Description of Work: I asked Chris to come look at a crack in the drywall next to a window I had difficulty opening in my condo. I was worried about a serious foundation issue. I also wanted to make sure there were no other major issues I needed to fix with the condo before I sold it. Chris was friendly and professional, and great at explaining things in layman's terms. He measured many things around the condo and did a thorough evaluation. My father, a retired architect, followed him around and said he was extremely impressed, and learned quite a bit from Chris's expertise. He really understood our situation, and we trusted his evaluation, and knew we were in good hands. Thank you Chris!! |

Description of Work: After doing the inspection, knowing it was a 2nd opinion quote, after finding out the original inspection company, he advised it would be a conflict of interest for him to do the work because of him having something to do with the first company. If he couldn't follow through, I don't feel I should have been charged such a high fee. |

We did complete the report that we were contracted to develop. I believe the member thought we would be providing the labor to correct the structural deficiencies. We tried to contact the member on several occasions after our inspection to explain that we are only the engineering company and do not perform labor. Despite our efforts we have not heard back from the member. Our offer to go over our report and findings and to help the member get the structural problem repaired is still open if they would like to respond to our calls.

Description of Work: Chris was contracted to determine the cause of floor leveling issues. Money wasted. He said it was settling. This was not the cause in this situation. Hire a good home construction framer instead.

Description of Work: Home is on the market for sale. A buyers home inspector filed a report stating the home had a structural problem and that a load bearing wall had been moved 2 feet and we needed a structural engineer. Once these unqualified individuals make any statement they want to make, the owner has to disprove what they say no matter the cost. Chris Grubb with Grubb Engineering came out and did a thorough evaluation of this issue and found no structural problem. He took a great amount of time checking this and explaining to us what he was doing. He was great and we would recommend him to anyone needing his services. He came a good distance to our home and we appreciate it.

In January of 2012 we contacted Earthly Matters Painting to give us a quote for painting the interior of our home along with doing some sheet rock repair. We had a large number of sheet rock issues: cracks where ceiling meets 25? walls in a great room, cracks in the ceiling of an adjoining study room, and various other ceiling cracks throughout the house. Earthly Matters Painting (see our review of their services separately) recommended we have an engineer review the sheet rock problem as the necessary repairs were beyond the scope of their services. We contacted Chris Grubb of Grubb Engineering Services in January of 2012. Chris met with us and Erich Protis of Earthly Matters and we discussed the structural issues at our home. Chris returned in February and did a complete visual inspection followed by a day electronically (laser) measuring interior walls, floors, attic area, crawl space, etc. Based on Chris? findings he recommended a we obtain a complete set of structural plans detailing the required repairs to walls, ceiling and attic framing and to the floor framing and foundation in the crawl space. We contracted Grubb Engineering to design what is called a retrofit for drainage, foundation and framing for $3000. Chris put together a complete set of blueprints for the repairs necessary to our home: sagging floors and walls due to inadequate sized foundation supports, improper framing to support walls and ceiling and inadequate drainage (excessive moisture) in the crawl space. We were extremely pleased with Chris Grubb of Grubb Engineering. He was prompt, courteous, and easy to work with. He communicated well so that we fully understood the scope of the problems we faced and how to fix them. We ended up contracting Engineered Solutions of Georgia (ESOG) to do the foundation work for us. Chris works for this company as their structural engineer and he oversaw the foundation repairs that included concrete footings, support posts and beams, sump pump and drainage system. In addition to ESOG?s foundation repairs, Chris worked closely with Earthly Matters? Construction Services agent Erich Protis to ensure that the attic and support work necessary to the interior of the home was done to his blueprint specifications. Once all of the repairs were done (July 2012), we received a letter of inspection from Grubb Engineering certifying that all bracing and reinforcing of attic spaces done by Earthly Matters Contracting and foundation repairs done by Engineered Solutions of Georgia were done satisfactorily and that the structure of the home is stabilized. We would highly recommend Grubb Engineering to anyone needing evaluation of structural problems. While we hope we NEVER have to have structural work of this scope done to our home again ? IF we did - I would not hesitate to work with Chris and Grubb Engineering again. Note: Home was built in 1995.

Mr. Grubb's engineering/consultant work was entirely satisfactory, the information and the format of his reports and answers to subsequent questions allowed me to formulate a sound bid document (unfortunately vendors I solicited either were too busy; did not perform work in East Point or failed to consider an email solicitation and never replied.) Because of this absence of competition I ultimately awarded to the firm with which Mr. Grubb was affiliated. Solutions and specifications provided by Mr. Grubb, as executed by the contractor, have thus far seemed to provide effective solutions to my structural repair & water proofing problem(s). I would hire Mr. Grubb again. UPDATE Mr. Grubb's work product was entirely satisfactory as I have indicated previously. As a follow-on - when I was posting this review of Grubb Engineering and also a review of the contractor that did the work I noticed that the contractor offered a Angie's List - 5% Senior Discount which I had not been advised of previously by Mr. Grubb (who submitted the contractor's offer) nor was I told of the Senior Discount for Angie's List by any of the contractor staff. This was a couple of days following the completion of the project and my final payment. I emailed Mr Grubb as well as one of the principals of the contracting firm (who over-saw the work on my home) inquiring about the discount. Subsequently, I heard via a telephone call from Mr. Grubb that he was not aware of the discount offered by the contractor and he left an impression that he was either offended or suspect of my inquiry regarding the discount offered to seniors - upon questioning he did indicate that my email to the principal of the contractor was being "considered." I have heard nothing further from Mr Grubb - I did receive a "Satisfaction Survey" call a few weeks ago from an employee of the contractor. I confirmed the good work and I asked about the advertised Angie's List discount. She indicated she had no knowledge of the issue but would pass it along. I have not heard from the contractor subsequently.
Description of Work: Initial contact with Mr. Grubb was via Angie's List email on 8 May 2012. My request to him related to "..foundation project/problem that I would like you to evaluate. It seems the original owner of this crawl space tract house excavated approximately 8' x 10' area of the crawl space (adjacent to access door) to a level that in places may be 2 feet below the footing of this brick veneer house" and further I related that recent water infiltration into the crawl space had loosened the earth beneath the exposed footing and that I desired a solution. He replied the following day and offered an initial inspection for $300 and provided his contact number. I called him that same day & scheduled his visit for 15 May 2012. During his visit he crawled the whole of the residence's crawl space, took pictures in crawl space & inspected areas around house that may be contributing to the water infiltration problem, I informed him that I desired his solution proposals & plans in a prioritized listing of recommendation solutions/sub projects (options) that would: 1. "shore up" foundation where crawl space had been dug out and preclude structural damage; 2. eliminate further moisture from infiltrating the crawl space. Further I requested his plans/proposal in a format that would allow me to formulate an "apples to apples" bid document for my use in soliciting competing bids from contractors. He agreed to accomplish this for $400 which I paid. During this visit Mr. Grubb also mentioned that he was affiliated with a quality contractor & asked if he could submit that contractors proposal. I agreed as long as he provided me with the measures, facts associated in that company's bid for inclusion with my project bid document. Additionally, I asked that he include replacement of a section of the driveway that had been damaged by roots that was not related to the basis project. On 24 May2012 received initial inspection report and and drawings as well as a bid from Mr. Grubb's contractor. Additional specs and answers to several of my questions were necessary in order to formulate "apples to apples" bid document were subsequently provided on the 29th.

Performed an inspection of the door frame; removed part of the frame; reinstalled the piece removed so that it was more secure until we get a more permanent repair.
Description of Work: Chris arrived on time. He examined the source of our concern. He was very clear in his explanation of the issues and the solution. He made a temporary repair for us. Found here on Angie's list. Traded emails, set date and we were set. Result from report was determining contractor's recommendations were a bit over ambitious and unnecessary. Saved us a lot of money.

Chris paid 2 visits to our house. The first was to inspect the structural integrity of our foundations. He spent about an hour there and performed a very thorough job. Chris was very professional, courteous and punctual. He did find an area that needed to be investigated futher. This involved cutting holes in the floor and drywall. He told me what to do and to make another appointment when the holes were made as "I didn't want to be paying him his hourly rate just to cut holes!". That second visit was today and again Chris was very thorough, taking many notes into his digital voice recorder. He explained the issue in laymans terms and is going to draw up a plan to fix it which I can then give to contractors. I recommend his service!

Chris was very prompt and professional and drew up a plan for removal and reinstallation of new support beams and encouraged us to salvage the existing structure. Really good news as we love that room with the view of the lawn and trees out the back. He also is currently tweaking the plan to allow us to remove the center posts so we can better utilize the space underneath. Another service he offers it to inspect and report that the work done by a contractor is up to spec giving us a full report as documentation should ever sell the house.

In our old house, the crawl space steel support posts were rusted, crumbling or had broken free; concrete footings upon which they stood were below ground. A permanent and professional solution was needed because we are replacing kitchen floor and subfloor and remodeling. I called Grubb Engineering based on Angie?s List recommendations. I took care to confirm that Mr. Grubb is a licensed member of the National Society of Professional Engineers, is registered as a Professional Engineer in Georgia, and provides both commercial and residential design, inspections and consulting. Mr. Grubb arrived on time for his inspection, which took less than an hour in all. The first part of his inspection was about 20 minutes in the crawl space. Afterwards he discussed my concerns and expectations. He was very courteous and attentive to my situation, but was also very exacting and realistic in describing how much could be done. He concluded that all the existing metal supports would need to be replaced, and their concrete footings extended above ground. He also recommended that two new supports be added. I received his report and drawings within about a week via email. The cost of the specifications was $275. Within a few weeks, I selected a contractor from two companies who had estimated the work (also from Angie?s List). Just prior to the actual work being done, in early March, 2010, I emailed Mr. Grubb and asked if he could inspect the work prior to completion. He agreed immediately and came by on the morning of the second day and noticed that the work was good, but that two support posts were missing. Mr. Grubb called the contractor immediately and they spent several minutes discussing his specs in detail. In the end, without any intervention by me, Mr. Grubb and the contractor worked out a solution to everyone?s satisfaction, which included adding the two additional (and critical) supports that were in the specs but not in the scope of work. The charge for the inspection by Grubb Engineering was $150. There was no additional charge from the contractor. Mr. Grubb asked the workers to take pictures and email the results to him, after which he signed off on the work, again via email. I now have a level kitchen floor again! I am immensely pleased with the job done by Grubb Engineering.
Description of Work: Provided structural support engineering drawings and specifications for the replacement of all crawlspace support posts in an older house. Also provided inspection during the contracted work itself.

Chris' professionalism and customer responsive was excellent. He seemed to be highly knowledgeable, thorough, and practical in his review and recommendations. We are going forward with his suggestions and am in the process of obtaining bids from foundation repair companies. Chris also discovered a plumbing problem when examining our crawlspace which we have subsequently had repaired. It would have likely gone undetected for quite some time -- and his diagnosis was highly accurate.

Chris was early for our 7:30 AM appointment and was quite thorough in his examination of my basement. We looked at the places where the supports had been removed. He moved ceiling pieces to do this and pointed out to me where each support had originally been. He explained how the wooden support which replaced one of the missing supports would not do as good a job as steel. We looked at the old supports (which are in my crawl space) and he explained why they would not work because of how they had been removed. He specifically told me that this is not a difficult repair (he said I was his 901st estimate on a basement support missing!) and that he would write a report that I could have to show any prospective buyer. He was careful, specific and treated all of my questions with respect. I'd use him any time I ever needed another structural engineer.
Description of Work: A previous owner had removed three steel support columns from my basement (25 years ago). I am thinking of selling my house and knew this needed addressing. I asked Chris to evaluate the situation and tell me what needed to be done.

I have actually used this company twice since I found them on Angies list. So many structural engineers want to charge you by the hour for the time it takes them to get there & do the report. they won't give an exact price, or estimate how long it will take them etc. Then when they give you the report they act like they have no idea how much it will cost. Chris gave us an exact price for the inspection, completed it within a week. then on one of the occasions had the report to me the same day b/c of our deadline on our inspection timeline, the second time the report came in just 2 days after the inspection. He stayed & explained exactly what was happening, what needed to be corrected immediately, what we could watch for, what type of contractor we needed to hire, and an approximation of what contractors should & would be charging for that type of repair. He was GREAT! And the only structural engineer I will use from now on

Chris Grubb, owner of Grubb Engineering, provided us a detailed report of the structural damage of the foundation of our house. He crawled under our house and took measurements/and noted damage, etc. He then came inside to access the damage - the floor in one corner had dropped about 2 inches. The wall in a few areas had cracked. He was able to measure all of this with the correct equipment. Then he made his recommendations of what needed to be done to correct this issue. He went above and beyond because he was available to me for consultation once I began my research on different companies to use. He actually talked to other engineers from another company to discuss the best solution for the job. I was so pleased with his follow up and he actually educated me in the process. This helped me in making the right choice of a company to complete the job.
