.I called TQR out for an estimate on a small tear-off to fix a leaking kitchen ceiling, about 150 sf. They gave me a very good price that I verified through a friend who is also a roofer. Upon tearing off the roof, a number of other issues?crumbling brick, broken downspouts, inadequate gutters lead to an inspection of the higher, main roof. The source of my leak was due in part to issues with this roof as well. The joys of owning a 120-year home. While I wasn't happy to spend the money to fix this much bigger roof, Paul Tansey talked us through it and personally showed me evidence of the issues and worked on the pricing. Because his workers were already working on the house, TQR cut me a break that, they say, was about a 30% savings. We also had them replace a door and install a window?the former necessary for a good seal on the roof, the latter because we were planning to anyhow and, well, the siding was already off. I worked with Paul Tansey, Adrian, Eugeneo, the foreman, and his crew. I found them all very considerate and informed. The roofing crew, especially, worked hard and were very polite. I rated the price N/A because given the circumstances I don't have anything to compare it to, except the original quote which seemed very reasonable. All in all I think TQR performed an exceptional job at a good price. They documented their work extensively and explained all procedures. Should you work with them, have them walk you through any options in the written contract?the "how" is spelled out in detail, but not the "why."
Description of Work: Tear-offs on two flat roofs, replaced crumbling parapet, upgraded gutters and drainpipes, replaced an exterior door, added a glass-block bathroom window and insulated and re-sided one wall.

In 2010 we were concerned about the flashing around our chimney and wanted to have it looked at. I saw how highly rated Tan's was on Angie's List (and the fact they make an effort to recycle as much as possible) and called them to get a quote. Paul came out and educated me on the condition of our roof. We did our research, got other quotes and eventually went with Tans'. We signed a contract in May of 2011 and Tans honored the original quoted price. We arranged an approximate date to have the work done. About a week before that date, severe rainfall occurred in Chicago and water came into our house from the gutter around the roof. I called Tans and they sent a crew out the next day and they repaired the pitch on the gutter (it had been installed poorly by a previous owner and water pitched back toward the roof and found its way inside the house). The extra pre-work was done quickly and for a very reasonable price. When the time same to do the actual job it had to be postponed due weather (the only disappointing part of the experience). Our job got underway two days later and all of the work was performed as estimated and was done quickly, in two days, including part of a weekend. We had new decking, under-guard, a ventilated ridgeline, a membrane chimney flashing, and new shingles installed. The next week I happened to get an up-close look at the workmanship when I had to climb a ladder to help out our satellite installer and while I'm not a tradesman, the work looked excellently done to me. Our new roof is an attractive addition to our home and is now guaranteed for years to come. Additionally, the upstairs is now more efficiently heated and cooled due to improved ventilation in the roof. We plan on having Tans out to do the garage this summer and we recommended them to our next door neighbor who wound up hiring them this past autumn to replace their roof and do some foundation work. We were very satisfied with Tans' pricing, workmanship and professionalism and would certainly use them again and recommend them to anyone looking for a roof repair.

prompt and professional and EXTREMELY neat and clean my only complaint was the discovery of a "broken soil stack in the attic, removing all old materials, and installing new pvc, fasteners, and base flashings (for) $ 250.00" that seems expensive and I was told it needed to be repaired immediately for work to continue, so I could not have anyone else look at it otherwise, I am very satisfied
On a Saturday afternoon I came home to water pouring into my kitchen. I called Paul Tansey's cell phone and he was over to check out my problem within a few hours. He crawled out onto my snow-covered, pitched roof to see what was causing the leak. He had to clear off many inches of snow to expose the roof and diagnose the issue. From his initial inspection, Paul believed the problem was with our siding not the roof but until his crew could arrive and take off the siding he would not know for sure. He did not feel comfortable giving me a firm estimate because he said it is impossible to know the extent of repairs until the problem was actually solved. I told him I did not feel comfortable agreeing to let TQR fix the problem without some idea how much it would cost. I have been taken advantage of my contractors in the past and was especially leery of this idea. On the phone, we went back and forth on the issue for over 30 minutes. He was patient, honest and understood my concern but would not budge. I eventually took a leap of faith with him because he seemed genuinely interested in helping me out of the difficult situation. It all turned out for the best. TQR discovered that the problem was in fact due to new siding that had been improperly installed. They not only repaired the problem but offered to help me address the previous contractor for damages due to their negligence. He has spent significant time and energy advising me on how to handle the situation and educated me about the rights of the consumer and the requirements placed on contractors by the industry. In the end the pricing was more than fair for the work they completed and Paul has spent much time with me that he has not been compensated for...he is a great guy and I would recommend TQR to anyone. They are a trustworthy company.
Description of Work: Removed vinyl siding, replaced bad wood, installed ice and water shield and Dow board and reinstalled siding and caulk. Created and installed custom gutter and downspout.
I found Tans Quality Roofing to be very professional, they kept me informed as the job was progressing. They also took pictures as they progressed,so I have pictures of before during and after the job. They also gave me a 15year written warranty.I also got to know Mr Paul Tansey quite well and I want to thank him for a job well done, his work men were great they kept the area clean and free of debris.. I have to say that my experience with TQR was very good. I admitted right from the beginning that I had a small repair job due to storm damage and that it would not be the most attractive project for any contractor. It didn't matter to TQR (but it apparently did to a couple other local roofers who never replied at all) and they seemed to appreciate the honesty about the project. I had 3 different TQR folks, including 2 Tansey's, communicating with me on the project, the time line and the overall scope of the work. Paul himself surveyed and bid the job and, in addition to my main problem area, he also pointed out a couple other potentially troublesome areas of loose siding and flashing to consider fixing at the same time, which I fully agreed with. They guided the whole process from start to finish with, what I felt, was a great deal of attention given that it was a small job. But I think these guys long ago figured out that the small jobs done well lead to the bigger future jobs as well as the positive feedback and word of mouth that they get as a result. I appreciate the efforts by Tan's and have already recommended them for another job in Lakeview to one of my co-workers.
Description of Work: I had one notable area of torn off siding due to storm damage plus several loose areas that needed to be re-affixed. Also had some sections of loose flashing. In addition to that, without hesitation, when I asked one of the guys to reattach my second floor dryer vent cover he did so immediately.

Overall very positive experience.
Description of Work: Replaced two roof surfaces. Added insulating and backing board. Replaced all flashing materials. Changed roof slope to aid water flow. Second service performed to partially tuckpoint and seal masonry.
The work was done in an East Village 3 unit condominium building on Hermitage Ave. The building, built in 2000, had been problematic due to original poor construction, cheap materials and shoddy workmanship. We experienced continual leaks and water related damage to interior walls, ceilings, roofing and outside decks. TANS' TO THE RESCUE! Our experience with Tans' Quality Roofing was excellent! Tans' was pro-active and responsive to our needs, knowledgeable and thorough. Estimate was detailed and fair. The line of communication was open, and every aspect of the job was discussed in detail and modifications made when necessary. No need to look further for quality workmanship, price and professionalism. From start to finish, Tans' is tops. Highly recommended!
Description of Work: MAIN ROOF: Removal of gutter hangers and installation of new gutter apron under shingles into the gutter. Replacement of broken/missing shingles. Application of asphalt primer to front wall where shingle roof touches the masonry parapet wall. Torch application of Granulated Modified Bitumen Membrane to wall to counter flash the shingle tins. WEST DECK ROOFING REPLACEMENT: Removal of grill, brickwork mounts and brick flooring above the deck, as well as the roof top deck. Reinstallation and repair of scupper and replacement of all deck roofing materials and insulation. Flash walls and sealant application. BRICKWORK: Mortar work, tuck-pointing, sealing and waterproofing north side of building and rear stairwell walls.

I would definitely recommend them to others.

This company was responsive and efficient. There was an earlier work date, but due to cold and windy conditions it had to be postponed. They communicated with us to let us know. Because our roof is membrane covered as opposed to shingles, it is more difficult to work with, particularly in the winter. We would not hesitate to recommend Tans' Quality Roofing a they did live up to their name.
Description of Work: Inspected the roof, to determine source of leaks, including parapet wall flashings, seams, roof penetrations and coping materials. they repaired all the areas deemed necessary, by applying Kamak 19 Ultra rubberized cement, then a layer of fiberglass membrane and another layer of rubberized cement where needed. They also, cut out failing materials, applied n asphalt primer, allowing time to dry, then torch apply a 4mm layer of Certainteed Flintlastic modified bitumen membrane material where necessary. Sealed with Solar Seal 900 sealant where required. After completion of work, collected all debris and took it away. This company was responsive and efficient. We had a couple minor problems in the 3 years since the original work was completed and Tans was very responsive. That is until the original problem resurfaced this fall. We began noticing a similar water leakage that precipicated our problems in 2008. Again, we contacted Tans as the original contract from 2008 included a Manufacturer's Materials Warranty and a Labor Guarantee. They came to the conclusion we need another new roof and it would not be covered under their warranty/guarantee. We have had several other roofing contractors inspect the situation and offer advice as well as hiring an independent roofing consultant. The consensus was that Tans did an unacceptable job addressing the issue in the first place and, in fact, the original work was negligent. This report was provided to Tans but they have refused to accept responsibility for their unsatisfactory work and that they didn't fix the condensation issue. After numerous discussions both over the phone and in person, Tans continues to stand by their position that the new work isn't covered by their warranty. Be careful if you choose to use Tans for your roofing work. They will try and cut as many corners as possible and do not back their warranty.
Description of Work: We live in a four-story walkup that was built in 2001. In March of 2008, we noticed water dripping from one of the can lights in our master bedroom on the top floor. We contacted Tans Quality Roofing due to their impressive feedback and ratings on Angie's List. They promptly came out and gave us a reasonable estimate for a new roof. Once they began the process of removing the old roof, they realized the extent of the problem and worked with us to find a solution to the issue. Tan's determined that we had a condensation issue. Over the years, the heating and cooling of the unit had caused condensation to build up and deterioriate the plywood roof decking. Tans proposed installing two turbine vents to effectively vent the roof and eliminate the condensation issue. The old roof decking was removed, and 22 new sheets of plywood were installed. A layer of modified bitumen was installed as well as the 2 turbine vents. We had a rooftop deck that was also removed for the work and Tans reinstalled the existing deck.

Response from Tans' Quality Roofing Inc
We were hired in Feb. 2008 and we removed the platform deck and entire flat roof. Condensation problems rotted out about 45 % of the roof so we informed her and she replied back, that after we informed her she needed far thicker insulation to prevent further condensation problems to continue. She rejected our offer to trash the platform desk and use the labor savings towards the upgraded insulation boards that would be needed, and because her UVL roof rafters were not up to code compliance, that she should abort the illegal platform deck. Both she and her husband took several hours on a short winter day to decide not to go with our recommendations, so we finished our install and the condensation problem from prior, continued to warp the decking, thus causing recent water penetration. She had even a bigger problem with her drainage and to correct that added to cost and they did not want to pay. The following year city code compliance took effect for R-20 on flat roofs - about 4 inches of insulation.

After noticing a leak in the roof during the rain on 12/14/2011, called Tan's to get a quote on either a patch until spring or replacement of the entire roof if still possible since it's a warm December. Paul called me back that night to discuss and schedule an appointment. He was helpful, if not trying to sell a little too hard and speaking to me like I was completely unaware of the re-roofing process. He convinced me that it was likely possible to still replace the roof as long as there was a day available that got above 40F. He explained they had a heated warehouse that would help. I requested they use Grace Ice and Water shield as my wife works there, and he said it would be more expensive, but since it's tackier, it would likely be better for a winter roof installation. Overall, I agreed with his recommendations, and was planning to proceed with the roof replacement in the coming days. Thus, he told me someone would be out on 12/15/2011 which sounded great (I work from home, so did not even request a specific time frame). However, no one ever showed up that I am aware of (I was at home all day). I called their office back on the morning of 12/19/2011 and he said that Paul would call me immediately. Unfortunately, that has not happened. Needless to say, this is not the response I was looking for. Updated: I did receive a proposal three days later than promised. It looked thorough, however, was missing several details I wanted covered as I was obviously not able to talk to the estimator. Paul called me back on 12/21/2011 and told me that someone was indeed at my house on 12/15/2011 and explained it was likely human error that he did not call me. He also told me that he would have never told me that it would be ready on Friday. By the time I had gotten the proposal, I had already talked to someone else who was out within the hour(!), talked with me in detail, and provided a very timely quote. Therefore, I will not be going with Tans'.
Description of Work: Attempted to get a quote on roof replacement, but no one showed up for estimate and have not received a call back after contacting them again. (Update: I did finally get a quote 3-days after it was promised, and was told that someone actually did come out that day, but I did not receive a call and did not see anyone while I was home all day).

We called Tans to set up a free estimate, and they were very accommodating about getting in to see the house quickly (we were in contract negotiations for a house we were buying, so needed an estimate very quickly). Then when we had some possible changes to our appointment time (due to problems on our end), they were again accommodating. The two workers (one for the roof and one for the masonry) showed up right on time and were very professional and thorough. Our estimate came by the end of the next business day, which was also greatly appreciated considering our time crunch. Theirs was our only estimate, so we cannot comment on whether the price quote was reasonable, but it was in the range that we expected for a complete tear-off roof. In the end, our deal fell through so we did not have the opportunity to use Tans Roofing's services, but I would not hesitate to deal with them again in the future.

Tan's Quality Roofing did a quality job from start to finish. Punctual estimate, started job several weeks later as planned. Roddick and his crew showed up right on time at 8AM all week- 5 day job -and worked till dark. Very tight quarters in DT Lincoln Park with neighbors . They were very careful to ensure neighbor's property was protected during the process and cleaned up spotlessly each night. They really seemed to know what they were doing! When I saw that the entire roof was in a blistered state due to lack of insulation unnderneath multilayers of very old roofing materials that were causing the brick parapit walls to expand and contract, causing much more damages, I had no choice but to pay attention to industry standards of roof replacement that is what the manufacturer credentials on obtaining a material warranty and I also offered the proper amount of insulation required to comply with the City of Chicago roof top code compliances. I also saw that the roofing was so thick that the large skylight literally had no flashings at all. We were asked to look at her roof and give a Free quote and we did. We are a Certainteed Certified Roofing Company that facilitates actual warranties taking place and we followed the guidelines in order to make this happen and to do anything else would violate our relationship with the manufacturer, plus would facilitate the brick parapit walls continue degeneration. If a consumer wants to do business with a non certified roofing company, then they can but we are the difference from doing possible fraudulent business and doing integral, ethical , roofing industry standard with warranty compliant business, plus allowing a savvy consumer to make a choice on saving money on energy bills that end up paying for itself plus even some of the entire roofing project in its lifetime. Not too mention removing multi layers of old roofing that weighs many tons of weight that if we get a very wet snow can cause damages to the roof rafters. She wanted a band-aid and we simply informed her of what is required for a leaking, faulty roof.

Called to have them come look at a leak in our roof. We'd used them once about 4 years ago and were happy with the work they did, so I was suprised when, an hour after they said they'd be at our house for an inspection, no one had yet shown up or even called. When I called their office to see what happened, I was told that I had "called and emailed that you needed to reschedule the appointment" (neither of which I did). When I asked where the supposed call and email came from, he fumbled a few seconds and then said that "apparently, lines had been crossed." He simply tried to gloss over it by saying he'd have someone call with an ETA for later in the day; at no time during our phone call did he offer any apology whatsoever. Had he simply done that instead of trying to cover up their mistake with an obvious lie, this review probably wouldn't have been written and I would still be using them to work on our roof. Unfortunately, we will now seek a more professional company to do our roof work from now on.

She was scheduled for an appointment and we had another person scheduled before her that cancelled and one of our office person's made an error by calling our estimator and cancelled the appointment. When I found out about the snafu, I called her back to reschedule and was not allowed to reschedule. When she asked me what went wrong, I replied " that you fell through the cracks". An honest reply for something that I did not fully understand. I do not lie for any reason so she did not receive what she wanted but I did my best to reschedule and get her a FREE quote. I did not say what she say's I said but rather her words are minced up due to not willing to move forward in spite of human error that was regretful on our person's part but nobody is perfect and being called a liar is frustrating to hear from a person who we had already told 4 years ago that her roof could not be repaired but we would do our best and that replacing was necessary and our repair held up for 4 years and I say KooDoo's to us for getting her down the road so long with just a repair. Rescheduling is a part of our business due to the weather changing so much and I did not afford her an apology because its been the most raining season in the history of Chicago and I really thought that she would be ok with a reschedule visit not an assault on my personal integrity. I guess no good deed goes unpunished. Paul Tansey

I worked with Larry T. and he was extremely helpful. We kept running into issues due to the weather thereby causing the date to be pushed out. I voiced my concern that the job might not get done before the weather turned and Larry offered to get a crew out to my house on a Sunday to do the job. They arrived early and proceeded to tear off the existing roof. Unfortunately there was more damage then anticipated. Larry called me to explain the situation and to check if they should continue with the work as it would mean more money. I agreed to the fee's but appreciated the fact he called me first. I know others might have just done the work first and then presented me with a larger bill at the end. They did a great job and the roof looks terrific! You couldn't even tell there had been any work done because the crew he sent out did such an awesome job of cleaning up. Overall I was extremely happy with my experience and will definitely consider using them in the Spring when I look to replace the roof on my house.

Response from Tans' Quality Roofing Inc
She contacted us for her free estimate on 9-30-11 and we sent her the estimate on 10-10-11, after I called several times and did not get a return call, I decided to go out there on our own since this was the thing I was trying to avoid. We are a Certified roofing contractor for Certainteed manufacturer and abide by the strict installation requirements that are validated in our disclosure of our proposal item lines, it’s easy to take some of them out and present a non-warranty proposal that most people cannot tell the difference, instead of contacting us for inquiring as to why the cost difference, she elected to disparage us and all of our efforts. Communication goes both ways for best results. Chicago had a record breaking raining season so we have been overtaxed with getting out free estimates in an economy where money concerns outweigh good business sense sometimes. We are sorry that she feels this is all one sided and to the determinate of our character. Paul Tansey

Tan's replaced the roof on a 1901 greystone that suffered from years of piling on and piling on layers. The guys came in June and ended up working the first little heat wave we had. Ninety-plus degree temps and Eugenio and crew were nothing short of hardworking, ripping off 6"+ slabs of old tar and bitumen. Of 6 estimates, Tan's fell in the middle with two others, obvious lowball and super high estimates for inferior material were thrown out. The actual cost was over the estimate, though the estimator included many a caveat (Paul, the owner / estimator) that it was in pretty terrible shape and it was very possible to go over budget. He was the only estimator that was able to tell me I had at least 6 broken joists (ended up 12 or 13). Eugenio & crew worked hard. I felt he was honest in his capacity to evaluate problems as they showed up under all the layers. He was able to offer up ideas that weren't included in the original plan, but would be effective solutions while keeping the related costs down as much as possible. I was home daily to walk the roof, and I felt his assessments of what should be done and what could be done were good. I opted to have it done once and done proper, albeit at a higher cost. Larry and exec crew at Tan's are responsive, good to deal with, and fair. Since the roof, I have had Tan's back to work on some tuckpointing / masonry work, and will have no problem to rehire or recommend them. In fact, a neighbor, who had been worried about the mess, was very complimentary of them when the job was done. Tan's crew made sure that not only my property was cleaned up, but the surrounding areas were clear of debris as well.
Description of Work: 1901 greystone tear off, parapet wall work, joist replacement, 3.3" polyiso insulation @ R20, oversize gutter, and more.

This was for my mother's house. I called and left a message with Tan's that I wanted a quote but no one ever called back. We did want to compare several bids and Tan's has an excellent AL rating so we eventually called them back and they finally came out. Their pricing was in line with other companies but we chose to go with the company that previous worked on my mom's roof (that company's price was a little lower but more importantly they had some history with the roof and were able to offer some options that would have reduced the price further). I am satisfied that the Tan's quote was fair and reasonable. I hope that the lack of response to my initial phone call was just a fluke.
Description of Work: Just an estimate.

Keep in mind that Chicago had a record breaking raining season with huge wind damaging disruptions and we have been pushed to try an accommodate 3 times the call volume that we normally do.
