Buyer Beware! If Rosbin is flipping a house that you're interested in, be very weary! They have a group of young inexperienced workers doing all the work including roof and windows! The brand new roof they installed leaked after the 1st rain and cost $7,000 to properly fix. The brand new tile they installed buckled after a week everywhere and the grout all popped out. Half of the houses electrical was out after a month. My doorway to the laundry had to be ripped open and redone to even fit the washer/dryer in. Roofing nails were left all over driveway and punctured my vehicle tires. Gutters not properly attached and full of old shingles and nails. Heating vents were packed full off old drywall and heaps of construction waste. They installed all the cheapest appliances and fixtures money can buy causing headache down the road including bathroom shower faucets failing twice! Garbage disposal leaked, stove wasn't hooked up. They spray painted the bushes when he spray painted the house. 10 electrical fixtures including pot lights and light switches have holes exposed on the sides because the plate doesn't cover it because aparently nobody learned how to trace in kindergarten. They left a huge Trench indent in the yard because the trench wasn't backfilled properly. Basement was said not to leak but had 2 feet of water in spring and the foundation cracks were covered and painted over. Estimates to get basement up to par all exceeded $20,000! This being said. Beware in general of all house flippers. They internet is packed with horror stories. They make it look good with modern finishes but you need to make sure structurally you're in good shape. Lesson learned!! Rosbin was just lucky we didn't do our homework and gave them full asking price. Please don't get trapped like we did ! Do your homework and remember inspectors often don't even get on roof tops or know what they're doing. Get a roofer to inspect roof and a foundation company to inspect foundation and tell rosbin to fix or come down on price because it's the 2 most important things in a house!!
