Description of Work: They responded right away and came out quickly. My request was a bit unusual as I was not selling or buying a home. I wanted a professional to come and take a look at everything to find out what kind of condition my home was in. He was very thorough. The only down side, if there is one is that I had to walk around with him the entire time he was here...something I didn't realize I'd need to do, though it makes sense. Would have been nice to know up front. I didn't rate the price as I don't have comparative data.

Description of Work: During the inspection, he pointed out a lot of useful things to know. He told me over the phone that the price would be $300, but ended up charging us $375. That morning, he told us he'd have the inspection report by 8 pm that same day. We didn't get an inspection report until we called him three days later. The inspection report had one photo with it (though he took dozens during the inspection), and was missing several of the items he had pointed out to us. Overall, it seemed like he was very knowledgeable, but wasn't very organized, and didn't really care much once he got his money.

I recently used Kerfin Inspections to inspect a home that I am in the process of purchasing as a new personal residence . Tim was very thorough on explaining everything that needed to be changed asap and things that should be changed for the future, he was very honest in his evaluation. For the mold, he did a stellar job and it was nice because it was just a few days after my inspection, I had my brother ( a painter ) come in and check the work to make sure all the mold was covered and he said that " that guy did a really good job and covered it heavy". Let me tell you it felt great to know all of the ins and outs of my house and I certainly felt nothing was left unsaid. The inspection and the mold remediation job was worth every penny!

Awful--we are now stuck paying around $5k for updates to the bathrooms that should have been taken care of and/or negotiated with the seller. Homeowner's Insurance won't pay, the Home Warranty won't pay --all because of things that should have been caught by an experienced inspector. DO NOT HIRE THIS COMPANY.
Description of Work: I wish I would have done more research before hiring Kerfin Inspections. We just moved into our new home a few weeks ago only to find major plumbing issues with our bathrooms. The three estimates I had to fix the problems all stated that the issues should have been easily seen by a competent and thorough home inspection. Upon talking with Mr. Kerfin, he told me to sue him. I was recommended to use Kerfin Inspections by my real estate agent, but do your own research before hiring anyone. I strongly advise against using this business.

3/26/11: I hired Kerfin Inspection to do an inspection of a home I was interested in; after the inspection, Mr. Kerfin sent me an inspection report Regarding the roof, the report stated that it was approximately 10 years old, & had only 1 layer of shingles; no additional comments about the roof were provided As a further note- during the actual inspection, I had asked Mr. Kerfin if he would go up on the roof, & he stated that he does not go up on roofs- but from what he saw, the roof appeared to be in relatively good condition...again, his written report said the roof was in decent condition 5/16/11: I had a final walk through of the home; all aspects were in the same condition as they were at the time of the inspection 5/18/11: I closed on the home 5/28/11: We had our first big rain; during the rain, water had leaked into one of the upstairs bedrooms, behind the drywall, causing the drywall to bubble 6/2/11: I had a roofer come out & evaluate the roof; they stated that there are 3 layers of shingles on the roof, and all 3 layers are in bad condition. Further, that the home still had its original roof, from the 1940s, & had never had its roof torn off & replaced- only having shingles layered on top of shingles. They stated that any repairs that could be made to the roof at this point would be very short term (such as caulking, etc)- & that the only way to remedy any leaking that caulking, etc could not solve would be with a complete tear off & replacement of the roof 6/9/11: I emailed Mr. Kerfin regarding the issue; he told me to contact his attorney, & I did 6/17/11: After not hearing back, I followed up with Mr. Kerfin again; he stated (taken verbatim from his email) "Sue me and quit emailing me" **Since then: We found that the house ALSO had extensive mold in the attic & exposed asbestos in the basement....Mr. Kerfin failed to detect and/or notify us of any of these MAJOR problems with the home In summary: I hired Mr. Kerfin to do an inspection of a home I was interested in purchasing, & had relied upon his inspection report in making a decision...a few weeks after purchasing the home, I come to find out that there were material errors and omissions in his report...had I known the truth regarding said errors and omissions, I would either not have purchased the home, or negotiated the cost of remediating these major issues off the final price of the home

I was a first time home buyer and the guy came to inspect my house. He told me that everything was great. I have to put $35000 to $40000 into this house just to be updated. He told me that my roof was great and almost brand new, but it’s not since it’ s leaking. I have a leak inside my house. It flooded in my basement. It is just ridiculous. There was a hole on my siding. When I found that out, I had to take the siding out. He didn’t even check my siding because there is no plastic under the siding to protect my home. All they did was cover up the siding. I am surprised that he didn’t pick that up being an inspector. The realtor recommenced Kerfin Inspections Inc. to me. That’s how bad this guy is. My attic has no insulation. I had somebody come over here that does insulation work. He went up to the attic and told me that I don’t have insulation. He asked me as to why the inspector did not pick that up. I have to now spend $40000 just to get my house into condition. To insulate my house, it’s like $10000. To do the roof and some of the siding, it’s another $10000. I have to redo the cement on the side of my house which the inspector should have picked that up and he didn’t. They had put no mesh; so it’s falling apart. That is like $3500. I have got rotten wood in my garage and that is another $8000. They didn’t charge me for the inspection. The quality of their work was very poor. I didn’t ask the inspector to come out since my realtor did.

Overall, it was a negative experience.
Description of Work: 3/26/11: Inspection of said property took place; an inspection report (attached) was emailed to me later that night; in regards to the roof, the inspection report stated that it was approximately 10 years old, had only 1 layer of shingles , & only typical maintenance was recommended ; no additional comments about the roof were provided; as a further note- during the actual inspection, I had asked if you would go up on the roof, & you stated that you do not typically go up on such roofs- but from what you can see, the roof appears to be in relatively good condition 5/16/11: I had a final walk through of the home; all aspects that I could see appeared to be in the same general condition as they were at the time of your inspection 5/18/11: I closed on the home 5/28/11: We had our first big rain; during the rain, water had leaked into one of the upstairs bedrooms, behind the drywall, causing the drywall to bubble 6/2/11: We had a roofer come out (Perfect Roofing, 773-631-9120), & evaluate the roof; they stated that there are 3 layers of shingles on the roof, and all 3 layers are in bad condition; their opinion was that the home still had its original roof, from the 1940s, & had never had its roof torn off & replaced- only having shingles layered on top of shingles; additionally, they said there are small holes throughout the roof, which is where water is probably coming in; also, they stated that having the 3 layers is not compliant with Oak Lawn Code, & presents a significant safety hazard to the inhabitants of the home; lastly, their opinion was that any repairs that could be made to the roof at this point would be very short term (such as caulking, etc)- & that the only way to remedy any leaking that caulking, etc could not solve would be with a complete tear off & replacement of the roof… they estimated such tear off & replacement to cost approximately $4500.00 6/4/11: We had a second roofer come out & evaluate the roof (G-Geddy Roofing 630-605-9530)…their evaluation was the exact same as the one outlined above; their estimate of a roof tear off/replacement came in between $4200-$4800 In summary: I hired you to do an inspection of a home I was interested in purchasing, & had relied upon your inspection report in making a decision…a few weeks after purchasing the home, I come to find out that there were material errors and omissions in your report…had I known the truth regarding said errors and omissions, I would either not have purchased the home, or negotiated the cost of a new roof off the final price of the home

Tim Kerfin came to our condo on Friday, Feb. 20, 2009. He took his thermal camera and inspected the area of our roof, pointing out to us where his camera showed water hiding within our walls/ceiling - and where our persistent leak was most likely coming from. He charged us $500 for this thermal camera service - and we paid him on the spot, with his promise that he would send us a "report" by email. Tim said we would have this report by Sunday, Feb. 22. Nearly two weeks later, we still did not have the report, so I e-mailed Tim to just "check in." I assumed that he may have had the incorrect email address or that he was just overloaded and forgot about us. He emailed back and said he would resend it. One week after that (three weeks after original inspection), I still had no report. I emailed again, asking for it. He responded that he wasn't in the office and that he would be there later. One week after that (nearly a month after original inspection), I still had no report. I emailed again. Tim Kerfin responded by saying that the "report is going to state leak as seen on camera." To make a very long story shorter, Tim and I went back and forth with several emails where I asked for a full report as he had promised - and Tim telling me that he would refund my money - and then retracting that statement and telling me that he sent the report by mail. After about 20 exchanges, Tim accused me of "harrassing" him and told me to contact his attorney. So I did. I called his attorney. He told me he would speak to Tim Kerfin and then get back to me. But he didn't. A few days later ( more than a month after original inspection), I received Tim Kerfin's so-called "report" in the mail. It was a one-page letter with a few bullet points that did not, in any way, reveal any specifics about where our leak was eminating from. It was a complete joke. A few examples for you: --"Moisture was coming from the roof, NW front corner." --"Unit has signs of moisture in the front bump out area." In addition, this was his recommendation: --"Repair the roof leak upper unit roof front NW corner. Have roofer call for me for details." Are you kidding me? After this, my husband took over. He reached out by phone. His phone calls were never returned. He then reached out by e-mail to try to coordinate a meeting between him, Tim Kerfin, our condo association president and a roofing company. Tim Kerfin responded asking my husband, "Can you give me an overview of what is going on?" This guy wanted us to have our roofing company call him to discuss details of WORK TO BE PERFORMED - and he doesn't know what is going on! My husband responded with details, and asked Tim to call him back. Not surprisingly at this point, we never heard from him. PLEASE, PLEASE, PLEASE do yourself a favor and DO NOT HIRE TIM KERFIN for ANYTHING. His business practices are so unscrupulous. I hope no one has to endure dealing with him. I cannot utterly believe that a man with his NAME on his business would treat clients this way. All we were asking for is what we paid him for. He not only did not deliver -he literally took our money (all $500 of it) and ran.

They were very quick to respond and schedule an appointment (or squeeze us in). However, I think that became a disadvantage, as when Tim Kerfin showed us to do the inspection he was punctual, but clearly in a rush. He only spent 1/2 hour to 45 minutes evaluating the problem and seemed like he was just rushing to come to a conclusion vs. really thinking through multiple scenarios. He didn't even go outside and look at the exterior of our building. He did not give us any type of report or images on the day of the inspection. Two days later we received a written report that consisted of one paragraph and no images. Although, he identified a problem we had, it was not the prime root of our issues. We had to hire a second inspector to really do a thorough diagnosis and identify what was really going on and the 2nd inspector didn't even charge as much and included two mold tests with his price and also had the thermal imaging camera. I would not recommend Kerfin Inspections.
Description of Work: We hired Kerfin to inspect a moisture / humidity / musty odor problem in our home. Specifically to diagnose the problem for us and help us with a recommendation for next steps to resolve the problem. They were recommended because of their thermal imaging camera technology.

We got the initial inspection and the report was incorrect. When I questioned him on the report, he admitted the report was incorrect yet he was hesitant to correct it. When I approached him on it, he told me I had a bad attitude. Because of his bad report, we ended up hiring experts to look at the problem to let us know that there wasn't anything wrong.

When buying a home do not let the realtor "help" you find a Home Inspector. Kerfin Inspection was hired to check a home that was older and had extensive renovations. I purchased the house after the inspection came back with a positive result. There were just a few red flags that were agreed on during inspections. The things that were not pointed out were the most important things which have since gone on the fritz. After five months a new furnace had to be purchased, the electric panel is in need of replacement, the water tank is now in need of changing, the water lines in the house are having supply issues with pressure and the sewer has tree roots in it. You may have a better outcome if the owner himself comes to your home to do the inspection, but I would look to another company with a higher Angie's List rating and a home inspector that is totally independent from the realtor that is "helping" you find the home of your dreams.

We were moving from out of state and therefore unable to be at the inspection. My realtor attended and I was assured, that I would receive a call after the inspection, by the inspector. This did not happen. The reports I received covered everything, but I would have liked more of an opportunity to speak with the inspector. He failed to note, that the hot water heater was 25 years old, we definitely would have asked for that to be replaced. I'm not sure if he looked at it all in fact, because he identified it as being 40 gallons, when it is fact 60 gallons. Also missed, was fairly clear evidence of previous water problems in the basement (homeowners did not disclose). More minor misses were a badly dripping tub faucet, the grout being in very poor shape in the tub surround, and a nonfunctional electrical outlet. As this was an out of state purchase and our house hunting trip was short, we really relied on our inspector to provide us with a better picture of our house's shortcomings.

The first home inspection was done by the owner, Tim Kerfin. He was there before I was and he told me right off the bat that there may be problems with the house because the second story was done with drivit. The second inspection was done by an employee and he was on time and handled himself professionally and did a good job.
