On the phone, I immediately felt the owner was trying to sell me on a second layer for the roof without even having seen it, when all I was asking for was an inspection! I was put-off by this but thought since they are so highly rated on Angies' list that maybe he just misunderstood how NEW our roof is and the goal of their visit. I thought that would be cleared up when they came out in person. I did appreciate that they agreed to come out the very next day and showed up on time. They promised to give us a recommendation and quote the very same day. Since the decking company has to wait to install the new deck until the roof inspection was complete and necessary repairs completed, time was of the essence. Once there, Roger started to take pictures and measure the deck. When I asked him what he was measuring for, he said a new roof! I told him that we didn't need a new roof, but he replied that that was what he was told he was there for. Unless we were having problems, why would a roofing company try to sell us on a second layer for our roof that is 5 years old max? I clarified with him that we just wanted an inspection of the current roof to detect any areas that might require patching and to examine the leak on the 4th floor to determine where is was coming from so it could be fixed. He did not seem happy about this. He handed me his card and said they would email me the quote later. I never got anything from them at all. They never followed up at all. I am 100% sure that they have my email address since we communicated by email right after our phone conversation, so there is no chance that it was sent but I missed it! I would never recommend working with this company to anyone. We had a second roofer come out the next day since this company dropped the ball and they inspected the roof, said it was in great condition apart from one area near one of the air conditioning units that had finger sized gap that is most likely the culprit for the small leak on the 4th floor. They got it fixed and sealed promptly for a reasonable price. It was a great experience and I'm left wondering why TQR couldn't take care of this? If we had had a good experience with TQR, I would have continured to use them in the future, including down the line when our roof did actually need to be replaced. As a busy real estate professional, I would have also recommended them to my clients! It's unfortunate I wont be able to recommend them to anyone.
Description of Work: We are doing a re-deck (keeping the framing, just replacing the boards) on the rooftop of a 5 year old building and wanted 1) an inspection to find out if any preventative maintenance was required before putting down a new deck and 2) to determine where a minor leak in the 4th floor common hallway was coming from and to have it repaired.

Response from Tans' Quality Roofing Inc
Here is the emails we corresponded with after this Negative Review, Larry Tansey Hello Marilyn, I read your review about us on Angieslist, and I do not think it was very fair. Attached are pictures our Estimator took during your Free Estimate. He found the deck does not have protective padding underneath each joist support, and the roof actually has a low spot where water is sitting. He was told the door leaks, but cannot see any flashing under the threshold. As far as I can tell, we did not try to sell you anything yet. I think Dan may have mentioned it might need another layer, which is something we see a lot of. This roof however needs more than just a layer. Sincerely, Larry Tansey ------------------------ Reply back from Member, 11-01-13, Unfortunately, you are sending me these pics after the fact. You should have sent the estimate and pics the same day, Tuesday evening, with the estimate, as promised, or at least the following morning. I highly doubt I would have ever heard back from you if I hadn't written the negative review. In fact, I still have not received any estimate from you, and we are Friday, 3 days after you promised me the estimate. If you would like me to reconsider my opinion of you, I would acknowledge your lack of follow-up and provide a proper estimate. Thanks --------------------------------------- My reply back to Member, to which there has been no further communication, Hello, I deeply apologize if you were told we give out our Proposals so quickly. This time of year is very busy with everyone who is leaking, and are worried about Winter approaching. Your Proposal was in line to be written this morning. But after I read your very negative review about us, I wanted to look farther into your issue. I am not even sure what kind of a Proposal to write at this point. For the door leak, it will need to be removed, any damaged wood replaced, the threshold flashed, and the door reinstalled, we could write that up for you. But for the rest of the roof, to correct the low spot, we would need to remove the roofing materials to determine if there is a broken or damaged roofing joist. When the roof was installed 4 years ago, it was supposed to be pitched correctly so water does not sit on it for more than 24 hours after it rains. We could patch up some of the damage our Estimator took pictures of, but you will still have a problem with the deck gouging into the materials because it was not installed with protective padding. Please let me know if you would like a Proposal to fix the door threshold, and do minor patching around the roof. Sincerely, Larry Tansey

The service was fast, friendly and apparently thorough. At first, the contract was for reflashing the chimney. When the crew was up on the roof, it discovered and completely documented with mobile phone photos other damage. The crew leader phoned his boss, who got back to me quickly. It was agreed that the repair should be done at cost of materials and time. This boosted the price by $150, which I considered very fair. When the work was finished, the crew again documented the situation. The work was to stop a leak that had done some interior damage, which also has been repaired. Because leaks take a lot of time to show up, I can't vouch for Tans' work but I have a gut feeling that the company did a good job. This feeling is based on the personal and professional interaction with the bosses and the crew. I thank them enthusiastically.

Our 3-unit East Village condo was built in 2000. Due to the original developers shoddy workmanship, our garage roof had developed numerous leaks and water related damage. The beams had deteriorated, and mold was developing. Tan's to the rescue again! (this was the second time our condo association has hired Tans' Roofing). They were knowledgeable, pro-active and responsive in evaluating the problem and recommending a solution. Every aspect of the job was discussed in detail, and the project estimate was reasonable and fair. All work was accomplished in a timely and efficient manner with quality materials. No need to look further for quality workmanship, price and professionalism From start to finish Tans' is tops. I highly recommend them for their excellent service. Jan Strizek

Tans Quality Roofing did a good job, were responsive to questions, and were professional and courteous. The work was done on the scheduled day, was completed in one day and appears to my untrained eyes to have been done well. No problems with the roof since then. TQR was good to work with, and I recommend them for roofing jobs.

Tans was great. I had a lot of questions about the work to be done as the issue was periodic--but not consistent-- leaking of the roof at the ridge. I wanted to understand what might cause that and how it would be fixed with their proposal. They were very patient and thorough in answering all my questions. During the inspection, they identified the issue with the PVC vent pipes. When I checked deep in the attic I saw that indeed there had been leaking there. They were creative in the downspout move, suggesting that the gutters and downspouts be switched to accomplish drainage into the alley. The crew was professional, efficient, and answered my questions. They cleaned up the area thoroughly. I received the inspection and post repair pictures via email for my records. Billing was a breeze. And the best news is, no water leakage during fierce storms since the repair!
Description of Work: Tans replaced the ridge vent on my peaked roof, as well as replacing the flashing around PVC vent pipes on the roof. I also hired them to move my garage roof downspouts to drain into the alley.

The work was done very quickly and efficiently and the quality seems good. Their price was not the lowest, but they did use good materials and offered a longer warranty on the work than others. We have had them come out to look at a couple of potential issues since the work was done (in both cases, it turned out there was no problem), and they have always been good about it.

These guys were great to deal with throughout the process. They sent someone over to look at the damage and the roof and estimate the price. We had a little confusion over the quote, but it only took one email to get that straightened out. They came to our building on time, fixed all of the issues on the roof (several seams were old and had separated, and they sealed around some ductwork), took lots of pictures, and let me know that all was done. I had paid them in advance so they didn't have to follow up, but they did. They sent me all of the pictures and listed everything that was done.

We had TANS come out in December 2012 because we had a leak in our attic and we couldn't find the source. After discovering that the roof wasn't leaking but, rather, the furnace was causing the leak, we didn't need his services. However, during his initial visit, the contractor looked over the entire roof and gave us some potential problem areas and indicated that he's very surprised that we hadn't experienced leaking near the chimney. In July 2013, we discovered a leak in the attic near the spot that he had indicated, but behind another wall (and that's why we didn't see any water damage). Because of TANS' professionalism and competence, we called them in August 2013 to repair this leak. They came out and, after discussing a few other problems we've had, he pointed out the source (cracked gutter and downspout) and included that in the estimate. The crew was very polite, but arrived 20 minutes late (not a big deal at all) after we agreed on a date that worked for both parties. Larry visited the site during the day to ensure that the work was being done properly, as he said that this job was a little different than their normal jobs (fixing multiple small problems). The work was done well (no more problems) at what I deemed a reasonable price. We plan to move in a couple of years and, rather than oversell us with a big roof repair, TANS agreed that the roof was strong enough to last about 5 more years and it would make more sense to fix the immediate problem. Very trustworthy. I would certainly hire TANS again.
Description of Work: Repaired and replaced flashing where tar was previously used to seal around the chimney and replaced rotted shingles, replaced a gutter and downspout, put in an additional downspout, and replaced a small section of wood siding.

Tan's was the third company to come to our house to give us an estimate on a new roof. We were rather surprised when the gentleman, who came, never stepped foot on a ladder. He just took some pictures and said he would Email an estimate. Never asked if we had questions or concerns, nothing. What a huge turn-off for us. Especially when the first company that came out went on the roof and in our attic, sat down with us to discuss materials they use and recommend, and answered all of our questions. I can't hire a company that doesn't want to talk to me on the day they come to look at the job. If they can't talk to me then, what makes me think they're going to talk to me during or after the job? Also, their quote came in around $1,300 over the other two estimates.

This report is late, however, I did write one up in 2010, but must have left it in draft. Chose TQR because 1) they recycle the debris and 2) they were experienced with applying the reflective roofing that I wanted on my house because I am located in a heat island in the city of Chicago. Started talking with TQR in April of 2010 to find out what the cost would be for what I wanted, as I had to apply for a loan for this project. Kept in contact with TQR deciding on type of shingles and dormer material roofing. Also, because I belong to the bungalow association, needed their ok on the color I could use. During this time TQR sent me info and dropped off samples so I could get everything set up by the time the loan was approved. TQR altered the contract as changes were made as to material/color to be used. When the work was finally able to be scheduled in July, TQR was on time, used a truck instead of one of those big dumpsters to haul away the debris. This was good as I didn't have a dumpster stuck in front of my house for a week. Every day before leaving they cleaned up. You would never know that anyone had been working, which was greatly appreciated, as I have dogs and problem neighbors on one side of the house. It took 3 days,7/8/2010-7/102010, to complete the job, which is what they said it would take. Was sent pictures of my roof before and after, which is a nice thing to have. TQR continued to be helpful after the job was done. At tax time, I was able to take a credit for the reflective roof, but did not know how much til I spoke with tax consultant. As the total job could not be taken as a credit, TQR sent me the info I needed. And, just recently, I had new gutters installed and because of how the dormer roofing material is attached to the old gutters, it had to be cut and repaired after the new gutters were installed. I wanted to make sure that the roofing subcontractor used the correct material to repair the dormer, I sent email to TQR asking what I needed to tell the subcontractor and they responded with the info I needed. Of the major projects I have had done, TQR had the most detailed contract.
Description of Work: Removed all roofing material from house, replaced damaged decking, flashing where necessary. On the dormer, removed gutters and replaced any rotted fascia, installed new soffit and aluminum fascia. Installed Certainteed reflective roofing shingles, and Certainteed White Granulated Modified Bitumen on dormer roof, installed Continuous Ridge Vent System. Hauled away all debris and left my property in pristine condition before they left each day.

Excellent job. They arrived on time were very professional. Explained exactly what they were doing and why. My gutters needed new flashing and the 4-inch (incorrectly installed before I purchased this house) was correctly replaced by 3-inch flashing. Tan's also used screws instead of nails to keep it place for longer. The pitch of the gutters was also corrected so the water would train properly. They also unclogged and clean them. Overall, they were on time. Professional. Tan's even cleaned up: so much so that you would have never known they were there. I'm very pleased. Since having the gutters fixed water no longer pours off my roof and is drained properly.
Did not use Tans's Quality Roofing mainly since they came in highest on all 5 bids I received. However, they were more than polite and professional. I would consider contacting them again for additional work!

This spring a number of leaks developed in our condo building's low-slope roof, primarily due to shoddy flashing work performed by a tuck pointing company a few years prior. Since the roof was close to the end of its life anyway, we decided to simply replace it rather than get an expensive but short-term fix. Tans' was not the cheapest estimate we received, but it was not ridiculously more expensive either. We chose Tans' because of their Angie's List ratings and reviews as well as from the sense of professionalism and competence they portrayed. Since we had gotten into this situation largely because we went the cheap route a couple years prior, we didn't want to make the same mistake twice. The work took about one week to complete, and Tans' crew was prompt, courteous, and professional. They took many pictures to record their progress as well as anything they found that they wanted to bring to our attention. This documentation was greatly appreciated, especially since we didn't have to request it. At all times Larry and his team were on top of things and kept us in the loop. We would happily work with Tans' again in the future.

This was a a smooth service call. The estimator showed up on time, provided a clear estimate (more on this later). Team showed up on time, worked quickly and the leak has since been resolved. Repair work on the decking was done professionally and all trash was removed. Estimate was classic in sence of providing 2 options, the second being large/expensive enough to immediately drive the first. Overall the service was priced fairly however. MVS

TQR were great. They were quick to respond to my request for an estimate, arrived punctually at the work site, did all the work efficiently and to a high standard, and cleaned up so that you would never know that they had been there (apart from the repairs of course). They were also very reasonably priced. I would recommend them to anyone who wants an efficient and professional team to repair their roof, and get good value for money at the same time. We contacted other companies about the repairs, but their estimates were either too high or they didn't even bother returning my calls. TQR was a pleasure to work with.

Called provider due to Angie List rating and close proximity to the bldg. $4000 quote received into my Spam folder with no option to repair, tear off only. $3780 with the "Angies List" discount No other follow up. I discovered the quote a week after it was sent while checking my Spam Folder. I have no experience on their work but, Price is too high. $500 per SQ on a simple Hip Garage roof is double market price. Will not be pursuing any further and will not consider for other properties I own.

This Garage Roof the Member mentions just needing a simple repair is understating it's current condition. All the plywood at the edge is rotten, our Estimator lifted the shingles and can see there was no Ice-and-Water Shield or Felt paper used under the shingles. This was a dangerous roof to replace, so it was priced accordingly. There is no possible way to repair this roof without replacing more than 50% of the materials. We did not overcharge for a roof replacement. Larry Tansey
