They did not respond to our first contact, but did respond to my follow up. He arrived on time for our appointment and gave me a very detailed estimate that offered a best case and worst case scenario in terms of what they might find once they tore out the walls. He was very professional, but their estimate was quite a bit higher than another company that we ended up going with.

It went very well. The work came in on time and on budget.They showed up every day, were very polite and cleaned up after themselves. When we had a few minor things we needed fixed at the end of the job (a stairway railing etc.) and they came back and got it done. We have friends that are architects (including our designer and project manager who worked with them) and even they say they did impeccable work. The tile work is absolutely beautiful. Their bid wasn't the lowest on the work, but their work is wonderful and well worth the money.
Description of Work: They remodeled our basement - a family room and full bath and stairway leading to first floor per our friend's specs. Replaced all fixtures, sink, toilet and built a new shower with tile base and 2 and a half walls of tile and 1 and a half glass walls with door. They installed electric radiant heat pads underneath the marble tile in the bath and family room and repaired and primed the dry wall. On the staircase, they removed a railing and walled in the stair, added a railing and a can light at the landing. They also added a step down into the family room that works beautifully. They demo-ed a closet and replaced with a lighted niche for a wine chiller. They also did some smaller projects for us, such as replacing a couple of rotted boards on our back porch and a bulkhead and made it all part of the same job.

Matt and Sarah from Mahogany came to look things over and provided a detailed estimate broken down by category. Mahogany's estimate was on the higher end of our range, but they definitely had the clearest grasp of the project and we trusted that they would carry out our wishes. We had a hiccup nailing the project start date because we were away on business the two weeks beforehand and had assumed that Mahogany was going to purchase certain fixtures/tile for us. This turned out to be a good thing however, as we are much happier with the finished result having personally picked all of these things out. Matt showed up with his crew right on time on the rescheduled start day, and the crew was always on time starting and finishing each day. Matt would show me the weekly time sheet for the guys, who were like roommates for a month! On the first day (maybe even the first sledgehammer stroke), there were a couple of big surprises: not only are the exterior walls of our place thick concrete, but all the interior walls as well. Secondly, since the bathtub had been unused for who knows how long (decades?) the plumbing was blocked solid quite a way down. What was going to be a two-day demo turned into a week of breaking rock and porcelain and hauling it away. Matt was a little taken aback, but redid the estimate sheet to show what the new costs were going to be. Considering the overall scope of the project it was acceptable. Work proceeded as planned after demolition, except for one thing: we had two desires that were apparently incompatible. First we wanted a wide pocket door (sliding door) into this bathroom to give us a little more space in the small adjoining bedroom. Therefore a portion of the wall would have to be removed and rebuilt hollow. Second, we wanted a swinging glass shower door rather than a sliding one on tracks. This door would have to be anchored onto the same, hollow wall. This apparently wasn't going to work in our case. The problem was that they had already broken the wall before telling us. In the end it didn't matter because the rebuilt (solid) wall looks exactly the same. But there was an uneasy day where we had to quickly decide which door style we were going to forfeit. Matt was always reachable by cell phone and came out at key moments in the project. Sarah was most helpful in sourcing and recommending fixtures/tile/etc at a discount. The crew were great neighbors in our small building. And they dealt easily with our limited parking situation. Near the end of the project, with the cost heading toward the top end of Matt's revised estimate, he capped the labor costs so that we knew what the final total would be. This way we stayed on budget. And this didn't stop Matt from making some changes at the end of the project, at my request. The quality of the work is outstanding, down to all the finishing details. Our guests always ask who did the work and we are happy to give them Mahogany!
Description of Work: The smallest bathroom in our condo (charitably described as a maid's bathroom but nearly unusable) had to be completely redone. Mahogany demolished the old bathroom (we weren't saving anything) and removed rubble, then built a new one to our specifications: custom tile on the floor, a glass shower enclosure tiled floor to ceiling, new window, and all new fixtures. Finally, they removed our old stacked washer and dryer from the utility area next to the bath and turned that area into a usable closet. They did this by putting our new washer and dryer on the other side of the wall, taking part of our hall closet. They also facilitated moving a radiator out of the bathroom, giving us a bit more space. Finally, they stripped wallpaper from an adjoining bedroom and repainted.

Fantastic. These guys are the best. Matt kept me from spending money that I wouldn't get back when we sold the loft even though it would have meant more money for him. They did all kinds of things I had not expected - e.g., sealing the marble, patching messes left by previous contractors, fixing the ceiling in the living room caused by a leaky radiator on the floor above, and - very importantly - Matt was masterful at dealing with the building engineers and the property management company. Oh, not to mention all the times they cheerfully accepted changes I wanted to make, even at the last minute.
Description of Work: Renovate two bathrooms - fixtures, hardware, floor, shower surround and glass door, painting, etc.
Not only would I use this company again, I already have plans to. What went well: I chose Mahogany from Angie's List because of their reputation for quality and delivering on time within budget. I was willing to pay more for this, especially given that I had never done any remodeling before. Matt and his staff provided very helpful recommendations, including knocking out one wall to open up the kitchen, putting in a small island, lighting design, kitchen and bath store, a kitchen designer at a home improvement store, tile companies, and a company to cut and install granite. Each time, at my request, he enlisted his designer to help me make choices that would work well together. Once he has enough information about the work to be done, he provides labor and materials estimate range, minimum to maximum. The work came in within range all 3 times and within schedule. The only deviations from schedule were those created when fixture and cabinet companies delivered late. Mahogany was flexible about those situations and worked out schedule updates promptly. The same crew worked on all 3 rooms - my understanding is that if client and crew work well together on 1 job, they bring them back for others if possible. The crew were punctual, cleaned up well, respectful, very congenial, did a wonderful job in all areas and came up with helpful recommendations on the job. Mahogany even requested that my last invoice payment go to a charitable cause they recommend, rather than to the firm. Wonderful! What could have gone better: I would prefer to have one main medium of communication: phone or 1 e-mail address both for Mahogany and for me. Because we exchanged all of them, each of us at times sent messages the other did not get or know to read. If you really want a particular detail attended to, be persistent. Some of my requests for the second bathroom were agreed to up front, but I never got them, sometimes even when asking about it more than once. If you have a design or installation question or concern, do contact the owner. I made of couple of decisions talking to the crew and the results, while still lovely, were not what I thought I was getting (language constraints). The granite company that Mahogany recommended screwed up the countertop measurements, visibly damaged a cabinet during the first failed installation and stuck me with a countertop cut we had not agreed to, and made very poor offer of compensation. I informed Mahogany of the fact that this company damages their reputation if they continue to recommend them (Mahogany does not contract, hire, manage them, the home owner does). I know the owner talked to his contact there, but I sincerely doubt it is any incentive for the granite company to improve service.
Description of Work: I had Mahogany estimate, help design, and rehab both my bathrooms and my kitchen over the course of the last 9 months. In each case, I discussed with the owner and their designer what I wanted and had them take the rooms down to the studs and rebuilt. No plumbing, gas lines or basic electrical configurations were changed. Rebuilding bathrooms included installing electric heat mats under tile flooring, tiling a good portion of the walls, installing fixtures, fans, can lights, sconces and painting walls. Rebuilding the kitchen included straightening/leveling the floor and a doorway, installing a tile floor, a new island, cabinets, fixtures, can lights, under cabinet lights, 2 pendant lights and new stove and fridge.
We could not be happier with our experience. We originally used them in our old home to renovate our powder room and basement and were consistently impressed with the responsiveness of the company. Our new home was new construction, however there were quite a few miscellaneous yet fairly large projects that needed to be completed, i.e.: flooring, certain new electrical, refinishing baseboards, finishing closets, etc., and the company was able to handle all of it.

Mahogany Builders was excellent from start to finish. Matt, the owner, promptly returned our inquiry call. He came to our home and gave us a thorough overview of his company and a detailed pricing structure. He was very honest and upfront. We took some time to consider his bid, and eventually decided to go with Mahogany Builders, primarily because we trusted the company more than any other. Work began the next day. The workers were respectful of our home. They regularly cleaned up, and even took care to recognize when we were having company and to make sure to leave the home as clean as possible. We had no problem giving them a key to our home and having them work when we were not there. Most importantly, work was done to our specifications and work was completed on time. We were very pleased and would highly recommend Mahogany Builders to anyone. Top notch work.

I had Mahogany Builders give me an estimate for a bathroom remodel. This was a pretty small bathroom with a shower/tub combination. Matt came to our house and did a very professional "sell." He took a lot of time to explain his process to me. However, when I received the estimate my jaw literally dropped. I obtained estimates from three other companies, and his estimate was at least 50% higher than the other estimates and I saw no reason for this. For that reason we will not go with Mahogany Builders.

I had inquired with Matt about scheduling a time for his team to come and do an estimate. He said he would only give "tentative" times. Given my work schedule, I asked if there was a confirmed time that would work best with both of our schedules. He sent me a note that said ""Wow we must be really important people if our schedules are so difficult." I thought this was incredibly unprofessional and insensitive to the customer. I still followed up and listed the times I was available (that worked with his schedule). He never returned my messages. Regardless, I found someone else who was much more professional, responsive and probably does better work than Matt. Disappointing given the A reports from so many.

What's not to like about Mahogany Builders, North! We were very impressed with Mahogany Builders, North from the beginning to the end of the project. Matt Lederer, the owner, returned our initial phone call within 1/2 hour. His High Estimate was less than three other estimates from other contractors, and the final cost of the job was less than the projected High estimate. The estimate for the project was 2 to 2 1/2 weeks. It took only 11 1/2 days to complete the project. Matt and his staff did an outstanding job! The crew was very professional, courteous, always on time, worked nonstop 7:00 am to 5:00 pm & cleaned up the job site at the end of each day. They had very good attention to detail with nothing left undone! We are satisfied with the end results, love our new bathroom and will recommend Mahogany Builders, North to everyone. We hope to work with them again in the near future.

If, like me, you became frustrated after contacting "contractors" who had trouble keeping appointments, providing any kind of quote at all, and then getting quotes of 1-2 sentences (addressed to "resident") for a $50,000 project, then you should start with Mahogany Builders. They did our remodel right, on time, with good communication along the way. Matt (owner) is a quality person and businessman who will give you an upfront accurate quote, and will update weekly to show where you are versus budget. The job took two months and his crew was on time and worked 7am-5pm every day, plus a 1/2 day on Saturday. They were easy to work with and eager to make sure the job was done right, while minimizing disruptions which was great since my wife is pregnant and we have an 8 month old baby. We highly recommend Mahogany Builders.
Description of Work: We used Mahogany Builders (Matt Lederer, owner) for a 2nd floor remodel of our 100 year old house in Chicago s Roscoe Village, as the prior owner had constructed the 2nd floor with a poor layout. The house was a 4 bedroom, 2 bathroom with washer/dryer in the basement that we changed to a 4 bedroom (converting one BR to a master suite), 3 bathroom with washer/dryer on 2nd floor near the bedrooms. We took some unused space from a bedroom and very large closet and converted that to a 10 x6 bathroom, stackable washer/dryer closet, and a clothes closet. The new bathroom plumbing could not be tied into existing plumbing so Mahogany was creative in getting the pipes to the basement; no change to our 1st floor wall layout. We also reconfigured some walls, closet space, and a door to make the rear bedroom a master suite which we love! I asked for a variety of side jobs along the way (install insulation, reconnect HVAC pipes, add lighting, reinforce wobbly floor) which they accommodated.

My overall experience with Mahogany was fantastic. Very responsive from day one in returning my call and setting up our first consultation meeting. I gave him an idea of what I was looking for although I needed much guidance as well since this was my first major remodel project, so I was nervous about finding a reliable contractor that would honor whatever promises were made. I was very impressed by how well Matt listened to my needs and helped make some great suggestions on how they could better improve upon what I wanted. Detailed drawings and a time line of how long the work would take were provided, so it was a nice surprise to see that he stuck to his time line and came within the estimate he gave me as well! The crew that works with Matt was extremely professional and punctual. Always gracious and conscientious of keeping my home clean before they left for the night!
Description of Work: Initially, I had a custom entertainment center built into my media room with shelving for books & television, cabinets for storage of toys and TV components, to see if I liked the quality and workmanship. The project went great. Matt, Paul, and the team listened to everything we wanted and delivered. The project took about 6 weeks, which was 2 weeks longer than expected because our cabinets took a while to be delivered. We first worked with Paul, the project manager, to detail out our vision, he gave us our shopping list, and a few days later the guys started demo'ing the old bathroom. The team was extremely punctual and hardworking, arriving at 7am every morning (Mon-Sat). We felt very comfortable with them working in our house without us there (and with our dog in the next room). They cleaned up after the construction mess and were great about not tracking in dirt from our snowy, dirty disaster of an alley. Our project came in a bit over Matt's high estimate so I would advise thoroughly detailing out everything you want in the project at the beginning (he did make it up to us in the final bill). The bathroom came out looking great -- we love it!
Description of Work: Demo'd, expanded, and remodeled a small bathroom in a 1960's townhouse. New bathroom has custom shower, double vanity, deck tub, and toilet. Also added folding stairs to the attic.
Matt and Paul do an excellent job in coordinating the work. The work crew is very skilled, prompt, reliable, clean and polite. The work is not inexpensive but they do a great job and won't leave until you are satisfied with the completion of the work. And, Matt gives you a spreadsheet at the end of each week showing work time spent and materials used so you know exactly how much you are spending during the project. Their work is guaranteed so they're great about coming back to fix anything that may have been missed or done incorrectly. There was not one day that they didn't show up or come late. These guys work like craftsmen from the old days. They want to be sure the customer is satisfied with the work done. And, you can tell by the way the guys work and how they are treated by Matt and Paul, that they have a great working relationship.

The attention to detail is wonderful. I was not being totally repainted in all my spaces, but you would be hard-pressed to discover a freshly painted wall from one adjacent that was painted a few years ago. The two colors used in my family room worked out just the way I wanted them, and communication was great. I always felt comfortable with the painters in my home, even when I couldn't be there.
Description of Work: This division of Lederer Construction started out working on a family-room remodel, with two colors of paint and white trim. Repair work was then done throughout my house, after a heater/air conditioner was moved from the master bathroom to a closet; electrical work was done in various rooms; water damage was repaired.

Can't say enough great things about Mahogany. Two years ago we did an extensive remodel of our condo with another company and had nothing but headaches and delays. From the first meeting with Matt everything was professional and smooth. Received extremely detailed estimate (in 2 days versus over two weeks from other contractors) and weekly updates of costs including materials and labor. Final cost came in right in the middle of his high and low initial estimates. The guys (Mark and Chris) were extremely courteous and helpful (they even retrieved an earring for me that I dropped down my drain one day while they were working). I have two small children and they were very conscious of keeping things as neat and clean as possible (protecting all carpets and floors and cordoning off areas with plastic sheets to keep in dust). They were punctual and worked everyday 7-5 and 7-12 on Saturday. The job was finished exactly on time and everything looks amazing!

These guys have done so many jobs for me they're starting to feel like family. From demolition of the existing closet materials, through measuring for the project, to installation of numerous hanging areas and drawers, the work flowed seamlessly. I live in a multi-unit building, and they were not only good with me, they were respectful of the building rules. This company does so many things, I would be hard-pressed to find something they couldn't do!
Description of Work: Mahagony Builders have surpassed the work done by anyone I've employed for the past 30 years. They designed and implemented closet systems in our two master bedroom closets, being totally responsive to our needs and direction. The result is an easy-to-use system that stores our clothes and shoes neatly and efficiently. Part of the build included finding a solution to disguising a fan-coil unit, and that was accomplished to allow enough air flow through, while remaining attractive.
