheduled work date, completed excavations for four piers on day #1, completed raising the foundation on day #2, correcting the problems listed above. Also on day #2, they removed a sunken section of sidewalk at our front entrance and poured concrete for a replacement. Their crew was very efficient, careful to clean-up the area each day and did an excellent job of re-grading the landscape around the work area. We were totally satisfied with scheduling, communications with the company and professionalism of their work crew. I would be pleased to recommend Atlas Restoration in the future.

The job went well and the lift was successful in correcting the majority of foundation settling issues. Chris and Will and their crew did a good job installing the piers with minimal disruption to the nearby deck and utilities and the only issue was a misunderstanding over the point at which additional pipe costs would be added to the bill. I was very pleased with the overall results and would use Atlas again for this type of work.

After inheriting my father's house after his death, I discovered that the cinder block foundation was literally crumbling. Two sides were leaking so bad in rain that it looked like a waterfall coming through the cracks. After extensive research and probably 6 or 7 estimates, all with different solutions, I settled on Atlas. Tom, the estimator, seemed very knowledgeable and trustworthy. I knew that if the walls eventually did crumble that the repair would be $100,000 for a completely new poured foundation, so I knew that it would be costly and couldn't be done with just a cosmetic fix. We even had Permaseal out to put in drain tiles, but they stopped their work on the first day because the walls were in danger of caving in and they didn't want to be responsible for it. In fact, it was difficult to get a contractor because most of them told me they don't do structural work.Before the work began, in order to get permits, the Village of Bensenville required us to get structural drawings. This was not included in my contract, so that was an additional cost. The second added cost was that I had to move some duct work in the basement ceiling in order to get the structural steel channels to connect to the joist. That was about $300 and was performed by Air Blue (another Angie's List contractor that I love). Prior to the work beginning, the foreman, the estimator and the structural steel contractor and I met and looked over everything. I was very impressed by how they planned everything out in minute detail. It was determined that more than the duct would have to be moved such as PVC piping, but the SS contractor agreed to do this at no extra cost.After the work began, I was worried about the dust. I had tenants in this house and wanted their disturbance to be minimal. I had drain tiles put in another house and had to clean it from top to bottom including the ducts afterwards because of all the dust. Atlas brought a heavy duty air cleaner and there was virtually no dust from this process. They had one person on their work crew that carefully hand-filled the worst cracks with concrete, which took him 2 full days of work. The crew foreman carefully explained to me how everything worked when they were complete and left me all the paperwork for the sump pumps. Then we had to wait a week to start Phase 2.Phase 2 took one day to put up all the channels. Unfortunately, we did not pass inspection with the Village of Bensenville because they did not conform exactly to the plans. Atlas' contractor came out promptly (within a few days) and solved this problem and we passed our second inspection with no issues. I was informed completely of all the change orders and in the end, I paid exactly what I bargained for with no surprises. But now the house should be standing for many years and we've had some heavy rains with no problems in the basement. I am also certain that the mustiness is gone in that basement and the air seems much healthier to breathe. I am going to have tenants there for a while and feel this was a good investment whether I rent it or sell it. I would highly recommend Atlas for especially these types of complicated and costly repairs.

They did an excellent job which came with a transferrable warranty and performed the work in a timely manner. Communication between Atlas and myself was open and responsive. I would highly recommend Atlas.
Description of Work: Received an estimate to perform a work to correct a foundation issue on my garage. The garage was showing a widening crack on the garage floor which I discovered led to a side wall on my exterior brick garage wall where a crack in the mortor between the bricks was showing a stair step crack going up the lower part of the brick wall, and leading to a garage window which was begining to show signs of being out of square (causing a potential difficulting in opening up the window). After talking to several mud jackers and concrete people, I was directed to contact a foundation expert. Atlas examined my garage and provided an estimate to repair a sinking foundation on one side of my garage which caused the crack in the floor and the wall. Atlas indicated the porblem could stablilize or potentially become worse leading to other structual issures. The engineers examined the problem and recommended six steel piers (supports) to be driven deep into the ground until the piers hit a hard base for the piers to stablilize on. There were six holes dug out along the foundation walls in preparation for the piers to be driven into the ground. The piers were attach to the foundation. They used a hydraulic systemt to lift the garage to a level position, which they had me witness. When the garage was leveled, everything was secured in place and the project area was throughly cleaned up. There was relatively very little mess and everything was neatly cleaned up. The whole process took about three days. The cost was about two-thousand dollars more than the estimate due to the fact that they had to drive the piers down beyond the footage they previously estimated. This extra footage cost was explained and noted in my estimate and contract before the project was started.

We had three estimates come and Atlas was the middle priced estimate. We initailly chose to go with them because they use both epoxy and urethane to seal crack and felt the flexility enabled the job to be done appropriately for each crack. Gary came for an estimate and recommeded that we only have cracks that were actively leaking water or moisture sealed. I appreciated him not taking advantage of us willing to seal ALL the cracks and making a large sum of money off of our willing us. We decided to have them do the work. Initially we would have to wait 5 weeks to have work done but since we have people who live in the basement and with the mold, we were dealing with a time sensitive nature and they responded to our situation by placing us on schedule as an emergency. The work was set to start on Nov. 10 but we got a call from them on Monday Nov 7 that they had a cancelation and would like to come do the work on Nov 8th instead. The technicians came on time and they were very polite and spoke to me in an informative respectful manner. They worked quickly and efficiently despite to diagnostic work that still had to happen when they opened up drywall. In total the estimate was based on 4 cracks at $1050 and they managed to find 2 additional cracks and 2 portholes that also were leaking so the cost went up a bit which is to be expected. The technician did find other cracks also but recommended that we leave them alone for now as they are not moisture emitting. In an area of the building that we suspected that we had a crack because of water, turned out not to be a crack at all. They performed a water test in the area and were successful in finding a leak but felt Gary needed to some back for an estimate for the surprise problem. They suspected that it was the grout line between the brick and poured concrete that had started to dissolve. A week later Gary came out to look at and give an estimate on the new development and did water test to see what was going on. He spent close to an hour at our building trying to replicate the water leak and was very thorough and determined that it was a tuckpointing issue (we had water coming in over the poured concrete foundation). Again, I was thankful that they did not try and make an extra buck on a customer to pay money that they may not needed to spend. In the end, Gary confirmed that our foundation looked good and that their work was done.....he confirmed what tuckpointers had already been estimating needed to be done. I will use them again in a heart beat a slightly higher cost is worth the honesty and expertise.
Description of Work: Condo building had 6 vertical foundation cracks and 2 portholes sealed in poured concrete foundation.
I started with 3 free estimates after doing reviews from Angie's Lists companies, Perma Seal, U.S. Waterproofing and then this company Atlas Restoration LLC. Perma Seal came in over $2500 more than anyone. They wouldn't fix my concrete slab/s issues on the outside (which is where the water was originating from a big crack to begin with. They also wanted to rip out 3 more stairs to extend their drain tile system farther out in the back outside stairwell along with the footing area ( I understood why but realized later did not need that extra cost or precaution done - the footing area was enough). U.S. Waterproofing would do all the same work as Atlas but also would still not fix the main outside issue of the concrete slab/s. They were still higher than Atlas by about $1500. Finally Atlas did everything everyone else bid (we didn't need to do the 3 stairs, just the footing) and they were the only ones that included the concrete slab/s to fix them, they just advised they could not warranty the work and I was fine with that (at this rate I was looking to have to jackhammer and re do myself, because to have any masonry come out and do would be more in labor than materials and they would be hand mixing bags anyways. This is one of the main reasons I went with Atlas, also that the remainder of the work was all under warranty. Everyone in the office is very nice, and Lori worked with me on everything. They are very thorough. They were not bothered by my many questions (and if they were they didn't make it known). On job day I was a little shocked by the young crew and even 1 new rookie on his first day, but after hearing John their foreman go right into a pre start meeting to get everyone on board and start day one on schedule I was not worried. He is very professional and kept the crew working at all times. Even though they were young they were very hard workers and were being taught and followed well by John and his associate Matt. John and Matt worked and communicated very well between them and with the others, and at any point John was unsure of a job being performed and/or by whom it was being performed he was sure to have it started or all done by himself. Mostly some of the younger guys are doing the grunt work, but their job is what kept Matt and John being able to do the site work so well and effeciently. Nice job guys! Chewie was their masonry guy and he did excellent work. I'm a hands on DIY'er myself and they were not bothered by my watching or asking questions. I asked to be shown or told what was being done before doing it and they had no problem with that either. The one thing I was really grateful for was when John and I had to brainstorm a work around due to a sewer line issue which affected the footing drain tile that was really important for me to have in front of the door, along with the regular sewer drain. We finally came up with extending up the drain about a 1/2" -1" higher and then it worked. I'm glad John can think outside the box and that he just wasn't another job site worker to say "Sorry Mam this is how it is going to have to be due to your drain height." This made me really happy! Thanks John. Each day they were ontime and professional. On the last day Will (I think was their supervisor?) came onsite and reviewed their work and left, the guys finished up and cleaned up and I'm a happy customer. Now we just have to wait for the next " HEAVY" rain to see if this all works. (I believe it will). I would recommend to at least have this company included as a free estimate in any of your waterproofing/foundation jobs. Oh, they also gave my Mom and Dad a senior discount and we used our Angie's List coupon that they advertise on Angie's List. That alone saved me another $700. Thanks again!
Description of Work: Outside sidewalk 4x5 slab square demo'd and re-cemented & hairline crack on another 4x5 sidewalk slab chiseled out and sealed with epoxy concrete mix (these were the only 2 jobs not warrantied - and I was fine with that). Outside stairwell footing drain tile system installed, then inside length of wall up to crawl space - drain tile system installed and hooked into new sump pump basin and system with battery backup in crawl space. In crawl space they layed drain tile system along perimeter walls and ran 4" pvc pipe under floor joyst's out front yard and out through front lawn out 25-30 ft from house into a bubbler pot, and finished with encapsilation system on all walls and floor. Finally also filled and sealed one wall crack in utility room on inside wall.

While the guy was on time, he was motivated to sell me a system I did not need. I explained that but for the window wells not draining properly in a big storm, the basement was dry. Apparently, Atlas restoration only does interior solutions with piping or interior weeping systems. He gave me a lot of literature, but I see no reason to go to that expense and mess up the basement with pipes everywhere for a rare occurance. They wouldn't even consider fixing the window wells, and when I called I explained that is exactly what I wanted. Why waste my time and theirs?
Description of Work: I asked for an estimate to dig out my window wells and replace or install drains in each well. Atlas Restoration came out and would not quote doing that, and instead quoted an interior piping system that would drain into my sump pump.

We recently moved into a house which had some structural and waterproofing issues in the basement. Atlas put in a liner in the crawlspace (previously no liner), added a vertical support at the base of the stairs, added additional support to several other areas that were lacking adequate support (floor above started to bow a bit), and sealed many, many feet of cracks. This was followed a few weeks later by a rainfall of 7" in less than 6 hours (and several more inches in the surrounding days). It was the largest amount of rainfall recorded in our area for such a short period of time. We ended up with just a few puddles in our basement (compared to many of our neighbors who had several feet of water). The puddles came from poorly sealed windows (not part of the work Atlas did), and it came through one of the cracks that they had sealed. I have not yet called them about the crack, but I imagine that when I do they will come out and fix it.

From the time Gary came to estimate the work, he was responsive to all the questions. He was honest about what he knew and brought in Carpenter Stan to study the problem before giving us a quote. Gary worked with us on rewriting the quote with sufficient details so we would know what was going to be done to fix the problem well. Work was scheduled for 7/18/11. Work was completed over three days. Stan was meticulous and paid attention to all the details. He also listened to all my concerns and modified his approach to the temporary wall to ensure good support while pleasing the customer. Overall excellent job on replacing rotted wood and sealing against water leaks. Concrete stoop was built with the citiy's permit and pre and post inspection. I would re-use this company for any similar repair work with confidence.
Description of Work: Removed old stoop at front entrance. Installed a temporary wall in basement. Removed rotted sill plate and part of the joists rotted due to water leak and replaced about 8 feet of sill plate and repaired four joists and installed a new front board and rubber flashing. I have no need to update my records nor the details of my original review. Chris came to my house in Naperville and said we would have a proposal to make $15,000-$20,000 in repairs in a week. If that never happened then why I have also received two calls and an email from Nancy Rezman at Atlas asking when Chris could come to give a proposal. This contact came shortly after I made my original post. Maybe there is some confusion on Atlas's part because our Angie's list account is in my wife's name and had our old address, but regardless the facts in my review are 100% truth. Terrible. I called Atlas for an estimate to repair 3 foundation cracks. The sales rep came out and estimated that it would cost $15,000-$20,000 to install a pier system in my crawl space every 6 or 7 feet to prop up my "sinking" foundation. They indicated the small cracks were evidence that my crawl space separated from my foundation. They also indicated that they would send an official repair proposal within a week. That was several weeks ago and I have not had so much as a call. I am fine with that though because after the estimate given to me by Atlas I consulted with 2 other companies and was given estimates from $500-$1000 dollars. I did not tell either of the companies that Atlas said my foundation was sinking and required these repairs until after the estimate. Each company both indicated that that there was no way foundation was sinking and that "my house was the last house they would even suggest that about". I also consulted with a structural engineer after speaking with Atlas and the engineer also indicated it was unlikely that such a claim made by Atlas was occurring. All parties I spoke with indicated that even if the claims made by Atlas were true the repairs recommended in my original consultation were excessive and over priced. I have since had the cracks patched to prevent seepage and am happy with my choice not to use this company. Buyer beware. Do your homework and make sure you have a few different people look at your foundation before using this company.

We had an interior drain tile system installed by Atlas Restoration, LLC, with which we have been very satisfied. The workers were personable and professional, explaining what they were doing in easy-to-understand layman?s terms. For the work being done, they were surprisingly quiet, and they did a great job of cleaning the debris after each day of work. At the end of this project, we were left with the understanding that we could call with any further questions, and a representative would be there to help us.

It went well. I first contacted Atlas at the beginning of the summer, but didn't give them the go-ahead until late in the summer. They were not able to perform the work until mid-November. They began work on a Thursday and finished the following Wednesday. I was here for most of the 5 days of work, and this crew was all business. They worked hard and fast in a difficult, tight crawlspace. Joe managed the crew--clearly he is very experienced. He's a competent project manager and is easy to communicate with.
Description of Work: My house is 122 years old, is located VERY CLOSE to the Metra tracks and has suffered a good deal of moisture damage under the house. Atlas removed debris from the crawl space, replaced rotten supports with steel, replaced joists with steel I-beams, dug and then poured footings for the new steel supports, jacked up the supports to bring the floor close to level.

We noticed there was a crack in the brickwork/mortar which went from the roof into the ground of our approximately 45 year old home. Representatives from Atlas came out and found that the foundation had been set in clay and as the clay settled, the foundation dropped. They came out and installed piers needed to raise it the necessary 1/2 inch or so. They were very professional. I was especially pleased because they were very up-front about possible additional costs and also about what we should do to protect our bushes in the front and side of the house. You cannot even tell that this work was done--the bricks are back together perfectly.
Description of Work: Our house was settling in the corner and piers were installed in the foundation to raise it to the proper level.

The workers were prompt, cordial, professional, and quick. Prior to the work, every big rain left water in our basement. I have not seen a drop of water in our basement since the work was completed. My only criticism of the work done is that the gutter's drain tile could have been installed deeper and further from the house and the cement in the basement could have been cut rather than jack hammered out. These are small nitpicks on an otherwise excellent job.
Description of Work: In three days, eight guys from Atlas Restoration routed our house's downspouts into drain tiles, installed drains in six windows wells, injected and sealed five large cracks in the foundation, cut the basement cement and installed a drainage/sump system.
