Since I am located out of the state it is really important to me that I am provided reliable and up-to-date information about my property. ReMax Kai Lani has been very responsive, keeping me up-to-date on everything. They keep in touch via email, voice and text when necessary. Reports are also available online. The ReMax Kai Lani team is very professional and trustworthy.

ReMax is my property manager. I had a problem with a leak and a backup in my bathroom and they had someone out that day to fix the problem. It ended up being a big job and they communicated with me the whole time. It was GREAT service.

As an Owner, its hard to put your property in someone elses hands. Not only did the Property Management team do a great job, it was done efficiently and quickly. Repairs on my home were made professionally and the improvements were handled by them. The tenants are still in the property and happy and taking good care of my property. I like that background checks are run, and tenants are screened. If there are any problems with the home, they notify me. They even file my GET tax for me! I would stongly recommend them to manage property. I have been exceptionally pleased!

This company managed an investment property for me in Ewa Beach, HI for five years. Despite our management contract stating that they would get owner's authorization for any repairs over $500, this past summer they authorized a plumber to change a valve stem on a bath tub. The plumber took the liberty to change the whole faucet trim kit and charged over $700. The bill did not show the actual costs of the parts vs. the labor and the management company really didn't serve my interests in obtaining an explanation. They paid the bill and of course passed it on to me. The broker/ owner of the management company gave me a song and dance about how everything costs more on the island and they had to use licensed plumbers, etc... which still didn't answer my questions about just how expensive was the faucet trim kit that was installed. Upon the tenant checking out, I was told that this was one of the cleaner units that they ever see, but when I listed it with a Realtor that week, I was told that the unit dirty. I could see in pictures that over the last five years tenants had spot painted the walls in big patches that stuck out like a sore thumb. I just don't feel like this company has served my interests in checking tenant's out with high standards or in controlling maintenance costs. It was certainly a clean unit when I put in management with them. Naturally, tenants will put a rental unit through some expected wear and tear, but if you start with high standards of condition and cleanliness (which we did), then you ought to finish the same way. Oh by the way, back to that faucet issue: my Realtor told me that it was quite impressive, far more expensive than anything that he had in his own home, never mind a rental!

This account was transferred to us from another Honolulu Property Manager at the request of the owner because of her dissatisfaction with the previous Property Manager. RE/MAX Kai Lani managed the home with competence and professionalism until the owner decided to sell the property in 2010. The owner (who lives on the mainland and who is accustomed to mainland prices and who is unaccustomed to the high cost of home maintenance in Hawaii) had unrealistic expectations for the condition of a rental property after it has been occupied for more than five years by tenants. RE/MAX Kai Lani exclusively uses licensed professional plumbers. The plumber used in this instance is probably the most competent and professional company doing plumbing work on the Island of Oahu; if not, they would certainly be in the top five. When the plumber was on site, the job was found to be more extensive than we had expected when we placed the job order. This is not unusual. Professionals often are able to see problems that we might miss. Being unable to get in touch with the owner and not wanting to pay for a second service call, we made a decision to have the work done while the plumber was on site. This was an appropriate business decision that would save the owner approximately $100 dollars. The new faucet assembly was comparable in quality to the assembly that was being replaced. The home needed repainting due to fair wear and tear (FWT) over more then 15 years during which time the home was tenant occupied for more than five years. The tenants left the home in excellent condition; maintenance that was tenant negligence or misuse was charged to the tenant.
