Description of Work: Total house remodel :)Basement: Demo and dispose of Mudroom Hall and Workout Room partitions and closets. Save doors for relocation. Frame and drywall new partition walls as shown on plans, including new closet in Guest Room, Mudroom Hall revisions. Install all relocated doors and provide and install casing. Furnish and install baseboard throughout. Furnish and install window jamb extensions and casing for all unfinished windows. Furnish and install painted wood top and apron at foundation bump out. Allow for access to water meter. Install Owner supplied Mudroom Hall Bench and lockers. Install Owner supplied Guest Room Built in Cabinet. Install Owner supplied Family Room Bar Cabinetry. Install Owner supplied Family Room bar sink and faucet. Provide all materials and labor for rough plumbing for (1) shower thermal control, (1) shower head, (1) diverter. Install all Owner supplied sink, faucet, toilet, shower trims, shower head shower drain. Install (2) new vanity sconces at existing locations, Trim new GFI outlet and provide and install (1) new whisper quite bath exhaust fan. Furnish and install 3/8" thick tempered frameless glass shower enclosure, (1) fixed full height sidelight panel and (1) door to 6'-8" (80") height Install (10) outlets, rewire or install proper switching to all light fixtures. Provide power to bar appliances and under cabinet lighting. Provide (3) new closet lights with switches. Provide (5) new recessed can light fixtures. Provide (10) Recessed trims for existing lights. 1st floor/kitchen:Remove all stone at fireplace, remove existing kitchen complete. Remove existing closet walls and door. Reframe and drywall new closet, Provide new door and install all trim and hardware. Provide and install wood fireplace surround and full height wood paneling for paint finish Install Owner supplied kitchen cabinets. (counter tops supplied and installed by others) I Provide and install wood fireplace surround and full height wood paneling for paint finish Install Owner supplied kitchen cabinets. (counter tops supplied and installed by others) Install sink and faucet. Provide and install tile backsplash, All tile supplied by Owner Provide power and install Owner supplied under cabinet lighting Provide (3) pendant locations and switch and install Owner provide fixtures. Provide (5) new GFI outlets Provide and install (1) closet light Relocate (1) ceiling fixture location and install Owner provided fixture. 1st Floor - Dining/Living Room and Powder Room Install Owner supplied hutch. Demo and provide millwork surround at fireplace Provide and install new window in powder room. Remove existing tile in powder room and install new tile. All tile supplied by Owner Install owner supplied vanity. Countertop provided and installed by others. Install owner supplied sconces. Install owner supplied sink, faucet, and toilet. 2nd Floor - Master Bathroom and Master BedroomDemo shower base, existing tub surround, and Durock as required. Remove one door opening and casing at existing Master closet. Demo existing fireplace surround (New Surround by owner) Drywall, tape, mud master closet opening, add new baseboard as required. Provide new rough plumbing for new tub location, (2) new sink locations, (1) new shower body rough, (2) new diverter locations,(1) new hand shower. Install new waterproof shower pan and drain. Install all Owner supplied toilet, (2) sinks, faucets and drain assemblies, (1) new bathtub, faucet and drain, all shower trims. Furnish and install new tile at bathroom floor and base, shower walls, 48"H behind tub and adjacent wall to vanity, at vanity backsplash as shown. All tile supplied by Owner Install (2) new GFI outlet and provide and install (1) new whisper quite bath exhaust fan. Provide and install (4) new recessed lights with switching. Install owner supplied vanity. Countertop provided and installed by others. Furnish and install 3/8" thick tempered frameless glass shower enclosure, (1) fixed sidelight panel, (1) return panel, and (1) door to 6'-8" (80") height Furnish and install polished plate mirror as shown. Furnish and install crown moulding in bathroom. Remove exisitng frame and furnish and install new fixed skylight in existing opening. 2nd Floor - 2nd Bathroom Install owner supplied vanity. Countertop provided and installed by others. Install Owner supplied sink, faucet, drain assembly on existing rough plumbing. Install new shower trim, and showerhead on existing rough, adjust handheld shower height. Install (2) Owner supplied sconces at existing location. Other Complete interior paint throughoutFurnish and install 40 Gallon water heater and all manifolds, pumps, thermostats for a complete radiant floor heating system using existing radiant in slab piping. Furnish and install emergency battery back up system for existing sump pump. Patch wood floor as required and refinish 1st floor wood flooring. Replace front door and sidelights and provide new entry hardware
