Summit Home Inspections, 208-559-4102, summitinspections208@gmail.com Moving in from out of States relied on this inspection company for a thorough home inspection. Based on their report we went ahead and closed on the property. On November 15th, 4 days before the expiration are their claimed warranty period, I discovered a flooded crawlspace and severe widespread crawlspace damage from wood rot and moisture. Mold & fungus are widespread. It was not hidden and plainly visible to me and subsequent inspectors. All subsequent inspectors commented that pre-inspection inspector neglected to perform a proper inspection. I notified Summit the day before the end of the warranty. I am currently waiting on what their response is, however, Mike at the company is already claiming that now that the one year has elapsed, they are now legally protected from any legal action. This is not about legal action this is about taking care of their customers and standing behind the quality, thoroughness, & trustworthiness of their inspection reports. Photos attached are of the home in Emmett, ID. The property Summit Home Inspections inspected, that they evaluated as structurally sound. Some wood is severely compromesed from years of neglect. Harry Nitz provided a thorough, professional, and technically excellent inspection of the home I'm buying in Boise, Idaho when I relocate from Colorado. He was recommended by my mortgage company and proved to be a great resource. He worked with me long distance to coordinate access to the home at the tenant's convenience, charged a reasonable price below what I'd pay in my local market, and he provided his report very quickly. His report is 17 pages long and includes many close-up photos of items he found needing attention. He described the problems in detail and rated each for its severity and significance, listed the required versus recommended repairs, and provided helpful information about building codes and items consistent with the age of the home. Thanks to Harry, I now know the strengths and weaknesses of my future home and can set my priorities for repairs. I give Summit Home Inspections the highest possible rating with my recommendations to all in need of a reliable, professional and knowledgeable home inspection.
