Chicago Property Services is a really great management company for condo associations. They have an online system that allows owners to enter maintenance problems and rate the urgency. Recently we had a leak in our bathroom ceiling directly over the toilet. They responded withing 30 minutes of my online submission. They contacted the plumber and the owner of the unit above us (whose toilet was leaking and causing our leak) and took care of it in less than 2 hours. They send someone once a month to look around the building at things like tuckpointing, basement pipes, lights, etc., exterior lights, and in general to check for anything that might be wrong. Then they let the board know what the problem is. We have an a la carte service for repair/improvement jobs, in which they will, for a flat fee, get quotes from various contractors and manage the project. They also have more complete service options. Their rates are reasonable and they're very competent.
