"This was a very big win for everyone because not only did we get multiple offers (the highest one that we accepted was 13% above the list price, a personal record for me!), but we were also able to put together a case for the appraiser in such a way that the property ended up appraising at even $3k higher than the contract price! This absolutely could not have been accomplished without the assistance and cooperation of these wonderful sellers. They did everything I asked them to do and more, and it had a huge payoff. I already had an idea of the changes I wanted to make to my house (new back splash and counter top, new decorative accents, etc) when Nancy toured my home. I am a big fan of HGTV so I thought I had that piece covered. Nancy agreed with a lot of my ideas but also offered a brand new perspective on how to adjust my design plan to make a bigger impact. We also discussed finances and how much of a return I could expect if I sold the home in its current condition vs after making these updates.
I decided to continue with the updates. She gave me a name of three contractors she was familiar with. For one reason or another, none of those three worked out. She later remembered another contractor who was closer to my house (I was in Forest Park and Nancy wasn't as familiar with that area yet). The contractor she referred is named Raul and right away I got a good vibe from him.
Thoughout the short reno period, Nancy kept in touch. She answered emails almost immediately, no matter what time of day it was. She had the photo shoot scheduled soon after the reno was done and the place looked fantastic!
Her company uses an app called Showtime to schedule viewings and I loved it. It helped me keep our 10+ viewings that week organized. And then, a few days later, when we received multiple offers, Nancy helped me navigate that process and we accepted a contract soon after.
The one referral of Nancy's I would not necessarily recommend is her lawyer, Kevin. I'll rate him in another review.
I highly recommend Nancy! She's fantastic! Just be ready to hit the ground running. And be honest with her if you prefer a different communication style - she's the chatty, long- phone call type!
She recognized a lack of townhouses on the market and a surplus of people looking for them and pushed us to get our house staged and listed early to take advantage of the demand. She offered honest opinions (even though we may not have wanted to hear all of them) on updates to our home that would make it more appealing, removal of clutter, and optimum staging of our home.
We received and accepted an offer on our house within four days of its listing. She had obviously done her homework on the price, as we received an offer very close to our asking price. The sale price was higher than other real estate agents that we interviewed had told us we could get for the townhouse.
We thank Nancy for her assistance and recommend her to others who are trying to sell their home and want a pleasant experience (or as pleasant as buying/selling a home can be), but also honesty and good market analysis.

attention were all her great reviews and awards she had received. We had been
emailing her for over a year about the right time to sell our condo. We were
out of town owners and ended up interviewing her and another realtor while
visiting one weekend. We liked her easy going approach, flexibility and
willingness to do whatever it would take to get the condo successfully sold.
We appreciated the extensive research she did on the comps
and the options for renovations needed to sell the place quickly. She
coordinated with us over phone and email. She even coordinated with our
tenants, contractors and building staff. She helped identify and vet
contractors and oversaw the work that was done.
The first weekend our condo was listed we had 4 offers! We
accepted a cash offer and looked to close within 3 weeks. She did everything on
her end to help us close asap. However a legal issue came up that delayed the
closing. She was patient as we dealt with the issue. Our lawyer Kevin Barry,
whom she recommended, was amazing as well and he helped us navigate the legal
issue.
We finally closed within 5 weeks (still relatively quickly)
while not having to be present for the closing.
We were very happy with Nancy and would highly recommend her!
Over the next year, Nancy worked hard and diligently to find homes that fit our criteria and budget - which, admittingly was not easy!!! Our search spanned nearly every south suburb of the city, and grew over time from condos, to townhouses, to single family homes. She guided us through the process, gave us her professional advice and most importantly was patient with us as we worked through the thought process, and eventually decided on and closed on our first home in March 2013.
I would HIGHLY recommend Nancy as a realtor for anyone and plan to use her myself, again in the future.
Throughout the selling process, she was always available and at my request, provided insightful and thoughtful advice. There were some difficult decision points along the way, and I always had faith that I could count on her to tell me what I might not want to hear honestly and respectfully, and often with a little bit of humor.
As difficult as the whole process was, I know Nancy made it as bearable as possible, and even a little fun at times. I have complete confidence that she helped me get the best price possible. I would not hesitate to use her services again and have been enthusiastically recommending her to family and friends who are looking to buy or sell.
I found Nancy on Angie?s List. Even before we met, after I first contacted her via email, she sent me some data. I interviewed her at the house in person as well as another realtor and a ?We Buy Ugly Houses? guy in order to make a choice. The other realtor was good, and the Ugly Houses guy was up-front, but Nancy struck me as extraordinary. When we met, even before I had decided she
would be my realtor, she had more data about the neighborhood and its sales patterns, which she went over with me in detail. She advised me to sell the house as-is except to have all the ancient rotted-out wall-to-wall carpeting removed so the hardwood floors would be revealed. Excellent advice?the interior was transformed, and I'm sure this is one reason we got such a great price for the house.
We set a sales price that Nancy thought was realistic so the house wouldn?t languish on the market for months. My own research backed up the price she proposed. She and I hoped for a sale within a month. Instead, a bidding war exploded, which Nancy managed expertly.
P.S.: As I didn?t know any lawyers in Chicago, Nancy recommended Kevin Barry of Hawthorn Woods, and he was also remarkable--friendly, communicative, and savvy, and he totally went the extra mile throughout. Angie?s List doesn?t have a category for attorneys, so I?m praising him here.
The sale of our house was extremely easy and went very smoothly. We liked the photographer she brought in and she had good advice for what to do to prep for selling. Nancy had a good rapport with the buyers' agent and this helped everything go very smoothly.
The purchase of our new house was extremely difficult. The seller's people were difficult to deal with and we didn't know right down to the last minute if the closing was going to happen or not. It is a fantastic house so we stuck with it through it all. Nancy was really great through this and even as we were driving down to the closing she was on the phone with everyone trying to make sure that papers had arrived where they should have, etc. It was a stressful situation but she always handled it professionally and had good advice for us.
We really appreciated the hard work she did to keep this all together and would definitely recommend her to anyone selling or buying.
Within a week of putting the property on the market, I had a good offer. Nancy helped with the final negotiations and also with all the work leading up to the closing. We just closed today and I could not be happier with how smoothly the process went. Nancy made selling my property as painless as the process could be. I would recommend Nancy without any reservations to anyone trying to sell their place.
She helped us get our condo ready to sell and walked us through what to expect. Her expert insight helped us make our place look its best. She also had great ideas about how to price our place and list it in ways to attract buyer attention. At the same time she patiently took us out to see a lot of different homes in many different burbs and helped us get a feel for what we were really looking for.
Thanks to Nancy's hard work, we found a great house in Foreclosure in Oak Park and the next day got an offer on our condo! Buying a house in foreclosure is complicated and Nancy helped us navigate the process and connected us with resources to make the process work. We successfully closed on both the house and the condo in a little more than 6 months after we listed our place - which in this market is amazing! And truth be told the only reason it took that long is our buyer wanted to have the closing date after his lease expired - we had our place under contract after being on the market for 4 months.
I cannot recommend Nancy strongly enough. I say that because not only did she help us sell our condo at a price that allowed us to buy a great house in a stellar location, but also because I've had many friends and neighbors attempt to sell their similiar condos in the last 12 months and not be able to. These folks are now renting out their condos and trying to rent a bigger place. I believe the reason we were successful was Nancy's hard work.
