Everything went just as we expected from Rod and the guys. It was very disturbing to show up to our place of business and find water coming up and out of the rear parking lot. With 1 phone call, Rod immediately began planning for repairs. He went to the city and received permission to begin, then he had equipment and dumpsters delivered that day (Friday). Work began the following day (on the weekend) and after many days of hard work, the project was completed. The project turned out to be massive as a 6" water main had ruptured that supplied our sprinkler system. The best part was that he made sure that our insurance company reimbursed us for all of the charges. We had full confidence in Southern Specialty as we use them exclusively for all of our contracting. You will be hard pressed to find a better contractor in the area. It went pretty good. We had some misunderstandings about materials but other than that these guys are golden. They are absolutely excellent. They are very price competitive. They did good work and they are in a different league by themselves. I have been very appreciative of their work ethic. They don't over charge and they selected the lumber for me and the deck was perfect. I had a problem with the 2x4 because they were a bit twisted and I mentioned it to the owners and they got me two new ones. I was happy with the work. They know their products and I recommend them highly. They can be contractor of the year and that speaks to their ability to finish the job to satisfaction. The owner and his son along with two employees did the built the deck. They bought a commercial dumpster and put all the unused materials in it. I am very pleased with the deck. I have nothing but good to say about them.

I spent around $10000.I had drywall completed, framing, shelving and a bit of electrical and painting. They're very professional, courteous and they were up front about everything.

Rod (owner) was great. He was quick to respond to my call and arranged a meeting the same day. The work was done as promised and when promised. The crew was courteous and cleaned up as they worked.

Excellent job. Called before coming. Arrived at agreed upon time. Advised precisely what was going to be done; how it would be done; and when it would be completed. Vet impressed with the concern for safety, and protection of property.

The job actually went well. I had contacted Rod back in March about framing my basement. Once I decided to choose him, he was scheduled to go on vacation with his family. I was unwilling to wait and hired someone else. After about 2 months, the person that I hired had not completed my basement and was constantly giving excuses. I called Rod and he gladly came over to assist. Once Rod got there, he informed me that the framing was improperly installed. He agreed to remove the framing and reframe my basement for the exact quote that he had previously provided. In the end, it took Rod and his workers 2 days to frame my basement. He is such a man of integrity until I had to find him to pay him the remainder of the bill. He has definitely earned our respect and our future business.

Southern Specialty - Rod and Jeffrey Holbrook - were awesome to work with every step of the way. I found them through Angie's List thanks to their strong ratings and selected them over other personal recommendations. I am glad I did! They were incredibly responsive and proactive from the start - with the walk through and estimate. Rod did the first walk through and then came back with his painter to make sure he could meet the quote and timing befroe we even started (he and Jeffrey even helped move a bunch of hardwood into my house!). Most impressive to me was the attention to detail during the project. They remembered every request and were proactive in identifying things they wanted to re-do. One or both of Rod and Jeffrey were there for the entire project - and reachable every time I called or texted, regardless of the time (and I reached out a lot!). Rod is amaster carpenter and came up with a great solution to remove an unwanted cabinet and build out a new unit...it looked like it was built as part of the original home. The paint crew was great and they used the paint we requested...and delivered a high quality project. Can't say enough good things about these guys and Southern Specialty!

I am very pleased with the job Mr. Holbrook done to repair my falling gutters that were detaching from the house. He only repaired the gutters we discussed over the telephone but took time to check for others loose completely around the roof of the house. He was very professional and done an awesome job. I will use him for some more work needed to be done to my house. Also, I will refer Southern Specialty to others that need home repairs. Thank you.

We had several emergency exit signs that needed to be replaced due to age. Southern Specialty did a very thorough and professional job. They had to work around our schedule during business hours as to not disturb our customers. The job was completed in a timely manner . Southern Specialty is the only contractor I will use. They far exceed any other contractor in professionalism, knowledge, and attention to detail.

The add said they serviced my zip code. After purchasing the deal they said they did not come to my area. They should be careful what they put in their add.

I have a rental property in Atlanta which we need to completely restored. Upon contacting this business @6785839530 we were told by the gentlman that this company only does exterior work yet the add on Angie's list clearly they do Interior and exterior remodeling. Please change your web site to reflect the services you actually provide so I won't waist my time calling.

They did a very nice job with the ramp. They did come back to modify the ramp and make it less steep. They were very innovative and charged a fair price for the work. The refrigerator looks very good and fits perfectly now. I will very likely use them again in the future for additional projects including repairing the ceiling in the garage, hanging ceiling fans, etc.

Absolutely wonderful experience! I called this morning and talked to the owner Ron. The work they had scheduled for today couldn't be completed because it was raining. So they came over to my house instead. Super nice group (Ron, Jeff & Mitch). They went in my crawl space, repaired the sub flooring in the bathroom and a few joists that were affected by water. They also removed the toilet and replaced the flange and the O ring. This job had been specked by two other contractors. Both quoted more $ and more time. Within a few hours, Southern Specialty Contractors had completed the work. They also went over to my dad's house and replaced a toilet. I love this company!!

Really disappointed wtih the customer service. The contractor was scheduled to come by on Saturday 2/21 around lunch time and then again on Friday, 2/27. On both occassions, I had to follow up with him to confirm that he was still coming. In both cases, it seemed he had forgotten that anything was even scheduled. I called him on 2/27 about 30 minutes before the appointment time, after we had texted back and forth about the meeing time, and his comments to me was 'I wasn't even thinking about your appointment since I had another job I was working on'. I've got no problems witih scheduling conflicts, however as a customer, I expect the business to contact me if there is a conflict and be proactive about trying to schedule another time. Having discussions both times, initiated by me, within 30 minutes of the scheduled meeting time is unacceptable service. In both of these cases, I adjusted my schedule to accommodate the contractor's suggested meeting time. How could a customer be confident of receiving good service, when there is such a disregard for the initial meeting?

The work went really well. Rod (the owner) observed roof damage caused by hail and managed the entire matter of dealing with the insurance company. He met with the insurance adjuster in my absence and handled pretty much everything. He worked EXTENSIVELY with insurance to get everything paid for that the policy was SUPPOSED to pay for. When insurance left things off (repeatedly) from the claim, ROD called and got it handled. When insurance was slow to send checks, Rod waited on the checks and did not ask me to pay. I doubt I could have gotten this paid by the insurance company at all, or at least would have been paid far less. and honesty, I would not have known to ask about insurance to begin with. I was unaware of the hail damage-- very obvious when Rod showed me, but I would probably have simply hired a roofer and paid without thinking of insurance, had not the damage been brought to my attention. Fact of the matter is that other people from companies NOT related to Rod had suggested repairing ONLY the soffits, claiming it was caused by squirrel damage, never suggesting the roof leaking was the cause. Had I listened to others, I would have potentially spent thousands to repair things when a leaking roof would have let the new work be spoiled. Southern Specialty accessed the OVERALL situation, and advised what needed to be repaired to actually stop the leak and to facilitate a long-term solution, though they were willing to do repairs based on my selection and in my order of preference. No "hard-selling", no pressure. They found leaks that I had not seen causing lots of damage, like leaking chimney caps which caused problems including significant damage to the ceiling of a closet where the water ran down. (Who inspects the ceiling of a dimly lit walk-in closet often?) Again, very real issues that needed to be addressed but had long gone unnoticed... Clearly the competition only wanted to do repairs that they could offer and make money off of. The competition also failed to notice the roof leaks were caused by hail damage and that this could be an insurance matter. That oversight alone could have cost me MANY thousands out-of-pocket... thankfully, Southern Specialty helped me get paid properly by the insurance which we had been paying for over the last 20 years. It was nice to get paid what we deserved by our insurance for a change! All the work for insurance was handled on one bill, and the rest of the work was handled separately. Insurance work was paid for completely by insurance. My price (from Southern Specialty) was adjusted down in some cases when insurance short-paid. I was never asked to pay extra for areas where insurance was not willing to pay enough, as sometimes seems to happen (on insurance-covered issues) with other contractors. In the middle of the heaviest work, I came by several times to see perhaps a dozen workers in motion around my house working on several projects simultaneously. All workers were respectful and courteous. If I had a question, workers stopped what they were doing, and came and answered my questions. When I said I wanted things done particular way, people just did what they were asked without issue. It was somewhat amazing... We had a LOT of work done and not once was anybody rude or difficult to deal with. A few small issues came up after the work was done-- things like loose trim or a small area of a wall repair that needed a bit of additional work. (Underscore "small" issues.) Hardly surprising with this much work needing to be handled. Rod sent people back to handle the concerns with no hassles, and no cost, so he clearly stands behind his work as well. I could not have hoped for a better experience. Good contractors are hard to find. Give Rod ad Southern Specialty an opportunity to quote your job before you agree to work with anybody else.

I liked Rod right from the beginning. He is a good communicator, including listening to the customer. We were on the same page about everything I wanted done. It was a big project and there were some unexpected things that came up. Like needing a permit from the City of Roswell for doing the wrap and replacing the siding and having to wrap the whole house and get it inspected by the City of Roswell before starting on the siding. There were also problems that were discovered as they took the siding down, things that weren't done right when the house was built. I think a true test of a good business is how they handle things when problems arise. Rod communicated to me when there were problems, gave me my options and let me decide what I wanted done. Of course I would usually ask him what he would do, since he is the professional, and I was always happy with the results in the end. Rod made sure I was happy with the work and fixed what needed to be fixed. He fixed things I had not been able to find other people to do. There was a double pane window in the upper bedroom that the outside pane was broken. I bought the glass to repair it but couldn't find anyone that was able to install it for me. It was completed the first day they came out. The last time I had my house painted the company said they could repair a gable vent that had a slat that had fallen down, they were not able to do it. Rod ended up getting custom wood gable vents made at a reasonable price and they look great. I appreciate the quality of work that was done. The painters caulked the house and they let the caulk set before coming back to paint the house, which is the way it is supposed to be done. We had a cold snap in the middle of the project, temps down into the 20's at night and in the 30's during the day. It was too cold to paint, and they didn't, they waiting for the temperatures to get back up before resuming the job. The workmen that did the siding did a great job. I think Rod said they had special training in doing the Hardie siding. It looks great. They fixed things the way they should have been done around the outside plumbing, the outside faucets are supported where they were not previously. It was my experience that Southern Specialty does high quality work. Due to some adverse weather, rain and then freezing temperatures the job took longer than expected. In the end there were some details that needed to be fixed and Rod got them done to my satisfaction. He always answered my emails and phone calls promptly and I would definitely use them for any future work I need done.

Excellent response and dealt with the insurance company all We had to do was sign the check.

The price quoted exactly matched the final cost. Quality work and a great job. Will use them in the future.
