The property managers are unresponsive as well as the owner. We have had many issues with this company and they are always unwilling to communicate with us. Our association pays $7200 annually along with $885.00 a year for accounting, administrative, and annual reports. That is an extremely high costly for what we get and we are a very small building. I could never recommend a property management company like this to others.

Such costs, in comparison to the services we provide, are detailed, reviewed and approved on an annual basis by your Board during an open meeting. Our association had been poorly served for many years by our previous management company and previous board members. They were completely unresponsive and when they did respond, it took months to fix the problem. Our association has a few challenges in that, we are small (28 units) and and quot;vintageand quot;. Because of these issues, not many property management companies want to be bothered with a building of our size. Thankfully, we found Hales Property Management. On our first meeting, Mr. Keith Hales did a walkthrough of the property and made several recommendations for our building, without knowing if he was getting our business. There were several other companies the Board considered, but we really liked what HPM had to offer. We could not be happier with the service they have provided. They are very responsive to calls and requests. Our property manager is very proactive in finding ways to save our association money and so far, not one project that he has managed has gone over budget. It is very rare for an issue to not be resolved within a month of the initial notification. We were resigned to an expensive, do-nothing property management company, but Hales Property Management is the exception to that rule. I would highly recommend HPM for your property management needs, especially if you are a smaller condominium association.
