He concluded that there was water damage, and that it was coming from obstructed weep holes in the lower track of the sliding balcony door. He proposed work that would involve removing the window, redoing the roof, raising the door's lintel (a substantial masonry project) in order to re-fit the door in a raised position. After he left, I took the covers off the tracks and saw that the weep holes were patent, so I do not think that could not be the correct explanation.
Description of Work: Paul came to evaluate possible water damage from a 2nd story balcony.

These guys saved our lives and the sale of our house! We were in the process of closing on our house when on the day of the final walk-thru and closing, a leak in our master bedroom was discovered (days after the Feb 2011 blizzard). This situation was particularly delicate since the buyers were horrific and demanding credits for everything (i.e., $25K credit for the deck, $10K for a water shut off, etc, etc). While every A+ roofer from Angie's List would not access the roof to give us an estimate b/c of the snow, Paul and his crew came immediately, climbed on the roof and told us it was a 'no brainer' job, and they could fix it tomorrow. After more haggling w/the buyers (they insisted on beefing up the scope of work and added more specs etc), we scheduled Paul's crew and the job was done in one day. We would highly recommend this company!

Overall: Roofing work was excellent. Some of the carpentry work was excellent. Other carpentry and trim work was poor. Workers worked very hard. TQR management style at the start of our relationship was typified by great communication and attention; whereas by the end of the job, management interest in delivering excellent service was, in certain instances, disappointing. Flat roof: This project is the gut-rehab of a 1960s mid-century modern home that had fallen into disrepair. The flat roof, which covered most of the house and all of the garage, had never been properly maintained. Instead, a series of patches were added in numerous areas. Many of these patches failed, and the house suffered extensive water damage. TQR did an excellent job of ripping off the 4-5 layers of old roofing (it's amazing the house was still standing under that weight!). It was extremely hot at this time (July), and the workers worked tirelessly tearing off the old roof, replacing the damaged plywood and installing the new roof. A white polymer finishing layer was applied a month after the new roof was installed. The work was done beautifully. Pitched roof: The old (probably original) shingle roof was torn off and 7 skylights were installed. The skylights were installed beautifully: Evenly and leak-free. Nice work. The new shingle work was installed well, but was slightly damaged in parts by workers walking on it. Temperatures were high and the sun was blazing at the time of the installation, softening the shingles, resulting in some of the surface particles being worn off by workers' shoes. When I voiced concern about this, I was disappointed by the response of TQR management. Rather than sharing my concern and seeking to address it, they acted annoyed. When we viewed the damage together, they said it was unavoidable, they said they didn't think it was very noticeable, and said in any case, it did not affect the durability of the shingles. Finally, a representative of the shingle manufacturer viewed the shingles, and noted the damage. He authorized replacing some of the shingles, thereby validating my concerns. Some of the shingles couldn't be replaced because they are woven into the skylights. In the end I was assured that all shingles were covered by the warranty. Carpentry work: There were a lot of bad surprises uncovered on this project as work progressed. Caused by the extensive water damage and resulting carpenter ant activity, much of this was hidden from the naked eye. When uncovered, the TQR workers were unfazed, and organized replacement of beams. The work they did and the work of the carpenter they brought in was fine. They had to prop up parts of the house while new supporting beams were installed. This was all done very competently. However, I was very dissatisfied with work they did to replace support posts in front of the garage. The new posts were pressure treated wood (as required) but weren't installed perpendicularly to ground, because the old footings were used but the new posts weren't attached to the overhang at the same place as the old posts. The result was, the new posts looked bad... and worse, because old fittings were used to connect to a new location on the roof beam, less than a month later, several of the posts began to twist. Then they looked really bad!! When I brought this to TQR management's attention, the reaction was, again, disappointing. They said "we can't help that, that's what pressure treated wood does - it twists!" Well, fine, but I believe I should have been warned of this in advance so that a better solution could have been found. The repair job they did, which was to replace the twisted posts and bracket them to the overhang, looked, objectively, dreadful; visually, the transition was clunky and looked exactly like what it was: a repair. When I asked TQR to remedy this To TQR's credit, they agreed to remove some of these charges. But, removing the charges from my bill was only a partial solution to the problem..... so later, I opted to fully remedy the problem, by having another firm re-do the work. Bottom line: TQR did fine roofing work, but when they strayed to areas other than roofing, the work was sub-standard. I wish they would have simply admitted that they weren't well suited for or interested in doing, some of the work. It would have avoided a lot of grief.
Description of Work: Complete tear-off and replacement of a multi-layer flat roof as well as a shingled pitched roof. Replacement of rotted wood in underlying structure, as well as rotten support beams. Replace gutters and downspouts. Install skylights.

We knew the roof would need to be re-shingled before we bought it. TQR provided an estimate while we were in the process of buying. They provided a better price using better materials than the proposal the seller offered. TQR pulled off 3 layers of shingles, replaced some of the boards, fixed a cracked vent stack and re-shingled the roof in one day before we even moved in the house. It costs us $5,330 for your typical Chicago raised ranch no frills roof (approximately 1,000 sq ft). We had them come back to install aluminum soffits. The vents in the soffits were too small, painted over and covered with insulation. They removed the old vents, cut bigger holes and pushed the insulation off the vents before installing the soffits. They worked hard for 2 days, working over 10 hours the first day. One person came back the second day to finish the job. He worked hard and finished a little before a storm blew in. This was $1,880. They cleaned up after themselves after each job. We didn't even find any extra nails laying around our yard or street.
Description of Work: Re-shingled roof replacing boards where needed. Installed aluminum soffits around the house.

This job was performed at the same time as the installation and repair of a flat roof. The workers were on time for three days and cleaned up after themselves. The only complaint I had was that I had to point out areas that were not caulked properly or not caulked at all on the fabricated aluminum flashing below the window. I would use this company again.
Description of Work: The area to be fixed was a pitched roof over a sun room at the front of the house. They removed all roofing material from the front roof area. Installed custom fabricated metal flashing where the wall met the roof. Removed the window above the front porch and reinstalled after the roofing was complete. The roof met up with an irregular stone siding where water was getting into. Hopefully the flashing resolves the problem. Applied a "peel and stick" flashing at window opening. Install custom fabricated aluminum flashing to the window. Installed outside drip edge material at all gable ends. Applied Certainteed Winterguard Ice and Water Shield at all gutter and valley areas. Applied United felt papet over the remainder of exposed decking. Installed bottom course of 7" starter strip shingles, around perimeter of house. Installed Certainteed Landmark 30 year shingles over entire roof. Installed tin flashing metal. Cleaned after job.

Work was performed with another roofing job in the house. Completed both the flat roof and pitched roof over addition in three days. Workers were on site on time each day and worked the entire day. Cleaned the area after completing the work. Approximately two months later, we had water leaking from the flat roof down into our living room. It was discovered that the workers had failed to properly tuck a co-ax cable line under the vinyl siding removed during the job, instead choosing to drill a hole into the siding and insert the cable. The elements caused the siding panel to split approximately 6-8 inches, allowing water to leak through during a heavy rain storm. I telephoned Tan's the next morning, and they responded that afternoon to observe the damaged panel. The following morning the foreman of the original crew who did the job came to the house and replaced the siding panel with a matching piece. I'm glad they responded and corrected the mistake, but annoyed that they couldn't have foreseen that punching a hole in the siding was going to cause a water leakage problem.
Description of Work: Remove existing flat roof and haul debris. Apply a layer of half inch 6 sided Asphalt coated high density insulation hardboard over entire roof. Apply Asphalt primer to all walls. Apply asphalt base and torch apply a 4.2mm thick layer of granulated modified bitumen membrane material over base sheet. Apply same membrane material to flash walls. Clean after work.

Larry, Dan and Roofer Radek and his crew did a fantastic job. Larry and Dan went through all the queries i had and answered every single question with the right answer. They were very professional and worked with me any insurance company claim. They came several times to my house to answer questions, sign contract, provide roof samples, work with insurance adjuster. Even though cleanup was done in a very nice way I was afraid of some stray nails in the lawn and bushes, Larry personally came down and performed the cleanup with a magnetic rake. Radek the roofer did a fantastic job explaining everything and working with me on every single step of the roofing process. His crew was also very professional and did a fantastic work. I not only got a new roof, I got a roof which I am very happy to say is technically perfect from a standards perspective and aesthetic look. Every single issue which was there with the old roof was resolved as well as i am very happy to say that I have an excellent roof over my house which will serve me very well for next several decades. After the roof was installed there was a single leak which happened through the siding and windows, Radek came back and did a fantastic job of fixing it. I have not had a single issue since then. I only wish that there are more professional people like Larry and his teammates to provide services for other things as well. I can say with pride that i am willing to strongly recommend Tans Quality Roofing for my next job.

Requested an inspection and estimate. This done promptly and when it was promised. I really appreciated Paul's willingness to discuss the details of roofing and the details about my existing roof. Also, the materials used and the process taken. This was done in a patient and informative manner which helped me to understand what exactly was involved. It was also a great help to have most all of the correspondence done electronically this included the delivery of the estimate and the billing as well as any queries about the work. The email response were always quick and clear. This was a great help to me as I prefer this method of communicating. We got 2 other estimates and they were all within ~5 to 10% of each other. I thought TAN's was better because their guarantee is a little longer than the other 2 estimates were. The actual work was delayed initially because of the weather. I was in fact very nervous about doing this so late in the year - the promise start date was just before Thanksgiving. However the was safely completed prior to having any very severe weather even if just barely. The actually tear off and new roof installation went well and was completed in a little more than 3 days. No area of roof was ever exposed to the elements overnight as they workers would always complete the tear off are before quitting for the day. Post work clean up was very thorough and complete My only complaint is that the gates were left open after the workers left and this is a problem as we ave dogs that could have escaped [but did not]. I did remind the workers more than once. This is a minor negative and I would not let this stop me from recommending using TANS again.

Finally, when he did go up on the roof, he decided it was a much bigger job than he had quoted and he increased the price. He offered to split the increased cost. I said no and tor up the contract and made him send me back my deposit.

We wrote this Letter December 11th, 2009, almost 1 year ago, and was mailed to the member with her Refund Check. -------------------------------------------------------------------------- Member, From our very first communications, we have not done anything misleading to warrant having this job cancelled. Paul Tansey performed your Free Estimate, in the rain I believe, and met with your husband to discuss the special circumstances of working near your neighbor to the North. In Paul's 28 years of experience, he has not seen a home like yours (style, size, etc), that required sheathing with plywood to cover gapped decking. Had he any feeling that it was, we would have not only mentioned it, but added on the Contract a Line Item showing the extra costs on the signed Contract. For a Free Estimate we do not remove metal and lift shingles to see the decking. The reason it was found out, was our installer was working 1 block away from you, so he stopped by and gave it a more in depth inspection. We did not ask him to do that, all that was said on our part was for him to look at your house and see if he can honor your very unusual request of not working on your house from the Northside. The only reason he spent the time to inspect the area is because it was going to be a very difficult job. After Paul did bring this information to your attention, he made you aware of what worst-case scenario extra costs could be. Until we do the work, we will not know just how much sheathing will be necessary. In our behalf, we did not start this project knowing we would have the roof removed to find out additional sheathing would be necessary. We called you and made sure you were aware, we were not trying to hide anything. We feel this cancellation is unwarranted and unjust, and will be allowing our Lawyer to Counsel us on our next steps. We regret this situation has arisen, but there is nothing we did to mishandle, or withhold information to you. We would still like to work with you on this project, and as Paul has mentioned, we would sheathe the area's necessary at our cost of $2,200.00, not the $2,868.00 the Contract would have allowed for. Those prices are based on 1,100 square feet of sheathing, which we will not know until the work is actually performed. We are lucky that we did not order materials yet, because we were more concerned with scheduling and weather. But if we did, we would be in a much different position to handle this. I hope that after reading this explanation of how we have handled your initial request for an estimate, all the up to getting this project ready to be started and completed next week, you can see how we have handled this professionally and trustworthy. I hope you will change your mind about the Contract, and allow us to complete the work. But we would need reassurance that when the project is complete, we would receive the necessary funds. We have been a highly rated Contractor on Angieslist for many years now. The only way for us to keep so many customers happy with us, is to be as honest, and forthright as possible. If you do not feel this letter has swayed your decision to cancel, I will send a check to you through U.S. Mail. If that is your choice, we wish you luck with your project and choice of Contractor's, you will have another company to deal with this issue of extra charges. TQR was great! They patiently worked with us through a number of delays on our side, and built a custom gutter solution for our unique situation. We contacted TQR after seeing their reviews on Angie's List. Due to flooding/icing problems with the existing downspouts and the liability of ice-covered walkways, we needed a custom solution to route water away from the parking area. Paul Tansey worked with us to design a series of industrial-strength gutters and downspouts which would divert rain and snow to the sides of the building. TQR delivered, and during some bitterly cold conditions (20F). We had a minor issue with the end of the downspout, but they resolved it quickly, at no charge. Word of experience - get this kind of stuff done in the summer, not winter!

The crew arrived on time, led by a very capable, Jose. Jose was the 2nd thing about TQR that impressed us. The finished work was unparalleled and to this all credit goes to Jose and crew. It turned out that the problem between the main roof and the addition was worse than anticipated. Jose and the project manager, Dan, who had come out that day to check things out, had a confab and were able to come up with a suitable plan. This involved much more work than any of us had anticipated, but we were able to agree on an equitable adjustment to the price of the job. By days? end Jose and his crew had done an incredible amount of 1st quality work, with one or two minor items remaining unfinished. Jose returned over the weekend and completed the work. Jose is truly a perfectionist. One unanticipated problem was that the replacement of the roof windows required some inside drywall work, which TQR does not do. They contract this work out. This was the only ?hitch? in the job. The drywall contractor was a ?no-show? not once, but twice, without even a phone call to let us know he wasn?t coming. When he and his worker, finally did arrive (2-3 weeks later) the work was fine, but incomplete (just roughed in and unfinished.) Arranging for the finishing was another 2-3 weeks. But, all?s well that ends well, as it looks great. We anticipate this roof will outlast us. If you want the best work on your roof, and can afford to pay a bit more, this is a quality roofing company.
Description of Work: The main roof on our 75 year old house had shingles upon shingles for the past 30 years ago. Plus, we had recurring problems with the area where the addition joined the main roof, a small front roof and two aging roof windows. We asked for bids from 3 companies. We usually don’t go with the highest bid. This time we did. One company drove by the house, and without ever leaving the car, gave us an estimate, and no surprise it was the lowest bid. The 1st thing that impressed us about TQR was the guy they sent for the estimate. He introduced himself, and let us know that he would be on the property. We basically forgot about him and over 45 minutes later, we heard a loud thud as he jumped off the main roof onto the back roof. We were surprised he was still there, and were happy that he had correctly identified all of our problem areas. We had asked for several pricing estimates, tear-off and replace the main, with and without the same for front roof, changes to the back roof, with roof window replacement, partial gutter and downspout replacement, etc. and shortly received a detailed quote breaking out the numerous options we’d asked for. We opted for a complete tear-off and replacement as well as all of the options we’d requested.

Called for an estimate to repair a leak from an exposed chimney pipe. The person that came out to look at the job doesn't provide the estimate. That is fine but when they provided me with an estimate it came back with a roof vent install on it that I didn't request or need. I asked them to remove that item from the estimate which only reduced the quote by $100. I didn't trust them after that. Got another company to provide the work for $300 less.

We offered this customer a Free Estimate regardless of the fact they are 22 miles away from our Office. It does not surprise us that they found someone to repair their chimney for half of our price, we are not the cheapest Contractor on Angieslist. As for installing the additional roof vent, that was suggested by our Estimator who felt it was necessary. It was rather inexpensive, so when we removed it, we removed the $100 that was allocated for the materials and labor necessary for that work. We did not do anything to decieve this Customer, so I do not understand why He wouldn't trust us. We wish this customer much success with his project, and his choice of Contractors. - Larry Tansey

Water was leaking into a top floor condo in an older (1920s) brick building. After getting proposals from three companies, we decided to go with Tan's, who submitted a mid-range bid, because they seemed extremely knowledgeable and were willing to work within our price range. They did a fantastic job on the parapet wall that was leaking. We also had a few leaks in the roof, which Tan's patched for a very reasonable price. After the work was completed we noticed a few areas in the flashing that they had missed. When we called, Larry scheduled a time to come out and go over it with us. He then had the foreman complete the repairs immediately. Overall Tan's did a magnificent job for a very reasonable sum. We will definitely use them again.

Prior to contracting with the company, the company representative answered the many questions I had regarding the materials, warrantees, insurance, the construction process, staffing, work hours, and time schedule. On the start date, the contractor arrived at 9:00 with a constructor team of about six. Day one, they removed the old roof and prepared areas that needed special attention and removed all debris. Day two, they completed the preparation of the roof surface and began the rebuilding the roof. Day three, they completed the rebuilding of the roof and inspected the roof. The construction team worked about 6:30 to 7:00 p.m. each evening to complete the job. I inspected the job and was very please with the work. Since the job was completed, there have been several hard rains in Chicago and we have not had any reason to call the Tan?s Quality Roofing regarding the quality of the work. The company did an outstanding job.
Description of Work: 1. Carefully remove all existing roofing materials from lower front flat L shaped roof, and haul away all debris; 2. Inspect all exposed decking, replacing damaged/rotten decking at an additional cost of $3.00 per square foot; 3. Apply a layer of half-inch 6 Sided Asphalt Coated High Density Insulation Hardboard over this roof, and Cant Stripping along the walls; 4. Inspect in roof drain boxes, mechanically fasten to decking, apply Asphalt Primer, and allow time to dry; 5. Apply Asphalt Primer to all walls, and any other protrusions, allowing time to dry; 6. Apply 43# (forty three pound-weight) Asphalt Base Sheet Material over Flat Roofing area to be Nailed down with 1¼” Ring-Shank Metal Cap Nails; 7. Torch-apply a 4.2mm thick layer of Granulated Certainteed® Flintlastic™ GTA Modified Bitumen Membrane Material1 to this entire roof; 8. Flash walls by applying same1 material up walls, then mechanically fasten a Termination Bar along the top of the wall flashings, and seal along top edge of Termination Bar with a bead of Solar Seal® 900 Sealant2; 9. Flash all Primed areas with above-described GTA Membrane1 material; 10. Attach New Copper Gravel Stop to all outside edges of this roof, prime and allow time to dry; 11. Strip in gravel stop with 10” wide pieces of same GTA membrane¹ material; 12. Install new 2” x 3” steel downspout where it is now missing strapping securely to wall and fastening to gutter; 13. Clean grounds free of all debris caused by the above-mentioned work.
