Could not have asked for a better Agent. Excellent service and follow up. Honesty and integrity are just a sample of the qualities of this agent. Over the years I have learned I could count on Joyce to work diligently to find the right property for me. She has provided me with daily updates of properties coming on market. Joyce is one of the hardest working Real Estate Agents working in the Boise Market. If anyone can put a deal together, this lady can do it.

MIserable. I sent them +$100,000 on October 17th with a contract to close on October 21st. Today is November 1st and they have cashed my check, but my transaction hasn't closed.
Description of Work: This real estate company in Boise, ID is the worst I've ever worked with. No follow-up, no communication, realtor went on a Hawaiian vacation for a week in the middle of my closing and without any backup. My cash transaction was delayed 10 days (while they kept $100,000 of my money). DO NOT USE THIS COMPANY. I have filed a complaint with the National Association of Realtors and the State of Idaho.

In my defence, this is the letter that was written by the title company to this buyer in reference to her closing. In reference to me being on an Hawaiian vacation (that was scheduled 13 months prior to this closing), yes I was but the title company had everything from me that was needed and was in communication with this buyer daily regarding the delays. There was nothing I could have done differently being in Boise. I worked every day on my vacation to do what I could to facilitate a quicker closing. I did not leave town "without any backup". Also, the buyer's earnest money and funds to close was in the possession of the title company. She mailed her check directly to the title company. Please read below before passing judgement. Member, I wanted to take a moment and touch base with you on the recent closing transaction we had with you on the bank owned property that you purchased. I completely understand your frustration with the closing, the delays, etc. In your position, I too would be very frustrated. While the whole purchase process in itself can be stressful, adding numerous other factors to this process (bank owned being one of them), it can seem to compound the stress and potential problems. I wanted to take a moment to make sure that Alliance Title and your realtor, take the smooth and timely closing of all transactions very seriously. Unfortunately, in the world we live in today of bank owned re-sales, we are not able to control and direct those transactions as we would like. We don't even get to communicate directly with the actual seller, as we work thru the asset management company. Even they are at the mercy of the internal requirements of the seller. Due to the numerous issues with foreclosures across the U.S., bank sellers have tightened their processes quite a bit to insure that things have been done in accordance with all pertinant state laws. While it does sometimes delay the actual end closing, I believe that it is best for them to verify that everything is done according to law, so that there are not issues post closing. In this particular case, since the property was foreclosed as part of the entire subdivision, there were some additional requirements that the seller had on their own internal procedures before they could proceed. There were legal description issues that they had to resolve as well as review of some of the Foreclosure documents to verify that they were in compliance. Sometimes they are very anxious to get the property to market and when they get a buyer quickly, they unfortuantely are not ready to perform, as they should be. I wanted you to know that Alliance Title, Jananne and Joyce were all working to get your transaction closed as quickly as possible. As we are not able to force the seller to perform, it becomes a matter of all of us pushing them as much as possible to get this done. I know that Jananne and Joyce were both in touch with the servicer daily (both by numerous emails and phone calls to speak to a real person) from the days prior to your signing until it was able to be recorded. I also know that Joyce was also in contact with them daily. We do not ever want to proceed with a closing and send the seller proceeds money until they have approved everything and allow us to proceed. I am sorry that your perception was that we had not done our jobs properly. I sincerely wish that we had the control to make things happen, but with the seller calling the shots, we are in a position to have to wait until they are ready and give us approval. I look forward to hearing from you if there is any question I can address about the Bank Owned resale procedure, or any specific suggestions you might have as to things we might have done differently on this transaction. While many things are out of our control on Bank Owned properties, we are always looking to determine if there are things that we can do differently to improve our service on those things that we can control. I personally look forward to a real estate world that gets back to some level of normal! Thank you!
