I recently signed a contract with Assured Investment Management to help me find a tenant for my house to rent. The interview with the owner was informative, productive and an overall pleasant experience. The contract is fair and comprehensive; the communication between owner and myself is open and timely. The owner's assistant manager is organized and pleasant as well!
Description of Work: I hired Assured Investment Management, based on a referral, and am pleased to say the experience has been exceptionally positive! The story was previously told about the HORRIBLE lack of services I received, not showing up for our one and only appointment, repeatedly not being honest about answering my e-mails, attempting to charge me for work not done, ridiculing my Christianity, and breaking her own contract by e-mail and then leaving my house unlocked and unsafe. UPDATED NOVEMBER 15, 2012: see above
Description of Work: This is most likely the worst "business" that I have ever had any dealings with. It is a one "woman" show - Melodie Brown who is such a scatter brain that she repeatedly told me she had answered my e-mails when she didn't, failed to show up for an appointment that I had set up with her and reminded her of and then drove over 450 miles to keep and she was not there. When she did finally show up (after I called and called to track her down) she had "forgotten" the keys to get into the house so we waited and waited and waited for "her locksmith" to show up. Melodie repeatedly claimed "her crew" had done repairs on my house that were not even begun. She tried to hold out funds for the work that was not done and then when she became angered over my questions to her, she made very inappropriate remarks about my Christianity. This is one very incompetent woman. I have now been trying for weeks to get an itemized statement from her on my last renter that she told to leave. Then while my house was empty (and I in another state) she broke her own contract - quit working in an e-mail, without giving the 30 day notice, left my house unlocked, and claimed to have talked to my neighbors about me. She refuses to tell me what she collected some monies from my past renter for and won't give me the exact date that the renter moved out so that I can settle with the renter. Melodie Brown is the worst "business" person I have experienced and if you want a Property Manager I would certainly pass Assured Investments by or you are letting yourself in for a lot of headaches. UPDATED NOVEMBER 15, 2012: This property owner is so unprofessional she has continued to send me very inappropriate e-mails making false claims that I wanted her to put my utilities in her name, that my past neighbors hate me, that I'm evil, that I'm not a Christian. She finds it impossible to keep things on a business level and keeps trying to slander and attack me personally. It is like dealing with someone who is in junior high. I did ask her about a learning disability because I have so many times repeated things to her over and over and over and she will continue to say I said something completely different. (Even when I have repeatedly proven the truth to her in e-mails) I have finally realized that she has either just dug her heels in out of unprofessional stubborness or because she does not know how to actually complete an itemized statement. I now know that I will not be able to get an itemized statement from this person unless I get the IRS and other organizations involved so that I can settle with my last renter or file appropriate taxes. I have also had to block her from e-mailing me because of the vicious lies she keeps sending me. There has to be something very wrong with this person because she keeps e-mailing me horrid things and then telling me not to e-mail her. Therefore the need to block her from e-mailing me further.

This owner hired Assured Investment Management On July 10th 2012, She was concerned that her tenant had dug up her trees. So on July 17th 2012, I did a walk through with the tenant to assess the owner’s complaints. The home inside was in good condition except for wall damage in the bathroom (which only needed painted). I did find that two trees were taken down, but the tenant and the neighbors all explained that it was because of a large wind storm that blew them down. I then explained this to the owner who did not believe the story and thought it was done maliciously. I had already raised the rent $100 a month for the owner, but she was done with the tenant and asked me to give her 30 days notice (it was not an eviction). The tenant didn’t get the 30 days notice until Aug 8th 2012 because the owner wanted to make sure she paid her Aug rent first. The owner emailed me on the weekend about coming down and I had informed her that the tenant would not be out until the 8th of September. She then made plans for September 10th at 10:30 which I agreed to. Now yes I missed our appointment because of changing my phone and my calendar was whipped out, that was my fault and I did explain to her how sorry I was. The keys given to me by the owner didn’t work in the locks (tenant had told me this at walk through) so I called the lock smith which is common on move out. The owner started to get very upset because of a potted plant that she had left there for the tenant to take care of was gone. I called the tenant and it had died. I explained to the owner that personal belongings can not be left in a rental because they never get taken care of (again this was the owner that left the plant). The owner hugged me and we went our separate ways, I did inform her that we would get started on the clean up of the home but that I would need money from her to do the repairs, because the owner held the deposit. The next day the owner wrote me a very long email, stating that I should have done more to make the tenant leave this plant and that she was very upset that I didn’t take responsibility for it. I would post these all the emails so that you can really see how rude and angry this owner had gotten over one weeks time there was 64 emails back and forth over a plant. She had threaten to fire me over this and I then stated no work orders would be done because she had not sent Assured management any money to make these repairs and I was not going to put my money in to it and then have her fire me. So she then said she would need the weekend to think about it. She then wrote the email saying she would move forward with me if I would do everything she wanted. The emails started to become spiteful and rude in a short amount of time. I then told her I didn’t think we could work together because no matter what I was doing it was not good enough for her. I should not have to be abused by someone just to keep there business. She then informed me I would have to give 30 days and I agreed but she then stated she found a new management team to take over. I then handed everything to them and emailed her a statement of the entire 2 months I managed her home the only amounts received was one months rent and partial rent for Sept., the only amount deducted was the lock smith and my one month Management fee. She did receive this the day after she asked for it. She continued to email me rude things stating “I have often wondered if you have a learning disability” . No matter what I did or didn’t do she was screaming at me. I have been doing this for 8 yrs and have never dealt with someone that was so mean and cruel to me and the tenant. I tried to reason with her but she was totally unreasonable at every turn. In my contract I do not pay for utilities or the turn over of the property, and she gave me no money to do these things. as I do truly care how my business is being represented. I love what I do and I am a very hard worker. I run a very small business that supports a family of four. I didn’t do anything wrong to this owner.
