1) Their estimate was very accurate. The accuracy of their estimate helped us budget the price of the home - the price of repairs had to be accurate so we could factor it into the house price. 2) The work was done quickly, and the cleanup was complete. Once they started working, their crew worked till 8-9 pm as necessary to get things done fast. 3) The work looks really good. I am not an expert but there are a few other roofs in the row of houses. Some are recently done, and none seems to be done quite as well (more gaps, sloppier carpentry) the Tans's roof looks to have a better finish. 4) The side items like gutters and roof access were done at the same time, and were ready along with bulk of other repairs. 5) The project got rescheduled a few times because of the weather, but it really didn't matter to me. I had the timeframe to get the work done, so the slippage didn't bother me and it was well communicated - It may be important to some people, but the weather has been nuts. Unless something happens in the future, I am very satisfied with the work and plan to use Tans in the spring for some additional work.
Description of Work: We have used Tan's for a complete roof tear away after getting an estimate on the work before we even purchased the house. Their estimate agreed with out house inspector who recommended a total tear away. Other contractors edged around with different solutions, but Tan's recommend what *had* to be done. They came out, and provided a detailed estimate proposal for all the work that had to be done, as well as the options that could or should be done at this time given that it was a complete tear off operation. They also pointed out a few items that could be taken care of in this repair without blowing out the budget. -gutters -roof access

I received an estimate within two days of the initial visit. The estimate was right where I thought it would be. Krys, the contractor, was very good - he discussed a number of concerns regarding the existing window and door frames. Once I accepted the bid, work dates were scheduled right away. The work itself is wonderful. It took two full days with two men, Krys and an assistant, to complete the work. This much time was needed to rebuild so many of the frames. I am very happy with the work and plan on calling them next year when I replace another set of windows in our home.
Description of Work: Removal and installation of new front door. Rebuild frame of door. Removal and installation of two new kitchen windows. Removal of three glass brick basement windows, rebuild all three window frames and install new windows.

I contacted Tans' on 7/1 because water was coming in through a light socket on an interior wall. The person I spoke with said someone's would contact my husband (since I am currently living in Florida) to arrange to come out to take a look. Paul contacted my husband the following week (I would have thought someone would have called same day), and he scheduled a time to come out after a few days. He told my husband to have me email him so he could provide us with an estimate. I sent Paul an email on 7/6 and to date have not heard back. It is now 7/13. My husband called Paul last week to see about our quote, and he received a phone call back just yesterday, 7/12, saying that we would get our quote emailed. I have yet to get our quote. In my mind, when water is leaking to a second floor unit, there should be a sense of urgency, and an estimate from a reputable company as this one should be able to be prepared same day. That is my experience with other qualified vendors. Needless to say, we will be having another vendor work on our roof that can provide us with an estimate in a more timely manner.
Description of Work: No services performed. We never received an estimate after a week of waiting.

About eighteen months ago I hired Tans' Roofing to do an extensive and complex roofing/parapet repair job on my home on West Huron Street. That job went very well and I did not forget it. Just recently, I decided to re-hire them to do a preventive maintenance analysis of my entire roof. I have always believed that a good preventive maintenance program can add years of service-life to a roof system. Since all roofing work is inherently messy and involves a certain level of physical risk to the workers, I have no interest in taking chances with a contractor that I do not consider "best in class". Tans' has kept, and will continue to keep, my roof (and thus interior of the house) in excellent shape.
Description of Work: The scope of work included detailed inspection and "spot-repairs as necessary". As I knew it would... the job went smoothly, remained on schedule, and was completed at the pre-quoted price.

We had several bids, and theirs was neither highest nor lowest. Initially, Larry and the crew were very professional. Below is a time-line of events beginning in May 2011: When the work began, they completed half the roof, but then there were some weather problems and they had some staffing problems (a mason was sick) so it took longer than expected. We had roofing materials in our back yard for over a week. Then, the chimney leaked at the Mason's temporary flashing but we were told that it would be adjusted to be waterproof. At the same time, we did have a serious issue with water cascading down our back windows; this was explained to be because the gutter got pushed in a little during the chimney work. They also fixed this after it was brought to their attention. Once the job was completed, we discovered that the crew didn't finish the clean up job (left all roofing materials in the attic) but once they were made aware, they came back to clean it up. As our attic is unfinished, we don't spend much time there. During the first rain after the new roof, we went up and didn't notice any water. However, on 11/21, we saw evidence of recent water entering around the chimney; structural boards were wet to the touch in spots and showed possible mold growth. We were able to get in touch with Larry Tansey and he sent the foreman for our roof job, Radek, out to inspect on 11/26. After the foreman inspected inside and out, Radek concluded that the mason needed to repair the cement work at the top of the chimney, as it was cracked and this was the source of the leak into our attic. Radek said that Mr. Tansey would follow up right away. We then did not hear back from Tan's, despite attempts to contact him outlining the serious nature of the problem and requesting that the corrective work be performed promptly.
Description of Work: Tansey and Co. did a complete tear off of our existing roof (2 layers.) They also did something with our existing gutters (re-attached and aligned?) & gave us a new chimney, and did some window and siding work.

I went out and took digital pictures of up close of the chimney and new roof and shared with our customers. Everything is tip top shape so I went into the attic area of subsequent water being revealed at new chimney area. I brought a ladder on the inside and discovered a very old staining on the rafter boards alongside of chimney. I disclosed this info to the manufacturer’s rep and he agreed that this is a condensation problem. They had previously had some insulation board around this area but took it down when they bought it and I have offered to install proper insulation to this underside at no cost to them to dispose this complaint that is not our fault.

Can't say enough good things about our experience with Tans. From start to finish they worked hard to address our issues. The quality of work was outstanding, they worked extremely hard (the roofing crews worked on those back-to-back 95 degree days), and accommodated our needs (for example stopped work for 3 hours in the middle of the day while our infant was sleeping). All work was explained clearly. Tans was not the cheapest option, but I believe it was fairly priced. I also believe they will be there to stand behind their work (in contrast to many others). The masonry work was very thorough, and the masonry work and roofing work were carefully coordinated by Tans. At the end of the day, Tans gave us excellent work product (both roofing and masonry work), outstanding service, and fair value. I wouldn't hesitate to recommend them -- in fact, I have already recommended them to friends and neighbors!
Description of Work: Tans replaced our (flat) roof in its entirety. Tore off the old roof, laid down insulation, built the right pitch (including a "cricket" to allow water to drain side-to-side toward the downspouts). In addition, Tans did masonry work for us. This included spraying multiple coats of waterproof sealant on brick & limestone, as well as "tuckpointing" throughout. The tuckpointing primarily consisted of applying masonry caulk at seams between wall & windows, wall and doors, over limestone lintels, etc.

They are excellent. The owner came over on a rainy day to check where the squirrels were coming in and they fixed it right away. They were very professional and they are wonderful people. They are very neat.
Description of Work: Tans resurfaced with flashing the space between the roof and the house all the way around so that squirrels could not come in. They videotaped so that I could prove the damage was caused. Then they sent someone to help repair the air conditiong. Then they stopped the leak in the attic which was causing flooding in my apartment.

I called Tan's based upon reviews from this site to help with a clogged downspout that was causing flooding outside of my front door. They took a couple of days to even have someone look at it for an estimate -- it continued to rain and flood while I waited. The guy who came to estimate was gracious and prompt (even though I was 15 minutes late to arrive for our meeting). I never heard back from them with an estimate or otherwise. This should have been a simple, fast job that I would have been willing to pay for on the spot. Annoying. The next company we contacted repaired the problem immediately (there was an aluminum can in the downspout; it is a shared townhouse roof).
Description of Work: I asked that the company fix my downspout that was clogged and causing flooding.

I responded to this customer personally on 06-18-11 along with the pictures we took to explain how this was quite unfair - Larry Tansey ------------------------------------------------------------------------------------------------------ Hello member, I responded to your report last Saturday, but I had your email address incorrect. Attached are pictures our estimator took of your Downspout. We were under the impression in our Office that this may be a Catch Basin issue, and you would be contacting us after a Plumber had inspected. As you can see from the pictures, we could not see a can, or any other debris inside. We have some across this many times, where the catch basin overflow, and in turn cause the downspouts to back up. In the process of our Free Estimate, we just gather visible information. It is rare that our Estimator actually does corrective work, but in the case where there is something obviously wrong, we would have removed the debris for free. I do apologize for the delay in contacting you, but as I mentioned, we thought you would be contacting us to proceed. I ask that you consider my explanation, and please remove your report. Maybe there is another service we can offer that your building may need. If so, we would offer a discount to compensate for our delay in contacting you and correcting your problem. Paul came out and took pictures of the job. He explained everything that needed to be done and provided a complete, itemized list of the proposal. The quote was for approximately $10,000. While it was a positive experience, we opted to go with another company. I appreciated Paul being thorough in explaining what needed to be done.

Our condo association requested bids from 3 roofing companies all highly rated on Angie's list. Although Tan's was not the lowest price (it wasn't the highest either), we selected Tan's because their estimate was the most detailed and they offered a longer labor warranty of 10 years compared to 5 years offered by the competition. Every aspect of the project was handled in a very professional manner from the initial pre-bid inspection, to scheduling, to the cleanup afterwards. The crew even stayed late to finish the job in the same day. Except for the fact that we had a new shingle roof, there was no evidence Tan's was there after they were done cleaning up. I would recommend Tan's to anyone considering a residential roofing project.

They need to get a new person to answer the phone immediately as they just lost a potential $80,000- 100,000 job for July. I was looking for a tile roof repair/replace estimate on a property in Winnetka. I had already called Hansen, Lindholm, and Jones & Cleary, each of whom were very fast and professional over the phone taking down my information. The guy at Tans gave me a complicated and long winded lecture regarding inspecting a roof vs. getting an estimate, did not understand what I was asking, was unclear in what he was saying, and finally asked me to write an email to the company asking for what I wanted "in detail". I JUST WANTED AN ESTIMATE FOR REPAIR OR REPLACING AN OLD TILE ROOF! I have a son and was doing this over his nap time, so I found the conversation incredibly inefficient and annoying, particularly given the other companies' mode of operating. I told him several times that time was of the essence for the estimate. Yet, as we were (FINALLY!) winding up our conversation, he told me that after they receive my email it might take them a couple of days to get back to me (just to call me back for a time to look at the house) so I should "be sure to note if you have a sense of urgency". I had only told him we had a deadline 3 times, explained what I needed, and was now told to go write an email that would apparently not be addressed for days. I decided to go with others who simply spent 3 minutes taking down my info on the phone and setting up an inspection, and skip the email to the inefficient and overly complicated folks at Tans.

It states on our Profile we DO NOT DO TILE OR SHAKE ROOFS. We were trying to explain to this customer that we do work with a Subcontractor occasionally to do repairs on these types of roofs, but as he becomes busy with his own work, he has been known to not contact our Customers as quickly as we would like. We now just tell everyone that if they cannot wait, then to please call someone else. I was very impressed with the quality of the job they did and the service I received. After getting a bid for roofing for my house and garage, they worked with me to submit a customized bid for just the house. I did receive a lower bid from a larger company but Tans used higher quality products and I appreciated dealing with the owner directly. Larry and his team kept in touch with me every step of the way, provided updates and worked with me when we discovered a significant amount of plywood would need to be installed. When the guys finished you would not have even known they were here because they cleaned up everything. The roof looks great and I am very pleased. I would recommend them to anyone looking for roofing services.
Description of Work: Re-roofing the entire house, adding plywood to the back of the house when it was discovered there were major gaps that had been previously shingled over, new gutters.

In late march 2011 I called Tans Quality Roofing for an estimate for replacing the roof shingles on my house and garage as they had been damaged by a Hail Storm last Year. Paul Tansey called me the next day and made an appointment for the following week, he did show up and on time. Of course I could not make any decisions at that time as I was going to get some more estimates and he fully understood that, I did however select his company to do the job an appointment was made for May 12, 2011 for the work to be done. Mother Nature had other ideas and it rained like mad that morning and I was informed well in advance of the appointed time that they would have to wait until the next day to do the work. The worker did indeed show up the next day at the appointed time and immediately went to work on replacing the roofing shingles. The Foreman on the job took the time to explain to me just what they were going to do and how it would be done even down to the way they would protect the plants and bushes around the house. I was greatly impressed by the professional way each and ever worker performed, they all had a job and each one of them did their job in a very professional manor. They did run into a couple of unexpected problems with the house roof but they quickly and professionally solved the problems and went on with the job. Unfortunately daylight ran out on them and they could not completed the job in one day and rather than cut corners and rush the job they returned the next day ( Saturday) with no up in charges and finished the job. When the job was completed they took extra care to make sure all debris was cleaned from my yard and driveway even the bushes around the house. The vinyl siding on the house was also installed in a very professional manor and it look great. A very excellent job was done.

Quality of work seems very good (obviously a little hard for a non-expert to judge the quality of a chimney!) but the water leakage problem has been resolved and the chimney also has a better astethic than it did before. The only very minor issue working with Tans was the initial contact. I submitted an inquiry through the website and waited a few days without a response. I then called Tans and they asked me all the same information again which I had submitted online, so an annoying process but no big deal in the end since I am happy with their work.
Description of Work: Rebuilt the chimney on my roof. The old chimney was very old cinder block that was decaying and leaking into my attic. They rebuilt the top 6 feet of the chimney, including approx. 2 feet below the roofline, using brick in order to create a water tight chimney.

Because of inclement weather, the starting date for the job was delayed several times. When the work began, the workers were polite, but, because my Spanish is weak, I could only communicate with the foreman. If he was not available, I had to call the office. I had to call them back on more than one occasion because I was not entirely satisfied with the quality of the work. Later, during the winter months, I had an ice dam form at the gutter over my front door, and one of my friends commented that it did not appear that the attic windows they installed were well insulated because of the amount of air that was coming through. The last time they came to redo a section that I was not happy with the crew left empty caulk tubes on my lawn. Needless to say, I am not happy with the work Tan Roofing did and, to add insult to injury, this Spring I have seen signs of a leak that I am hesistant to have them investigate because of the quality of the work that they have performed before. The Monday after I submitted this report, someone from Tan roofing called me to inquire about my satisfaction with the job. When I shared my concerns, they sent someone from their office to inspect my roof. The person who did the inspection saw the signs of the leaks, took pictures and acknowledged that there might have been a problem with the installation. They offered to replace the garage roof for 2,290.00. ( I had the roof replaced in 2003 ). They offered to replace the 3 season room roof for 1,700.00. ( I had it replaced in 2007 ). They offered to replace the garage roof and the house roof for 7,780.00. ( house roof replaced in 2007 ). They never called back to discuss the repairs as they said they would. Contracts were E-mailed to me. I called another roofer. He caulked the flashing on the 3 season room on the 1st estimate visit. He recommended flashing the joint between the garage and the house. He removed the shingles and the siding to put in the new flashing. He also replaced and painted some rotted wood trim on my chimney at my request. Work was done within 1 week of estimate. Total charge was 1,800.00. ( Thompson Roofing ).
Description of Work: Estimate for leaking garage roof, where the roof joined the house. Leaking 3 season room roof, where the roof met the house.

We did state on our Angieslist Profile that we do Free Estimates within 15 miles of our office, this customer lives 37 miles from our Office, and we did it for Free. We also did call him to discuss our Contracts, twice. Each time we left voicemails and asked him to call us back. As far as the age of his current roofs, age is immaterial when the roofs were installed incorrectly. That was left in his message as well. And as for his successful work from another Roofing Company, we will see how long that holds when his house has so many issues. I cannot believe the other company could do the work so inexpensive, but then I looked at the Company, he works out of his house. We are constantly being undercut by smaller companies, then given bad reviews on Angieslist because of our prices, just doesn't seem fair. - Larry Tansey

Tans' was very responsive to all the questions I had before we signed the contract and during the roofing process. Their price quote was very competitive with others, and the materials / work they performed was better than that promised by competitors. Their team worked very hard to install the roof, and everything came out great. They responded very quickly to a couple issues, and even went above and beyond to make everything look perfect. After the work was complete, they did a thorough job cleaning up the property. We will need to replace a flat roof in the near future, and I would definitely use them again.
Description of Work: Tans' removed and replaced shingle roofing on house and garage. Replaced a section of rotting fascia on garage. Applied lifetime warranty shingles using 5 1.25 inch nails on each. Cleaned up after work was complete.

The original estimate was for $5500 but once they did all the other work, the amount spent was higher. We had to have all those things replaced because it was leaking around the chimney. The whole project costed $8000. They were great. They did an excellent job. They were quick and very clean. They totally cleaned up. I was at work when they were here. I came home and you couldn’t even tell there was work going on because they had cleaned up the yard so well. They were very professional. I was just very happy with the job they did. I thought the price was fair because they had a lot of things to do. I would use their services again in the future.
Description of Work: I used Tans' Quality Roofing Inc. I last used their services in early November of 2010. They did the roofing for us. They also rebuilt the chimney, they put in a new stack and one of the joists had to be rebuilt.

We were very satisfied all aspects of their work. They are extremely professional. All the people that we dealt with from their company were knowledgeable and terrifically competent. They appear to be especially strong in diagnosing and trouble shooting roofing problems.
Description of Work: Tan's Quality Roofing replaced the roofing on a second floor deck and also found and repaired a leak in the main roof.

The estimator was great. His initial impression was that we needed caulking. He also talked to me about replacing the non-working attic fan with a much more extensive ventilation system. I expressed curiosity and requested a quote for that (separately). He said he would take his pictures to his team and they would give additional input. Fast forward to the estimate I received about a week later. The guy who was going to come out and assess for the ventilation system had been on vacation (not a problem), so they gave me a quote MINUS the ventilation system. For a mildew problem in my bathroom (near the roof line), which was my stated problem, they gave me a quote that recommended rebuilding the chimney (on the other side of the roof) and replacing the roof on my unattached garage, as well as a LOT more roofing work that was either re-shingling or a tear-off at some point I stopped trying to decipher it. It was one of the biggest up-selling jobs I have ever seen. I speak with the owner once by phone and corresponded via email expressing my dis-ease about the mismatch of my request and their quote. His position was that they wanted to do the best job by recommending everything that needed to be done. My position is that I just met these people, I asked for something to help my bathroom, and $5795 later (per the quote), I am unclear if they have even addressed my bathroom problem and I know they have not addressed the attic ventilation. I explained that when I took my car in, they told me I will need new breaks in 10,000 miles, and I'll do it. The plumber who came suggested that he could do something on a future visit that will give us better hot water pressure. I'll do that too. I am open to recommendations. I am not open to large scale up-selling from a brand new (to me) contractor that doesn't even seem to address my problem. The next contractor agreed that our chimney needed replacing. Fine. But they weren't presumptuous about it. They said that generally our roof was fine, as was our garage roof (not perfect, but fine). They did not even bring up an extensive attic ventilation plan. They told me to contact my electrician to repair the fan I already have. That company is earning my trust. Be sure you get these folks to quote on what you are asking for. I believe from the reports that they do good work, but the up-selling felt bad, so I went elsewhere.
Description of Work: I requested an assessment and estimate for roofing and ventilation work. A plumber had suggested that a roofing problem may be implicated in recurring mildew. Additionally, our attic fan was no longer working and I was interested in replacing it.

Everyone was very easy to work with. It didn't matter if I called or email they always responded quickly. The quality of work is excellent. I was extremely impressed from start to finish.

Extremely poor. I called Tans based on your reviews to get an estimate for a small repair job to my garage roof. I was told someone would contact me to set a date for an estimate. I never heard from them. I called again. Then their estimator finally called me to set a date. Before that date he called no less than three more times to confirm, asking for a return call when he left a message. Totally unnecessary. Then he arrived late, after calling again and saying he'd be there in 10 minutes. Then he took a half dozen cell calls while looking at my garage and house roofs. Then he gave me a song and dance why both entire roofs had to be replaced, not repaired. Tans has now sent me an estimate for $3,420 to replace the entire 9 year old garage roof. Another of your A rated roofers who acted promptly and reasonably has given me an estimate of $250 for the small job of repairing the garage roof. I am using him.

I find this Member's response to our Communications with us very unfair in our Fee Estimate we did for him. We did make a mistake when he first called and he was not added to our Estimator's list, when he called back a couple days later that was corrected. He announced then that he was not happy with us, which I sincerely apologize for. I made sure my Estimator was aware of how he felt, and he contacted him immediately. My Estimator explained it is impossible for us to Warranty a repair on a roof so old, and in the condition it is. The shingles are cracked, there are exposed nails, and a tree had grown under the shingles. We gave him a very fair price for his larger-than-normal Garage. My Estimator pointed out the house shingles looked to be in the same deteriorated shape, which he was not interested in. The fact there are Contractors on Angieslist doing very cheap repairs is very scary. While we know everyone cannot always afford to fix things the right way, and repairs are sometimes necessary, the price of $250 is just ridiculous, and insulting to us. Larry Tansey - VP
