I'm a real estate investor and used Pino's Construction on 2 single-family rehab projects in Chicago. Pino's Construction appears to do good business. I've seen their work on the North side and had even visited the owner's personal residence. David Pino came in halfway during the rehab of the first single family renovation. The project turned out pretty well, however he was often unresponsive and there were a few mistakes. He told me that things would go much better on subsequent projects because he would be handling project management from the beginning...sounds reasonable. When David started on the second project, I soon realized that things would not go well. There were MANY days that the property was not being worked on. He was not managing the project and instead had a horrible project manager that had a limited knowledge of construction. These factors caused an 8 week project to stretch into a 5 month project costing me thousands of dollars in holding costs, taxes, utilities, etc. There were also MANY things that were paid for and scheduled for completion were not or done poorly: Skylights not installed. Interior stairs poorly installed. Premises left dirty. Air conditioning compressors not installed. Minor electrical issues. P-trap was not installed in the basement floor drain requiring that the floor be re-demoloshied. Poorly installed entry door. Glass shower enclosure not installed. When you visit the Pino's Construction website, you will see gorgeous pictures of renovated properties. I was assured that my renovation would be completed with comparable quality given the 6-figure rehab budget and a property value approaching $500k. Unfortunately, my project was assigned the "B-crew" and I was forced to hire other contractors to complete the project. I have hired a law firm and will be filing a lawsuit.

David's original quote was reasonable - and his team was fast. but the reasonably priced contract then kept getting bigger and bigger and bigger - there were at least 10 change orders "necessitated by David" for "unknowns" -more wood needed for the upstairs ceiling. Another 2 beams needed for construction. plumbing extras (necessitated by city so he said) . I think he likes to come in at a great price, and then jacks it up with the change orders. The challenge is trying to get out of it. The city permits had his name on it. the architecture plans. so removing him before we got the rough inspections proved very difficult. They also got the permit yanked for digging a foundation without having it fenced off. they would blame it on neighbors that kept calling the city inspection office, but they should have known that tying a yellow caution tape between 2 garbage cans wouldn't cut it. they would probably blame the foreman at the time too. David is quite charming but deflective. I would NOT in a zillion years recommend them. there was also a lot of "he said she said" and even when we put things in writing they would reply that it wasn't what they told us or what they meant. bad bad bad. we actually did pull them after rough inspections and hired Jepes Construction to finish the drywall, trim, etc. Jepes was awesome. Pino still had to come back for final inspections on electric and plumbing and HVAC. not surpassing, electric didn't pass - wrong outlets and wrong fire alarms. And then their plumbing sub-contractor (we'd learn later) didn't do things right and we had to re-do plumbing. it was a red hot mess, and i actually can't believe the city didn't remove their license.

His work when he first does it looks good but after it doesn't. This is something that a customer can't tell initially. The roof on the garage is leaking. The garage door got stuck. I think it is because he is using cheap materials. I am not happy with him. I gave him an opportunity to fix it and he didn't take advantage of it.

I have been very pleased with him. I would highly recommend him.

They were very knowledgable and did an excellent job. They cleaned up behind themselves. I am very satisfied with the quality of the work.

He has done multi projects for us. So the price reflects multiple projects. He did a wonderful job and had a great estimate. I have recommended him to others. On one project we were not happy with the contractor doing the job, I confronted David, and he actully fired that person and gave me someone else.

We have had a lot of bad experiences with bad contractors in the past and I told David Pino this from the beginning & he understood where I was coming from & put that into action. I expect a company to stand behind their product and he does that. He's punctual, he's professional, when he starts a project he gets in, he does the work and he leaves. He listened to us and he responded to and did what needed to be done to complete the work. I really like his responsiveness. As far I'm concerned, he's stellar. I have never worked with anyone like him in my life. If I ever have another project, he will probably be the person I call on.
