Dave and his crew were extremely professional throughout the process of completing our project. The entire project took about 3.5 weeks, but included a lot of changes to the old bathroom (plumbing, sheetrock, exhaust fan, etc.) There were some small issues along the way due to the nature of the project (it's a 100 year old building), but Dave personally came out and offered solutions any time something came up, and the solutions he proposed worked out great! We are extremely pleased with the end result and will keep Dave and Samanco in mind for future projects. My only negative was we initially were scheduled to start work in mid October, but he had a few projects that got backed up and our work didn't start until November...that said, they are busy for a reason and I wouldn't hesitate to rebook them!

The project went smoothly and results were fantastic. Dan came for an initial quote and spenthe time almost as a design consultant recommending certain improvevents that made a huge difference. We were on a budget and Dan was very frank and up front when certain work was "nice to have" vs. "must do" which I really appreciated. His teams were personable, professional and extremely efficient. Samanco is not the cheapest, but the importance of having a contractor that is easy to communiate with, responsive, honest and takes a personal interest in the work they are doing can not be overstated and I'd absolutely recommend them to my own friends and family.

Terrific experience, so happy we chose Samanco for our bathroom remodel. Dan and his team were professional, punctual and skilled craftsmen. They were able to take a cramped bathroom and closet and totally transform them to a room I don't want to leave. The disruption was minimal and they finished ahead of schedule and just under budget. The tile is beautiful and the new vanity and fixtures are amazing. Next project - KITCHEN - and it will be with Samanco Construction. While they weren't the cheapest quote we received, the quality and experience are worth every cent.
We have used Samanco for a prior job when we needed to remodel our master bathroom. From start to finish the job went smoothly, on time, and on budget. We recently had Samanco return to remodel our kitchen. This was a much larger undertaking including working with us on a total redesign and removal of walls. Dans team showed up every morning on time and ready to work. When we ran into some material issues the guys worked quickly to find and acquire alternative products to keep the job on pace. The workers cleaned up everyday and reviewed progress every morning. We could not be happier with our new OVERSIZED kitchen. WE LOVE IT!!! I was given a reference of 5 contractors from Angie's list. Samanco construction was the only one out of the 5 contractors to answer my call. However, I called for an estimate and they quoted me 350.00 for an insurance inspection. It took 3 more weeks to get in touch with them to collect my information to start the process. Then, when I was able to finally reach them the receptionist stated that they are booked.

Super-well, especially judging by horror stories I've heard about other contractors! The guys came on time almost every morning & stayed all day, and were done in less than two weeks. Minor hiccups were unavoidable--floor tile was delayed by a week, wrong cabinet color was ordered, dishwasher delivery was delayed by a week--but all was quickly remedied and to our satisfaction. We also found out about the "Dan's List," whereby the guys could do some other extra work at a lower price (they installed a new bathroom fan for us) since they were already on premises. They were all quite pleasant to have working in our home. And I really enjoy being in my new kitchen!

Dave Belder, the contractor, couldn't have been nicer or more personable. He was also very professional. The plumber and subcontractor who did the work were meticulously clean, reliably on time and obviously dedicated to doing a good job. I asked Dave to choose the tile to match my floor and ceiling tile as I did not wish to go tile shopping. He chose identical matching tiles. I asked him also to choose a brass hand-held shower head and faucet. Again, he delivered as well as finding brass trimmed shower doors. Brass is hard to find these days. To say the least, I am completely satisfied with the work and would recommend Samanco Construction to others. I now have a master bath that I can enjoy.

I'm really happy with our recent bathroom remodeling job and would definitely hire Samanco to do any other remodeling we might plan in the future. Dan came out quickly to estimate the job and gave us some good advice on how to maximize our space. I appreciated how easy it was to talk to Dan in person and also how quickly he answered questions and concerns via email. Communication is key with projects like this and Dan was the best. Our crew, Peter and Peter, did a great job. I was impressed by how much they knew about so many different areas of construction. They were experts in tiling, plumbing, wall repair, painting, and demo. They were really intelligent problem solvers as well as really nice guys to have around the house. It was a pleasure to work with them. (An extra bonus was that they were super clean and kept our house from getting trashed during the construction.) Dave came to see us (and was within the targeted window with calling to confirm the night before) and instead of trying to sell us services we didn't need, he was honest and recommended that we take a conservative approach. He thinks our issue may have been tied to a one-time occurrence and advised that we paint the water stains (as no mold appears to be present) and see if the water seeps through again. At that point, we can get more aggressive and start digging into the ceiling if need be. It is so refreshing for someone to not automatically recommend unneeded services (as another vendor did over the phone without even seeing the leak in question). If we need any repair work/remodeling that Samanco offers we will be sure to call them first.

They did a good job over two days of work. There was one incident where one worker opened the door to a closed room in one apartment, and had to be scolded for doing so. Other than that, the workers were accommodating and professional. Dan, at Samanco, was very professionall and when the showroom didn't have an item ready for pickup when they stated it was ready, Samanco had to adjust their work schedule to complete the pickup and finish the work. This they did within the same week, and I was pleased.
Description of Work: Samanco picked up and installed two vanities and one medicine chest in my home with two apartments. They removed existing vanities and one medicine chest, and also painted one wall in one bathroom. I purchased the vanities and sink tops from a showroom and Samanco picked up the items from the showroom and brought them to my home for installation.

The rep, Dave, came out and looked at the job. We had purchased the floor covering as well as the supplies needed to complete the job. The area needing covered was very small but Dave gave me a quote of over $1,200.00. I think he either thought I was stupid, or he taking advantage of the fact I am female. I called another company who completed the job for $450.00. I chose the company from Angie's List and I am very pleased

I have dealt with numerous contractors on jobs of all different sizes, and my experience with Samanco has been, by far, the best as far as quality, price, time commitment, and expediency. Jerry and Thom showed up every day, on time, ready to work. Peter and Peter were called in to make certain the job was done in an appropriate time frame. They all paid attention to every little detail and went above and beyond in every facet of the job. I chose some difficult products and finishes that the guys had to deal with to install and the work was done beyond what I had envisioned. My vanity and shower door came in after the rest of the work was done, and accommodations were made to install them promptly, even though it was my fault they were not available on time. Dan Gbur gave me a great price, came by often to check in, and gave great design advice. I never felt like any question was silly, and Dan was available when I needed to contact him for any reason. Honestly, the only reasons I really contacted Dan was the fact that I loved what was going on on my home! I will be doing my kitchen and other baths in a couple years. I won't be calling anyone else. There aren't enough words to convey how incredibly pleased I am with the work done, and just as importantly, how it got done. Do yourself a favor and give Dan Gbur a call.

The estimate was competitive and Dave Belder provided some consumer guidance on where to purchase the bathroom fittings and accessories, as well as validating some basic design elements. We were very happy overall with the work. The contractor we worked with, Dave Belder, was very friendly and easy-going. He worked with us to understand what we wanted and make sure it happened. The two workers, John and Peter, were extremely hardworking and conscientious. They were careful about keeping things as clean as can be in a remodeling situation, always protected our floors and rugs with drop cloths, and were considerate of our space. They were in our house every day starting at 7 am for several weeks, so this was important. There were a lot of detail decisions that had to be made along the way, which was our fault mostly. In retrospect, it would have been good to have a designer to help predict the many decisions. For example, in our shower, we had to choose where to position the shower controls early on for the roughing in of the plumbing. We later made decisions about a decorative tile stripe, and didn't take the position of the controls into account, so they are in the decorative stripe. John and Peter caught many of these issues as we went along, and we adjusted plans, but it didn't always happen! There job was to execute, so I don't blame them. We made changes to the plans, for example, we were planning to leave the basement ceiling, a tangle of A/C ductwork and pipes, completely unfinished, but when the rest of the room looked so clean and beautiful, John proposed painting it all black, and we are very happy with the results. It would have been better to plan this ahead of time! In the master bath remodel, we changed our minds about the paint color after the initial painting, and after the quartz countertop had been installed. It would have been better to get the painting done first. There were some things that had to be redone due to errors that I think the workers should have figured out, for example, a light switch / outlet had to be repositioned to accommodate the drawers on part of the vanity. The only major problem (which they fixed promptly) was the new tiled shower floor. There was a dip in one corner that led to a puddle collecting. There were several problems that they fixed that were revealed in the course of the work-- for example, fixing some roof flashing that had not been done properly that was exposed when they opened up the bathroom walls, and insulating a previously installed exhaust fan. My one frustration with the process was that we ended up having to go purchase items that I thought the contractor should have taken care of. For light fixtures, etc. where there is a design choice to be made, that made total sense, but there were times when I was expected to get construction pieces (e.g., light cans, P traps) that they should have gotten. All remodeling projects of this medium size have some glitches -- overall, we were very happy with the work that was done and would definitely recommend working with Dave Belder, John and Peter.
Description of Work: 1) Did a minor remodel of our basement, including drywalling open sections of wall above concrete, adding a wall and door opening, putting up a wall and doors to crawl space, cleaning and painting concrete floor, painting walls and some open ceiling (ductwork and pipes), and adding electrical outlets. 2) Complete gut remodel of a master bath -- shower stall, not tub. 3) Minor remodel of a powder room -- painted and raised vanity, skim-coated and painted previously wall-papered walls (we stripped the paper ourselves).

It went just as planned. Literally. No hiccups along the way. They were able to handle the building's requirements with no problem (and that's a tough task!). They talked us through this entire process. I was very confident throughout the entire job that things would turn out as planned.

Samanco was hired for a gut rehab of our kitchen, which was located in an addition to our 1870s home. On demolition, Samanco discovered that there had never been a proper foundation built for the addition, that the supports were rotted (there was a second floor on top of the kitchen supposedly being supported by them), and basically that the exterior walls needed to be rebuilt. Although not part of the initial plan, Samanco worked to rebuild the room correctly, finding subs to dig and pour footers on short notice, and rebuilding the exterior walls. They had to install temporary supports to keep the second floor up. Less unexpected, the plumbing and electric was shot, and some other plumbing issues were discovered that had to be addressed. Samanco thankfully handled all the surprises and saved our house, basically! Dan and Jerry were amazing to work with through the entire process. They were great communicators, and we are extremely satisfied with the end result. The attention to detail and craftmanship is excellent. We now have a safe, functional kitchen that has been built correctly. And it is gorgeous, too! Pricing was very fair. Of course the price went up when we found we were basically rebuilding the addition instead of just renovating the kitchen. And the timeline of course became longer when the scope of the work changed, but it was still done in a timely manner given all the work that had to be done. Samanco did an excellent job and we would not hesitate to hire them for another big job like this. We would highly recommend them to anyone looking for a contractor.

I am so happy with my new remodeled bathroom, and I have Samanco Construction - Dan, Max, and Voitek to thank for that. I contacted Dan via Angie's List, and he quickly responded. He visited my home, we discussed my project, and that same afternoon I received an itemized proposal which I accepted. I delayed the project until after Christmas, but it was Dan who called me late in December to see if work could begin the following week. I quickly agreed as I had already purchased the needed materials and was anxious to begin. Max and Voitek arrived early (by 7:30 a.m.), introduced themselves, and then took great care in spreading drop cloths from the front door of my home to the back door, protecting both my carpeting and my newer kitchen wood floor. They removed the toilet (which I was going to keep), an old vanity, and medicine chest. They removed the wallpaper and actually preserved the integrity of the underlying drywall, saving me some money in the overall project. They were so conscientious in trying to minimize the inevitable dust and dirt that accompanies any remodeling project. Even removing the old glass block window was done with a drop cloth outside on the ground to keep the area as clean as possible. Max and Voitek asked my opinions on several aspects of the project but also made suggestions when I asked for their advice. Removing the tile floor wasn't that difficult until it was discovered that the previous owner of my home had installed that tile over yet another tile floor embedded in concrete. The right thing to do was to remove that tile which they did, but it was hard, hard work. Once that was removed, a new subfloor was put in place - all done the right way! The tile work is beautiful - the floor and the walls - the placement, the grouting, everything about it is just perfect! A shortage of tile required a trip to the tile shop which Max undertook as I was not home at the time - again, resourceful, responsible, and professional. Each day Max and Voitek cleaned the area as much as possible before they left. Dan visited my home about a week after the project began to check on both the progress, and, I think, my satisfaction with the work done so far. The work continued - so fast, I think. From start to finish it was about 13 days, and I have a beautiful new bathroom. In addition to that work, I had also asked for a handrail to be installed going down my basement stairs. Once the bathroom was complete, that project was completed. Next on the list was fashioning, constructing, and installing some type of spindle railing on the stairway going up to my second floor. Max did a great job on that, too! I am repeating myself, but I am so happy with Samanco Construction and all the work my project involved. In fact, I am having Samanco -Dan, Max, and Voitek - do another project for me in the early spring. Thank you, Angie's List, Dan, Max, and Voitek.

They were punctual, respectful and great to work with throughout the entire process. When we had some trouble with a supplier on a custom door, it pushed our timeline back, however Samanco worked with us to be able to adjust their schedule to accommodate when the final pieces did arrive. Over the course of the work, I got to know them and we had a very open line of communication throughout the project where they were comfortable with asking questions about details of placement or color and we were able to sort things out very quickly (or I could call my significant other to confirm something). They never rushed us and we felt like they were truly committed to making the work in our house not disruptive and also get the best quality with balancing solid craftsmanship and time. I feel like our house is much warmer this year than the last because of the advice and care they took to provide more insulation. I'd work with them again and recommend to a friend without hesitation.

Contacted Dan and he was prompt at coming by to review requirements and provided estimate within a day. We had a goofy electrical job, and he provided confidence they could work around it. There was some extra work that was needed outside of original quote, but we knew that might be the case. And they provided heads up before performing extra work. In the middle of the project, we had an unrelated water leak, caused by original home builders. Dan was able to get a crew member to our house within the day to open the ceiling and identify the problem. He did not charge us for this work, which we absolutely appreciated!

Over several years, I have coordinated and financed five residential construction projects and one major commercial renovation totaling just under one million dollars. In every respect, this was the best experience of them all. I purchased a Chicago two flat as an investment and to provide a rental for my daughter. The property built in 1893, looked neglected and needed work. I will spare you the personal details of our side drama, but this job was complicated by a set of unforeseen circumstances, ,just bad timing and I live out of state. What it meant though was that I needed this renovation started immediately, at the peak of the construction season and completed in 6 weeks. I expected the worst but got the best when Samanco's owner Dan Gbur, responded to my call. Some contractors I called didn't call me back and the ones who did made it clear I would be waiting my turn. Dan looked the job over and remarked, "Well, I will see what I can do". To my surprise, demo started a week later. I soon realized that Dan's words, which sounded like a "maybe", were every bit as much the guiding philosophy of Dan Gbur's business. If it is possible, Dan will make it happen. His crew of talented workers only know one way of doing things: the right way. They arrived early and left late. They took visible pride in their work. They shifted gears easily when the expected "unexpected" happened like the discovery of cracked lateral vents, collapsed clay sewer pipes and mysterious second floor water leaks. Dan was on-site daily and available to me by text and phone. Not one request, addition, or change-order was forgotten. I kept adding items to the list. Neither Dan nor his crew flinched when I started a sentence with, "As long as long as you are here...." The final result is simply spectacular. It is truly amazing and I am so very grateful that everything, including the extras, expected and unexpected, was completed on time as promised. I will try to upload some before and after pictures but I doubt my photographic skills will do the transformation justice. The final product has increased the value of the property several fold and my daughter has a wonderful updated apartment.
