It was NOT a good experience. Kay's advice was not accurate from the beginning. The house had not been updated and Kay assured my parents and myself that selling the house "as is" was appropriate. We cleaned and emptied the house but didn't replace carpet or change anything. We had a disagreement among the family on pricing - and Kay agreed with my parents and listed the house at the highest price we had discussed. The advice to sell "as is" and the recommendation on the listing price was the worst possible advice. As reports came back from showings - every report said "to dated - to much work to do". Kay never called to suggest lowering the price or updating. After many phone calls from me asking her to talk with my parents about lowering the price, she finally called. The price was lowered but it wasn't really her advice to lower - just pressure from the "kids". Finally after months on the market, Kay finally made the recommendation to change the carpet. We had the carpet changed in a week. There was an offer that came through - but the house was put on "pending" immediately and not shown before the inspection report was done and negotiated. She disappeared throughout the inspection process - turned it over to a lawyer and never looked back. The offer fell apart with the inspection report - even though we were moving ahead will all repairs. I will say that between my parents and the "kids" it was a bit confusing, but Kay was not with us through the process. The deal fell through in mid April - and it took over a month for us to get a copy of the the full inspection report. Kay didn't return phone calls promptly - when we had tried to meet her at the house, she wouldn't show up. Last February we wanted her to see the new carpet. We arranged to meet her on a Saturday. She never came. We had to call again and make sure she came on Sunday. Kay had promised to take new pictures and update the websites with the listing - but that was never done. We knew the window with the tax credit was a unique opportunity and we lost that window with the choice of Kay as the listing agent on this house. Pulling the house off the MLS before the inspection report was negotiated was absolutely a mistake that she made. We never dreamed that would happen in this type of buyers market. We were very disappointed in her professionalism and how she handled this property.
