Dependable Construction Company, Inc. specializes in work dealing with masonry restoration and construction, but we can help you with any project. If we aren't able to do the work, we can recommend a qualified contractor. When you work with Dependable Construction, you will work directly with the owner that started out as a laborer and progressed to tuckpointing and bricklaying. With over 30 years of experience, you can be sure you will be dealing with a qualified company. Sometimes you may have to wait a little longer to get the work done because we do not subcontract the work unless we absolutely have to. It will be worth the wait.
I was pleased with the work and Joe is very good about getting back to you when you call. After the work was complete, I inspected the job and found a very small crack in the cement used between the top of the flue and the brickwork, so I called Joe and he said that this is common when the cement dries and that he would come back out and patch the very small crack, which he did. So I am pleased with the work and the price was very reasonable, as I did get 3 other quotes on the same job.
Description of Work: Joe and crew rebuilt part of my dual fireplace chimney. This is in a 1953 ranch style home.

They are excellent. They were polite, on time and the work was done well. Most importantly, the person who assisted us was careful selecting the correct stones to match the house and they were put in beautifully. I would use them again!

He didn't do the work. He sold an Angie's list deal for 4 hours of masonry work and then said he couldn't do anything in 4 hours. What's the point?
Description of Work: Joe didn't even perform the work. I paid for 4 hours of masonry work and he said he couldn't get anything done in that amount of time which I don't believe to be true. I think he just wanted to only work the big expensive jobs. Why even sell an Angie's list deal for 4 hours of work then.

What this customer wrote is absolutely not true. I never told her that I could not get anything done in the four man hours. We communicated and she said that she wanted me to look at the garage so I did. I wrote up a proposal for $3000. Stating that parts of the parapet need to be rebuild and the coping stones need to be taken off and reset with flashing and weeps. She responded saying that they would need a special assessment and that will not happen until next year. (The coupon that she had did not expire until sometime next year). She also asked if there is anything that could be done in the four man hours. I told her not much since the parapet needs rebuilding and the coupon could be applied towards the proposal. She asked about the refund, if she gets that from me or Angie's list. I responded Angie's list. Then I saw the report. I could have reset a stone or two but that would have been a complete waste of the customers money since the parapet below needs rebuilding and the customer did not want to spend any extra money. There is not much that can be done in four man hours especially if a job is estimated at approximately 50 to 55 man hours. I have done a lot of these deals that were under four man hours and some over four man hours with very happy customers.

In May we began gathering estimates from companies to have some general tuckpointing done as well as some stone repair, window lentils and window weeps sealed, etc. We had three companies come out to provide an estimate. Joe arrived on time to do the review and provided us with a written estimate. When he didn't hear back from us, he followed up. (It was an email snafu on my part, not his.) His estimate wasn't the cheapest, it was the one in the middle we received. But he had everything on his list that the more expensive company had, and he was more responsive and friendlier. I figured that if I'm giving anyone $4000, I kinda want to feel like they like me. But aside from his timely follow ups, his being incredibly easy to get ahold of, his ability to answer every question we gave him, he also has a team that did great work. They showed up everyday for 3 days at 8am and worked diligently. Not only was it great to see the work being done so smoothly and quickly every night. I could tell where they stopped because the ground around the buildings was cleaner than when they found it. I also appreciated that Joe explained why the entire building didn't need tuckpointing, explained what the difference was between a lentil and a weep. Described how the damage we had occurred, and what we could do to make our mortar last longer. I imagine it will be a very long time before we need more masonry repairs, but if he's still in business when we do, I won't bother to get estimates from other companies.
Description of Work: Tuckpointed entire 3-bay garage and replaced a section of brick.Tuckpointed North and East sides of the house entirely.Repaired all the window weeps, and replaced many lentils. Sealed masonry around most windows on a 2-flat.Replaced some crumbling rock near the roofline.Partially tuckpointed the south side of the building and repaired the seam between the facing brick and the side brick.

Joe and his crew arrived on Tuesday morning at 7:30 AM and began work. They worked continuously for a week (including Saturday) during one of the hottest weeks of the summer. The crew (Wesley and one other person) performed an extensive tuck-pointing job on a graystone that is more than 100 years old. I bought the building a year ago, and it looks like the tuck-pointing has not been done in more than 30 years. The crew did an excellent job. Wesley was always willing to answer my questions. He even smoothly handled my somewhat-neurotic neighbor who interrupted his work from time to time with her concerns. I highly recommend Dependable and I'm puzzled why two other raters would give them anything but an A. My experience was entirely positive. I've already schedule Joe and his crew to return next summer to complete the work on my West wall and to pressure wash the front of the building.

I didn't have a good experience at all. The contract proposal was very one-sided and not consumer friendly at all. They were not willing to change any terms. I did not feel as if the Big Deal I purchased was being honored. I also didn't feel the fine print in the deal was accurate with the proposal. I became very skeptical about this company and did not want to do business with them.

The customer called me about tuck pointing the front of her house. She did not want to meet she just wanted me to look at the job and call her, which I did. I told her the job would cost $1050.00 minus the deal which is $200.00 for a total cost of $850.00. I returned the customers calls and e-mails within one business day she mostly called Saturday and Sunday. I was never rude to the customer. She wanted me to change most of the wording in the proposal which I was willing to do to a certain point but I was not willing to change everything to her demands and expectations. We never did to do business together.

I spoke with Joe to get a quote to rebuild a chimney. After some back-and-forth about the scope of my request, he provided a quote, and I sent him a deposit. He told me that he was backed up for a couple of weeks. I told him that I needed to know when he was going to start working a week in advance or so I could inform the tenants in the building. A few weeks later, I e-mailed him to ask when he would be available to do the work. He arrived the next day. No notice at all. Apparently, you should be careful to specify that the brick used in the repair work SHOULD MATCH THE ORIGINAL BRICK COLOR. I thought it was implied. He used an off-white brick to repair a red-brown brick building. Given the lack of notice, I wasn't there to see him start using the wrong color, else the work would never have been completed in this fashion. When I finally saw the work, it looks very well-constructed, but it is VERY OBVIOUSLY THE WRONG COLOR. Fortunately, it's on the back corner of the house, so it's harder to see. Be very clear about your expectations, and don't expect a lot of communication. But good price.

To begin with I have no clue who (Member) is I have the contract with another person. When I talked on the phone with the other person I told him I will not be able to match the brick, that I will use a used common brick. The side of the building is common brick, he said ok. We exchanged a total of 25 e-mails (I have records) starting on April 25, 2012. In the first e-mail he told me he was not the owner of the property but he has full power of attorney while the owner is deployed in Afghanistan. I told him it would be approximately 3 weeks may be longer before we can get to the work. He signed the contract May 10, 2012. On June 8 th. he e-mailed me about starting the work, he never told me that he needed a 1 week notice. I e-mailed him back the very same day saying that we will be finishing up one job on the 11th and starting his work some time on the 11th. We started on the 11th and finished on the 12. We used a good quality used common brick that was available at the supplier. The side of this building is common brick and it is all dirty. At the top a lot of the existing bricks are clean and match the bricks that we have used

I purchased a 4 hour/$99 "Big Deal" coupon from Dependable Construction. The work the guys performed was on my chimney--it needed mortar repair. Joe B. and I communicated via email, which included me sending pictures of my chimney concerns. Joe scheduled a time with me and his crew showed up on time and performed the work within the allotted time. I have no complaints and believe they did a very good job. Materials for the job added another $25 to the total.

It went excellently, they found more bad bricks, and did them at no additional charge. They were so clean you wouldnt have even known they were here. I highly recommend them. Additionally, they replaced 1 screw in the gutter, inspected the rest of the gutters and replaced 1 more without charge.
Description of Work: I purchased a Big Deal for $99, that was applied to the total cost. He took out bricks that were crumbling in my 135yr old home, and replaced them. Work was performed well, on time and with good clean-up. I was pleased with the professionalism of the final work. That said, Dependable Construction is using a classic bait and switch, offering 4 hours of service for $99.And then charging much, much more. Two masons showed up. Worked for 4 hours (8-12). Took lunch. Left at 1PM. Charged me an additional $300 for the assistant. The rationale behind this charge is that there were two workers involved in a very elementary (no brick/just mortar) basement wall job. The second worker wiped floors and swept. He, evidently, billed at $50 an hour. They two charged me $100 for their lunch. If you want them to do your work, they will do a good job. You'll just pay. . .a lot. . .for it.

As explained in the deal, it is $99. for one man for 4 hours or two men for 2 hours. As with any coupon or deal you hope that it will bring in additional work. As far as the bait and switch goes I totally disagree with the customer. The customer knew exactly what the job was going to cost. I've met with the customer a couple weeks before we came out to do the work. He showed me one area in one room of the basement and another area in another room. The mortar in the stone foundation and in the bricks above the foundation was deteriorating and had efflorescence, at the entrance one step was crumbling. There were also a couple of bricks missing in the wall. I explained to the customer that we cannot grind inside and we have to remove the deteriorating mortar and efflorescence by hand scraping and cleaning. I told the customer that the total job would cost anywhere from $200-$300 plus the deal and the materials. The customer said to go ahead with the work. We showed up on April 23, 2012 at 8:00 AM to do the work. We went over everything that was going to be done the customer had no objections. I left as the men were doing the work. Lunchtime was from 12:00 to 12:30. I returned at 12:25 when the men were finishing lunch. After lunch one of the workers was working on the step and the other was cleaning up. At this time the owner came down and we went over the work, he said that that the work looked good and he was pleased. The owner and I went upstairs to take care of the payment I told him that it would be $300. And $25. for materials he was displeased with the price so I told him I would not charge for the material cost he still seemed not happy but gave me a $300 check. I guess that's where the F comes in for the price and the C for professionalism must be because I didn't drop the price even further. The men and I left the job site at 1:05. While one of the men was scraping and cleaning the deteriorating mortar and efflorescence the other one was tuck pointing and installing the missing bricks.

All work was accomplished in a timely and excellent manner. The masons were polite, responsive, and straightforward. They took considerable trouble to protect our household with plastic sheeting and to clean up after their work. I highly recommend this provider.
Description of Work: Scaffolding was erected to reach the top of a 25 foot interior brick atrium wall where 4 to 5 courses of old brick running 20 feet were spalling and/or crumbling from water damage. Many bad bricks were cut out out of the wall and replaced and the whole section was repaired and dressed. The masonry work was then primed and painted white to match the wall. At my request, additional work was performed to seal with expandable foam a running gap between masonry and parallel joist at the the top of another wall 42 feet in length.

We purchased a $99 big deal from Dependable Construction for mortar repair, which was worth two hours work for two employees. Because our work schedules are difficult and we were leaving on vacation within days, I called Joe, the owner, instead of waiting for him to call us after we purchased the big deal. He said he would come out to check the work we were requesting within a few days. By the next night he called to discuss the work and emailed an estimate to us, which was $725, which included the discount. We were happy with the estimate and gave the go ahead. Joe said when the weather was good he would be able to send a crew out. It had been raining, so obviously work couldn't be done. A week after our vacation, Joe called to say he would be able to send a crew out on April 6, which was perfect for us because we would be home. A two person crew arrived around 9:30 a.m., and we met the men who were professional and friendly as they were setting up work. They got to work, and worked for about five hours, rebuilding the corner so it looked like the bricks had always been there, plus doing all the other masonry work. They had to remove and return a long downspout to do the work around the bricks, and they did that without causing any damage to the downspout. All of the work was excellent, and they seemed almost apologetic that they had to leave dusty marks on the walls where they had repaired the walls. The marks were unavoidable and easily removed with water later, which we were instructed to do. Obviously they couldn't wash the marks off because it would damage their work. Joe stopped by to check on the work, and early the next week Joe called to ask how we liked the work and if they needed to do anything else. We were very happy with the work and would happily hire Dependable Construction again.

They were only here about 1/2 hour-it seemed that the 99.00 was a little expensive for the work. He also charged me a $10.00 material fee. I think that should not have been necessary. It took 3 phone calls and about 3 months for the service to be performed but to be fair the provider is from the Northwest suburbs.

Response from Dependable Construction
On February 23, 2012 the customer has purchesed a deal for $99. for up to four hours of masonry work plus materials. In the deal it stated that Dependable Const. Co. will not start scheduling work until sometime in March.I believe the customer has called me some time at the begining of March, when we talked I have told her that we did not start scheduling yet and to please be patient. Her response was that there was a crack that needed to be tuck pointed and there was no hurry. At that time I told her I can not give any kind of a guarantee on structural and settlement cracks that most of the time they do come back. She said that that would be OK and to tuck point the crack. The customer called me back a couple weeks later and asked when we would be out to do the work. I told her that I have another small job coming up in Orland Park and I would do the both of them at the same time the customer had no objections. The job was done on April 5, 2012 I told the customer it would be $10. for the materials, she had no objections and gave a $10. check. If she have mentioned at that time that she was not happy about the charge I probably would have given her check back. The job was completed about a month after we first spoke I'm not sure where she got the three months from.

From the time we purchased the "deal" from Angie's List until the completion of the inspection and repairs, we felt well-informed and confident the work would resolve our problems. Mr. Baran did not disappoint--he's thorough, competent, and very pleasant.
Description of Work: We purchased an Anglie's List "deal" for $99 that was to include chimney inspection and tuck-pointing or other repairs for up to two hours of labor. My call to schedule was returned the same day, and the company president, Mr. Baran, scheduled an appointment for approximately a month later which was a good timeline for us. He called the day before to confirm his arrival, and he arrived promptly the next morning. He inspected and repaired the chimney and even fixed brickwork on the face of the garage which was not part of the deal! He was careful with ladders in the landscaping beds and thoroughly cleaned up the area when he was finished. His report on the condition and problem areas will be very helpful, and he was very pleasant and polite as well. The repairs were done so well (mortar matched and blended) that they are not noticable--which is what we wanted! At our request, Mr. Baran agreed to inspect the chimney annually and tend to any issues--that's peace of mind for us! We think we got great service at a very reasonable cost!

I signed a contract with Dependable Construction because I thought he was the most fair and knowledgeable contractor that came out. If I need any other work done I will definitely call Dependable Construction and I would recommend him to anybody that I know. Leo

I don't know much about tuckpointing, so I can't say about the quality of the work, but his crew cleaned up, and the work looks great. He also had to do some extra work, and his prices on that work were VERY reasonable. I would highly recommend Dependable Construction for any tuckpointing work that you need done. He also took down my chimney, so I believe they do any kind of brick work.
Description of Work: Recently, Dependable Construction did tuckpointing work on my house. I had Joe do an estimate for the work based on the recommendation of a friend, who chose him based on Angie's List reviews. Joe's estimate was a good bit less than others, and he was honest about the work that he believed my house needed. Others who gave estimates WAY overinflated the work that needed to be done. I chose Joe because of the price and because he didn't seem like he was trying to take advantage of my lack of knowledge about tuckpointing. Joe and his crew were on time each morning. One morning, his truck wouldn't start, but he promptly called me and let me know the situation. He, along with his crew, were there early the next morning. They finished the work in a timely manner.

He came out and we talked. He was on time. The only reason he was on time was because he had locked himself out of his office. A few days later he gave me the estimate over the phone. I called him at approximately 11:00 am and asked if it would be okay for me to come a little bit earlier because I had locked myself out of my office. He said that that would be okay. I arrived at his residence about half an hour before our originally scheduled appointment. We talked about his chimney and he said that he would also like his house tuck pointed as needed and to have some cement work done. I tried calling him a few times the following day, but there was no answer. I did speak with him on the phone a couple of days later and quoted him a price of $4,200. He said that he also wanted an estimate for tuck pointing the rest of his house and washing the face brick after the tuck pointing was completed. He requested the estimate in writing and I asked if he would like the estimate mailed or emailed. He said that email would be fine and gave me his email address. I wrote up the estimate of $4,200 for the work that he originally requested and added the additional tuck pointing and washing of the face brick as a separate line item. I emailed the estimate on May 5, 2011 (I still have the email in my sent folder). I called Member on June 13, 2011 to follow up and got his voicemail. I left a message asking him if he had made a decision. Instead of returning my call, he wrote and posted this review. Joe Baran, Owner Dependable Construction Co., Inc.

The work was delayed for some time due to the wet weather we had this spring. But, we did keep in touch with one another about scheduling and he got to our project as quickly as he could.
Description of Work: Joe gave us two bids, one for extensive rebuilding of the condo garage and maintenance on the front of the residence, and one that simply patched the garage and tuckpointed the front of the building. He let us know when he thought we would need to do more extensive work, which we will definitely consider his company for when the time comes.
