When we called them, they did not seem to enthused to drive to the suburbs and give us a quote. As a result we did not contact them again.

I am the president of our Condo assoc for 13 yrs now . I have been the primary person to contact, and deal with contractors for all the work we have had done on our property. It is an old building, so there has been plenty to do. We have also been Angielist members for many years. Jose provided a good bid for the work. We were skeptical at the low price, but given the other Angieslist reviews we decided to use him. Firstly, the work took more than 3 weeks to complete. He told me it would take 1 week. His crew would break up concrete, then disappear for a few days, then come back and do some more work. Then again be gone for a few days. We are a 3 story condo building. It was greatly inconvenient to not have a sidewalk, or be able to get into our basement where all electrical boxes are and all owner storage units are for 2 weeks. It also became apparent, very early on, that Jose did not understand English well. And he often was not at the job site. The work involved shoring up our 3 story deck to put in the new patio, a new retaining wall and a new pad under the stairway of the deck. The old concrete had started to sink and our deck was leaning due the sinking concrete. This was the primary reason we had contacted the 4 other contractors we had for the work. As the work progressed, Jose notified us that there were insufficient piers below the 6x6 deck posts. He recommended that the proper 42" piers be put into the ground for the deck supports. He said they would put in 4 piers, and that it would cost an additional $2000. Our original bill was $7000, so this was an additional 30%. I agreed that the piers were needed. As the work progressed it became apparent that only 3 piers were going in. The pad below the stairs?was just that a pad below the stairs. But Jose described this as a pier. I saw only a squared out area about 2 ft x4 ft dug below the stairs. Again, this was part of the original work requested, and the biggest reason we had started the project in the first place, to replace this pad. I feel that Jose did not understand the scope of the job to begin with. He came up with the bid on the spot. And when i asked him about the difficulty of shoring up the deck, he said ,"he knew what to do". The additional work was done without an additional contract. After all the concrete was poured I told Jose that it was apparent that there was no 4th pier, and so we were not going to pay for the 4th pier. I also noted some of the issues that needed to fixed before payment. The first being the fact there was no 4th pier. Next, where the old sidewalk met the new, there was a 1inch difference. The new sidewalk was 1" higher, than the old. This had to be leveled out. Next the lattice work attached to our deck was partially removed to put in the new retaining wall. It had to be restored properly. His workmen had put it back up wrong. I took it down. The basement was left a mess, and would have been a hazard for owners to even walk into, and there were a few things missing from it. A second contract was finally submitted. It contained the 4th pier and the charge for it. Which, Jose says was put in. I have photos of the work which clearly show 3 piers. To conclude, the sidewalk was leveled out. The missing items were returned. Although we got back a different 4x4, that is not ours. I cleaned the basement, as Jose who said he was coming back in an hour, came back a week later. The lattice was put back wrong 2 times. And the additional lattice pieces were taken, so we cannot fix it ourselves. I have asked for the missing lattice pieces. They have not been returned. Jose came back, like I noted a week later. I was not at home to supervise the work of the lattice restoration., nor did I know he was coming that day. I had gone over it with him the previous week. And couldn't believe it was done exactly the way I told him not to do it. Again, there is a language problem. I was upset that it had been done wrong, again. I sent an email stating this and the fact that we would not pay for the 4th pier that we did not get. And we would have to purchase all new lattice and have it installed. I deducted $500 from the 2nd contract (that we had never signed) and deducted another $350 for the cost of new lattice and installation. And left a final check for him. Jose cashed the check and has since left several phone messages demanding the $850 that was deducted from his final payment. He has threatened to remove the concrete that we have paid for. I have responded to him via email, as I do not think he understands English very well and prefer to have everything in writing. At this point I do no want him on our property any more, and simply want the harassing phone calls to stop. We feel the final payment was fair.

Overall we're very happy and we would use Jose again and recommend him. Any time work like this is done I stress about workers setting stuff down near my landscaping or making a mess. Granted it's not possible to do all of this work without some disruption. Jose's team was overall nice and respectful. I think the job scope and budget became larger than we initially planned and Jose could have predicted that a little bit better. However, in the end the job turned out better and we did everything we wanted instead of just doing part of it. Communication was fine overall but even a slight language barrier can make discussions over cost and money more challenging. Having said that, money discussions are never fun. One of the things that most impressed me was that Jose was in there working hard along with his team. This is a major thing for me. With some tradesmen I'm bothered that I'm talking to one guy, and paying that guy, but another guy is doing 90% of the work. It's like I'm paying two guys (likely disproportionately) but only getting one. That was not the case with Jose who is very hands on and vested in his business. In summary we are happy with the work, Jose addressed any of our concerns, and we recommend him.

Project is pended until next year..Mr.. Perez was very knowledgeable and professional. I certainly would consider using him for future projects.

The company did a beautiful job on my patio. I chose the slate pattern and it turned out better than expected. The company left the area neat and clean and replaced the dirt they had excavated for the framing which I did not expect. The job took 4 days to complete with the sealant. I will know next year or later if the sealant will not peel off. He said that he only uses the best sealant and has had no complaints from customers but time will tell. I was very worried about sealants because of my past experience with it with another contractor who either used poor quality sealant or applied it incorrectly that within a year the sealant began peeling. I do recommend this company for their work. They worked hard and were very professional and neat.

Perez's crew did an excellent job they were very knowledgeable, polite and professional. They were also clean and prompt . There's still more work to be done, in the near future, and definitely we are going to contact them again.

I normally hate providing feedback like this because I find it tedious and I don't like the pressure of being asked to do it. So, it is no small testament to everyone at Perez Concrete that I strongly recommend their services. I was pleased with every aspect of the job, and when I asked if changes could be made, they worked with me on the fly to help give me the product that I wanted. Their quoted price was also SUBSTANTIALLY lower than other A rating companies I talked to.

Sergio Ruiz, work was clean. They were on time and did a great job. It went very well, we were able to communicate with each other. We will have him bavk for other work thas needed and I recommend him and his company very highly. We give him high marks.

I used them on April 27th. They're very good. They accommodated me without even charged and they use this truck to picked up some Gravels for me. If he said he was gonna be on time, I claimed upon itself and I have no complaints. I would use them in the future and a matter of fact, I will call them again.

He did the work and he did a nice job. I had one problem; in the sidewalk there is a little puddle of water that accumulates when it rains that doesn’t drain off of the concrete. Other than that, he is a good contractor and he knows what he is doing. He is very professional.

This is the second project for which I've hired Jose's services. He came out for an initial evaluation, gave me a reasonable estimate and useful advice about strategies for keeping water from seeping in along the side of the house. Within a week, he had returned in three visits; the first to build the forms, the second to pour the concrete and the third to remove the forms. Jose is a great concrete guy, and a very conscientious business person. Like with the first project Jose did for me, his wasn't the smallest bid, but I feel like I was getting the best value for the dollars spent.

It went well besides the misunderstanding on his part about the rail replacement on my back stairwell outside.

I solicited bids from 4 contractors for this project. Though Jose's bid wasn't the lowest, I felt that he was going to provide the best value for the dollar. The project started about 3 weeks ago. Jose and a member of his crew came out with an excavator and removed soil from a patch behind my house. That same day, they built forms for pouring footings for the 30" tall retaining wall. The following day they poured concrete. Several days later they returned to remove the footing forms and build forms for the retaining wall. (There were several days that passed between each step in the process--Jose was constantly interrupted by rain, high temps and/or personnel issues.) They next poured concrete for the retaining wall. After that set, they removed those forms, back-filled soil into the space bounded by the retaining wall, and topped it off with 8" of garden top soil. Finally, they returned to prepare, pour and finish the sidewalk repair and deck pad. I'm working on a gut rehab home and have had a dozen different professionals working on my home. Jose counts among the most attentive, detail-oriented and conscientious. Though several of the contractors I spoke with tried to talk me out of pouring the concrete wall, instead Jose showed me how he could do the job in a way that would be strong and attractive. I'm delighted with both the results and Jose's skills. If hiring Jose, be prepared to work a little harder to communicate with him--Spanish is his first language and details need to be repeated several times for thorough understanding. In addition, he has a tendency to state an arrival day and/or time and then not arrive until later. Neither of these issues were deal-breakers--I would without hesitation recommend him for any concrete work at your home.

Mr Perez showed up on time, completed the work as agreed and provided some suggestions on how to regrade so that the water would flow back to side walk. I was very satisfied with his work and will use him for some other projects next spring.

My brick house needed several concrete-related jobs done and I interviewed people from 4 concrete companies. Jose Perez was clearly very knowledgeable; he seemed very honest, and his proposed price was more than fair, so we signed a contract and I gave him a 50% deposit. He proved to be a skilled, hard worker and i'm pleased with all that he did, which was to (1) tuckpoint (repair damaged) two brick walls; (2) repair the concrete front porch which had pulled away from the foundation of the house; and (3) remove crumbling black-foundation-coated cover on lower part o the exterior wall and replace it with protective layer of cement, reinforced by a metal mesh; and (4) build a pitched concrete ledge along entire bottom exterior west wall of the house to prevent water from hitting the brick and cause it to deteriorate. Jose is bi-lingual, which much helped communications with my Spanish-speaking next door neighbor who was full of questions about the work. In fact, the neighbor told Jose that he wants him to tuckpoint HIS house too and possibly do other concrete work. As his work proceeded, I was much impressed with the quality and neatness of Jose's work. He never left any mess or clean-up at the end of any day's work, and the 2 contractors who are rehabbing my basement were so favorably impressed that they've take Jose's name & phone number for possible work in their future projects.
