Ryan Fellner at Guaranteed Rate, Inc., in Chicago, IL., (whom Wells Fargo purchased my mortgage from), intentionally lowballed my property taxes by over $140 per month to make my payment look lower so I would buy the property. When I contacted Guaranteed Rate initially to give me a quote on what it would cost for me to use them as my lender for a new home I was purchasing, Ryan Fellner sent me a quote of my costs. As the process continued, he could never remember anything, kept asking for the same documents repeatedly until I couldn't stand it anymore and my Realtor had to deal with him, and in the end, he lied on the amount of my new house payment by over $140 per month. He wanted me to think my home was going to be more affordable than it actually was and he KNEW it wouldn't catch up to him for over a year when the company they were planning on selling my mortgage to would have to collect funds for the impound account and it would come up short. I just received a statement from Wells Fargo telling me my impound account is almost $3000 short! So, I’ve been screwed like so many other people who were lied to about how much our home was going to cost, and this is EXACTLY the reason the economy is in such a mess. Criminals like these intentionally and purposefully gave false information to me during the escrow period in order to make me think my house payment was going to be more affordable than it actually is. I’ve sent a letter to Guaranteedrate.com in Chicago, IL. I don’t expect to hear back from them, so I’ve also copied the local media on the letter so they can warn the public that these criminals are still doing exactly the same thing they’ve done in the past and to be weary of them. Even the fact that I found another Guaranteed Rate company on Angie's List under a person's individual name is purposely deceiving. Either this guy doesn't want to be associated with others in the same company, or he's been told to sign up on Angie's list under his name, like each of the loan officers have been told, so there isn't one comprehensive report with an "F" grade. Other companies have tried the same thing. Fortunately Angie's List usually catches them.
Description of Work: I contacted Guaranteedrate.com online to get a quote for costs to purchase a new home. I had been working with another lender who couldn't answer my questions, who didn't know anything about FHA loans, and who would change their replies over and over, so I needed to find another lender. I chose Guaranteedrate.com based on their online advertised costs.
