It went amazingly well. They started on the day after the "big game", and did all the shoveling to access the roof and set up the scaffolding. Brian the foreman and his crew were really polite and pleasant to work with. Yvonne was the contact person in the office and was always available to answer my questions and address my concerns. They really did a fabulous job cleaning up at the end of the day and at the end of the job itself, which took a couple of weeks. It takes a while to take the tiles off the roof and keep them in order as is necessary to replace them properly. Renaissance had a "port-o-potty" delivered while the work was being done , and that also made a good impression on me , as it's more considerate and sanitary than what I've seen happen with other contractors , if you know what I mean. Both my husband and I were very impressed with their service and workmanship. They had to modify some of the downspouts to drain properly and the welding is lovely. I would recommend them to anyone with a roof that needs work, but especially those that have unusual slate or tile roofing.
Description of Work: Renaissance removed about 800 sq. feet of clay tiles from the roof, replaced the wood decking and any rotten planks, installed ice and water shield, and felt underlayment, installed copper gutters and downspouts. They also replaced a smaller flat roof .

Tom completed our clay tile roof inspection and was very thorough. He took the time to answer questions and work with us to refine the scope to meet our needs. Nate and his repair team showed up on time and were extremely professional and polite. They cleaned up after themselves and were finished within a few hours. We will plan to use Renaissance for any future roof repairs.
Description of Work: We had a roof leak and contacted Renaissance to inspect our clay tile roof. They conducted a complete survey and provided a report, recommendations for repair, and photos of the existing conditions. After we signed the contract for services, we were told that it would be anywhere from 6 to 8 weeks to get them out there to complete the repairs. Luckily, they were able to fit us in after about 4 weeks - which was much appreciated since we have had so much rain this year!!

Renaissance Roofing Inc.it went good. We did use this company. They are excellent, they do what they say they are going to do basically. They are professional. This was last year, winter time. It cost $30,000. This is not a normal Angie's list contractor. You need to put in experts at slate and clay tile, roof restoration. Completely different. It's all labor intensive. They are fair pricing, quality work, stand by their warranty.

We have used Renaissance throughout the past ten years to maintain our 80 year old cement tile roof. Our low sloping dormer was leaking, so we asked for a quote to stop the leak. It was suggested that we completely change the slope of the dormer, but I said I was only concerned with stopping the leak at this point. Due to the weather and Renaissance's scheduling issues, it took quite some time for someone to come out to perform the work. After the repair, it only took the next heavy rain and the leak came back at a higher point than before. I called Yvonne, who is always very friendly, and asked for someone to come out and fix this, as well as a hole in a dormer fascia board that a squirrel had made and was now nesting. It took several weeks before someone actually came out, but much to my disappointment not a single bit of work was done. I waited another week and a half before I called to find out why we hadn't received a quote. When the quote arrived, I was livid! They quoted $800 for replacing the fascia board (which was fine), but they were going to charge me 60% higher ($2,400) than what I paid the first time to have them "fix" the dormer leak - again! I asked them to reconsider this quote and after waiting nearly another week, they came down only $200. I decided to use another roofing company. Their pricing came in 35% lower and included a ten year guarantee - much higher than what Renaissance offers. After the work was done, the other contractor told me they (Renaissance) had done such a poor job they had to completely replace the original work. I will no longer recommend Renaissance to my friends and neighbors.

vWe were closing on the home and I wanted to have the service performed prior to us moving in, so time was short. I called Renaissance and they were able to schedule an on-site estimate with very short notice. Tom Bunders went up on the roof, took pictures of everything requiring repairs and reviewed it all with me in person prior to working up the quote. I appreciated his knowledge, his thorough inspection and his explanation of the alternatives available to us for the repairs. Following the inspection, I received a quote for the repairs very quickly and scheduled the service within one week of receiving the quote. The team was slightly delayed in getting to the job site and I had to call the office a couple times to check on their status. Ultimately, it was determined they were stuck at the Village office getting a permit for the work (apparently, the permit should have been ready upon their arrival, but the village was giving them a hard time - not surprising in my town). Once they arrived, they went to work immediately and completed allr repairs in a few hours. Following completion of the repairs, they shared another set of photographs with me to review the work completed and asked if I had any questions. I appreciated their thoroughness and professionalism throughout the process and would definitely use Renaissance again for my tile roof repairs and/or chimney work.
Description of Work: Purchased a home with a cement tile roof and hired Renaissance to complete some repairs before we moved in. Services included: Gable Rake Restoration - removed some tiles on the edge of the home, removed the battens and underlayment to get to the decking, repaired the decking, installed new underlayment and replaced the tiles / installed new tiles Chimney Restoration - removed tiles and underlayment around the chimney, repaired the decking and the underlayment, replaced / installed new tiles, redid the copper flashing around the chimney Maintenance - removed and replaced about 20 broken tiles around the remainder of the roof

We used Renaissance Roofing in 2004, 2007 and again in 2011 to repair our cement tile roof. We asked for a roof assessment to help us determine if a complete replacement was necessary. The Magellan Roof Assessment was a helpful tool and allowed us to determine what impact certain repairs would have on the remaining life of our roof. A quote was drawn up based on the report. When Jason came out to do the repairs, the extent of some repairs did not match what was specified in the assessment. After some back and forth, they agreed not to charge me the full amount quoted. The repair work was extensive, somewhat dangerous and invovled birds too. Jason and his crew did an excellent job. This company has always done excellent repair work on our roof.

We've used Renaissance Roofing in 2004, 2007 and 2011 for our cement tile roof repairs. In 2011, a Magellan Roof Assessment conducted by Renaissance indicated a need for new gutters, as well as numerous roof repairwork. The quote we received for the gutter work was more than double two other quotes we received, so we decided to choose another vendor for the gutters. (Incidentally, we did use Renaissance for the roof repairwork and have been pleased with their work. Their pricing on roof repairwork is reasonable.)

They were initially contacted to repair some tiles that had fallen off the roof. They did a general inspection of the roof overall and found problems in another part of the roof. I had noticed some of these issues myself so it was not a total surprise. The provided a detailed estimate with a "fudge factor" for extra time & materials if necessary. I told them I wanted that converted to a "not to exceed" clause which they did. The work was eventally done at the quoted price and there was no additonal expense.
Description of Work: We have a cement tile roof that is approxmately 80 years old. Rnaissance Roofing has done work several times for us. The inital job was to identifiy and fix leaks on part of the roof. While the initial job did not stop the leaking, they were very responsive and came out and put a temporary patch in at no additonal cost tha lasted through the winter. They came back the following spring and located and fixed the leak. This was not done at no cost but it did fix the leak. In fairness to them, we have a very difficult roof to work on with a very steep slope to it.We used them this month to fix another part of the roof and the work was done on time. They do good work, but it doesn't come cheap.

They charged me $99 for a Magellan estimate. They are going to refund the money if I let them do it. It is easy to understand. They did diagrams. They were professional, capable, and sat down with me for a consultation and explained what they would do. It took a long time to get back with me and I figured it was a small job and they weren't interested.

They get a lot of business around here because a lot of the roofs are the same Italian tile. They came out and the guy just did wonders. There was one situation where I tried somebody local but they ended up being high and it took about two or three weeks for me to hear from them. I talked to this guy with Renaissance and he came out the next day. He took videos of my roof and everything, and in a week he had my proposal with all the pictures and snapshots and everything. They got the work done within a day and a half and it was outstanding stuff. The tiles on my roof and my garage are vintage from around 1923 so usually they have to make new ones that look like what I have. These guys had put some old tiles from another project in storage a few years ago and they matched my tile to a T. That cut the time down a lot. They had to replace somewhere between 50 to 100 tiles. He also removed some tiles, re-floored portions, and did a lot of stuff to help me out with the leaks that I had. I would recommend them to someone who needs to get a roof job done. I get a lot of free advertisements coming around from all of the other companies and so forth, but I am biased to these guys because of how quick and efficient they were. They did the whole history of my house which was interesting. This guy has a close friend who is a producer with some cable station and they asked him what he was working on. Apparently this station was doing a history of the Chicago bungalows and my house is a 1923 bungalow so they used it in the show. The first 15 minutes was on the history, the second 10 minutes was on a guy that actually refurbishes windows in bungalows, and then the last 10 minutes showed him replacing the roof on my house. I got the video tape and it was on TV and that was cool too. I would call him again without hesitation.

Outstanding. No complaints whatsoever. The workers were extraordinarily professional and courteous. They were on my job site over a period of two years during 2007 and 2008. This was a very expensive project that ran well into six figures, and included slate work, gutter repair, some carpentry reconstruction work, sheet metal cutting, metal working, and flashing installation. The metal used here was copper because of the historic nature of my century old home. They stood by their estimates, and in one case lost some money because of the inclement weather. The workmanship was lovely, of the highest grade. The guys did little extra things too, which I appreciated. They cleaned up after every day's work, and called if they wouldn't be showing up. James Zipse was the project manager. He was also extremely professional. The projects were always completed on time and on budget. The estimates were fair value and less than other firms who work in this highly specialized area. Believe me when I state that there are very few firms who can do this kind of work. Absolutely first class. I would hire them again in a heartbeat.
Description of Work: Slate roofing much of my house, a large older home. Very complex job with much metal work done for the gutters and flashing.

Renaissance Roofing specializes in tile and slate roofs, and in restoration. I was particularly pleased by James Zipse's sensitivity to the aesthetic needs of our Art Deco building, as well as cost-saving measures. From working in the front garden, I know that the Juliet balcony is the focal point of the front facade for passersby, and one of the things that helps "sell" our building to potential buyers. The brick walls are the color of adobe, which means that an unpainted clay tile roof would simply "vanish" into the surrounding brick. The original concrete roofing tiles were painted a dark terra cotta color for contrast (as was customary for the era----1929) James agreed with me that the best solution would be to save as many of the remaining, unbroken tiles as possible, and supplement them with tiles to match (of which R.R. has an extensive salvage supply). He also recommended replacing the old, black-painted iron flashing with copper, which would also accord with the period. at first, R.R. refused to paint the new tiles to match, because roofers do not paint, but, after Jason Zipse, and his forman, Jeff Kassel, took over, they agreed to do so as a special favor to us, given our situation, which is as follows: The balcony roof is high enough so that a scaffolding had to be erected; ladders could not be used. To find a painter who both knows about painting outdoor concrete tile, AND can rent and erect a scaffold suitable for the job, involves not only extra expense, but a lot of searching to find such a person. If R.R. did the painting themselves, the scaffolding used for the roof construction could be left there for the painting at no extra cost. They eventually agreed, and we paid an extra amount for the painting, plus carpentry for the roof, amounting to a total of $832.50, in addition to the basic cost of $2808 listed above. The work was performed by Dan Ryan, who did both roof and painting. He must be complimented for his trying effort, since he had to remove a queen-sized mattress' worth of nesting materials under the tile roof, created by a squirrel family (source of the damage), a house sparrow family, and a bumble bee family (an endurance test for Dan, since he is allergic to the latter. For nature lovers, you should know that Dan carefully removed the infant squirrel----which survived.) Because the job was a small one in terms of size, it had to be slotted in between R.R.'s other jobs, and therefore took rather long to complete----about 3 days, painting a couple of weeks later. That explains the grade of B for punctuality above. Otherwise their performance was superior, and I strongly recommend that Angie's List members consider this contractor for tile roof jobs, particularly if they have unusual needs. Renaissance Roofing has good ratings from the BBB, and from Angie's List for Northern Illinois. They have also done other work in Chicago, though this is the first listing of this company for the Chicago chapter.
Description of Work: Renaissance Roofing did an excellent job on the small roof (ca. 5' X 3'(pitched) X 2') over a Juliet balcony on the facade of our Art Deco/Spanish style, brick condo building in Chicago. They removed the existing painted Spanish concrete tiles, trim tile accessories, wood lathing and 1 x 2's, and wall flashings. Tiles, etc., in good condition were saved for reinstallation. R. R. supplied and installed additional matching "used" tiles for those lost. Replacements done on a time basis of $92.50 per man hour and materials. They furnished and installed new W.R. Grace ice and water shield underlayment over the exposed roof area, new 30 lb. felt underlayment, new 1 x 2's, wood lath, 1 x 2 hip nailers built to sufficient height, and new copper flashings. Hips were mortared with colored mortar to match painted tiles. There was an ADDITIONAL CHARGE OF $832.50 FOR EXTRA CARPENTRY AND PAINTING OF NEW TILES TO MATCH OLD. THIS IS UNUSUAL FOR A ROOFER, since roofers do not normally paint, and RR won our considerable gratitude! Five year warrantee on roof, painting not included. Company is licensed in Illinois.

I was appalled at the level of service we received from Renaissance Roofing. I am on the Board of my Condo Association and we had contacted Renaissance for an estimate earlier in the summer. They gave us a reasonable estimate and promised a guarantee for the work for one year. After reviewing proposals from several companies, we settled on Renaissance, signed a contract and scheduled the work. The work was supposed to take place in August, but on Aug. 28, they called to say the sales rep, made a mistake in offering us a 1-year warranty on the roof work and that they could not offer any type of warranty on this roof work and that they were backing out of this job. I was shocked !!! We tried to tell him we had a signed contract and that he needed to honor this, but he said, What, are you going to do, sue us? Now we are at the end of the summer without a contractor to fix roof issues that need to be addressed before the winter.

Response from RENAISSANCE
RENAISSANCE ROOFING, INC. DID NOT ENTER INTO A CONTRACT WITH THIS CUSTOMER BECAUSE THE WORK THEY WERE ASKING US TO PERFORM WAS NOT WARRANTABLE AS THEY REQUIRED. THE WORK INCLUDED TO APPLYING MORE ROOF TAR TO A ROOF THAT WAS BEYOND ITS SERVICE LIFE AND ADDING MORE ROOF TAR WOULD NOT CURE THE PROBLEM. ALSO, OUR CONTRACT REQUIRED A DEPOSIT WHEN EXECUTED, NO SUCH DEPOSIT WAS EVER RECEIVED BY RENAISSANCE, PLUS THE WARRANTY THEY REQUIRED WAS WRITTEN IN BY THEM, NOT RENAISSANCE ROOFING, INC. AS A CONTRACTOR THAT STANDS BEHIND ITS WORK AND HAS BEEN IN BUSINESS SINCE 1992 WE FELT IT WAS IN BOTH PARTIES BEST INTEREST TO NOT EXECUTE THIS WORK AS WE COULD NOT MEET THE EXPECTATIONS OF THE CONSUMER BASED ON THE WORK WE HAD OUTLINED IN THE CONTRACT. WE APOLOGIZE FOR THIS UNFORTUNATE SITUATION, BUT ULTIMATELY FEEL WE ACTED IN THE BEST INTEREST OF BOTH PARTIES. ROBERT W. RALEIGH, III VICE PRESIDENT

Because their primary business is clay tile roof work, and because I did not give them much time to do it, wanting it completed before winter, they hire a subcontractor to do the work. This is, however, a subcontractor that they use regularly for overflow. The Renaissance Roofing contact, Jeff, was on-site often, discussing things with the workers. Upon removing the soffits, they discovered that the wooden soffits underneath were rotten and falling off (hence the wavy spots on the aluminum soffits where the wood was lying on them). All the wooden soffits had to be removed before the new ones could be installed. At our request, they made sure that we had gutters, new or old, up when they left each day in case of rain.
Description of Work: We live in an old house (95 years) which had been ''restored'' by the people living here before us. Among the work they had done incorrectly were aluminum soffits and gutters. The soffits sagged in places (unsightly) and the gutters were installed too low for the clay tile roof, so that some water overshot them in heavy storms. We hired Renaissance Roofing because they work with clay tile roofs, a specialty, and had done a complete restoration of the clay tile roof for us four years ago. They removed all soffits and gutters and installed new ones correctly.

JASON WAS WONDERFUL TO WORK WITH. HE GAVE ME HIS CELL PHONE NUMBER AND WAS ALWAYS AVAILABLE FOR QUESTIONS.
