My wife and I just parted ways with Mr. Daniel Baltudis aka GreenGo, aka Iguana Design Inc., aka OneStop Architectural Surfaces We hired Mr. Baltudis in April of 2011 after he enthusiastically represented himself to be an experienced architect and a capable project manager. He claimed to never have missed a milestone or a completion date. We paid him thousands of dollars for design fees and over several months over $100,000 for a condo renovation project in the Gold Coast. The experience (for us) with him turned out to be an unmitigated DISASTER with repercussions that will be felt for years. First, Mr. Baltudis, we came to learn, is NOT an architect but only after he hired a lawyer who complained to us of possible defamation. His lawyer claims Mr. Baltudis is an “architectural designer”. Second, based on the review of two other independent licensed contractors, his “architectural” designs turned out to be so wrong that most proposed cabinetry and granite counters will have to be either totally redone or rejected. Third, throughout the duration of the project he fell further and further behind and studiously refused to provide us with firm completion dates, as well as receipts for materials purchased.. Fourth, the work he did complete was so shoddy (as reported by our new contractor) that most of it is going to undergo remedial work and be redone at a cost of tens of thousands of dollars. As a well documented example, based on our new (10/2011) contractor’s review, “alleged architect/designer” Mr. Baltudis “apparently” had originally designed kitchen cabinets to accept a 32” inch Blanco sink. Long after the cabinets were delivered Mr. Baltudis proceeded to order a 36” Kraus steel sink (1/2 the cost of the desired Blanco sink) and hacked off the supporting cabinet side supports, then jammed this enlarged steel sink on top of the cabinet support designed for 32” sink , then set two granite slabs to free float on top of all of this. The granite slabs were cut in 7 places with 1/8” seams instead of the prescribed 3 cuts/seams. The list of substandard and professional work in this project as- confirmed by an independent licensed contractor work name and credentials provided upon request -is rather lengthy. After 4 months of being out of our home and with the Baltudis project a total shambles (9-30-2011), we finally had to call in another contractor who will spend weeks if not more to clean up Mr. Baltudis’s mess. Despite the assurance to us that Mr. Baltudis has never been involved in civil litigation, Mr. Baltudis and his companies, we learned, have been subject to numerous civil lawsuits (precise legal citations provided upon need and request) because of his past work. Before hiring Mr Baltudis, GreenGo, Iguana Design Inc, or One-Stop Architectural Surfaces, PLEASE DO DUE DILIGENCE on your own and do NOT RELY on Mr Baltudis’ input

Dan turned our 1950's tired looking block style building into a sparkling Victorian showpiece. Dan oversaw every phase of the project with a hands-on positive attitude approach. Of course there were mishaps--like every project this size---but Dan arrived daily with a solution oriented and problem seeking style that GREATLY reduced my headaches. Dan handled dealing with the Village when permits were required and did it with ease and grace. Over his career, Dan has become an expert in Historical structures, lighting, and green building design. He masterfully found different high quality components for the building at reasonable prices. His communication skills with his men and with the customer are superb. And he brings everything together like a meastro in an orchestra. But most importantly, the delight of this experience, was Dan's professionalism. WHen most General Contractors have a poor reputation---Dan brings to the table a true gentleman---who follows through on his promises to the t. His professionalism is unmatched---and his genuine desire to do the best job and make the customer thrilled is as exciting as his masterful work. Hiring Dan was one of the best decisions that I ever made.
Description of Work: Dan Baltudis completely remodeled the exterior of our 7000 square foot building---including replacing windows, a turret, solid oak doors, masonry work, slate roof mansard roof, and electrical.
