I had been doing business with them for a couple years and always thought that they were honest, detail-oriented property managers and business people until I hired them to sell my house. After hiring JJ Winters to sell my house and not getting ANY response for 1 and a half months I decided to go with another agent. When the other agent took over they discovered vast amounts of dog poop in the backyard and that the house smelled of animals, and the tenant left the house looking unkempt. The agreement was that I would give the tenant half off of rent to keep the place looking great while I tried to sell it. JJ obviously never even stepped into the house or didn't care or she would have seen the unsightly mess in the backyard. She even admitted it was a breach of the tenants contract. But as far as I know she never reprimanded him or put real pressure on him for it until after I decided to micro-manage the situation. It was like pulling teeth to try to get it cleaned up. Her attitude often seemed to be in favor of the tenant at my expense. I sometimes wondered if she had something against landlords or Californians or what??? What the hell is she doing managing property for people? She did tell me (I thought it was a joke but obviously it's not) when I met her that she got into property management because, "you just collect a check each month", and I guess that was pretty much all she did. She was slow in getting me receipts for work performed and the receipts sometimes didn't make sense. I still think that they are probably honest (although lazy and despondent) but now I wonder how much of the "repairs" going on were real!?! When I was trying to get the place cleaned after the tenant left, Apex wouldn't even go over and install 4 light bulbs for me. I had lost at least $600 in rent to a tenant who never co-operated in a manner befitting trying to present the house for sale and more importantly, valuable time in a declining real-estate market. I also ended up spending $400 dollars of my own money to clean the house up (yard work, carpet cleaning, small repairs) in order to sell it, after Apex decided that everything looked great! My house is now not worth selling and I am going bankrupt. Because I put my trust in JJ and Julie (her sister and business partner) Apex Property Management really screwed me over. Thanks JJ Winters and Julie Sutter!
