We suspected that we had a foundation problem when 2 of our doors would not open. Jay came out and inspected the doors and also our basement and assured us that we did not have a foundation problem but will need to install some flashing to keep the wood around the doors from getting wet. We certainly appreciated his honesty and integrity.

Engineered Solutions of GA were very busy due to all the rain and had to schedule me 3 weeks out. I had one other company take a look at the problem and immediately said I needed 13 helical piers, they would need to take out my front raise bed everything would cost 20K. ES was a very different experience.They asked more questions, reviewed both the inside, outside and crawl spaced. Used a gas level to determine if the house had dropped. In the end he told me it didn't look like settlement as much as roots from nearby trees pushing on the foundation. He recommended cutting down the trees, repair the cracks and in a few years if the house starts to settle due to the roots rotting away then pier the house. He quote for piering the house was based on of a sketch and measurements instead of just guessing what was needed and in the end said I only needed 8 piers, they wouldn't need to remove the front and the cost would $9,600 instead of the 20K the other guy told me. I was very impressed with their professionalism and would highly recommend them in the future.
Description of Work: I had some cracks in my foundation that I was worried about. I asked Engineered solutions to come out and evaluate the condition and recommend a solution.

Allan is straight-forward, honest, and explains everything in a way you can understand. The crew of three men that came out to do the work were punctual, professional, personable, communicative, and efficient. I am very pleased with the quality of work. I rest easy with this transferable life of the structure warranty. If my house needs anything else that Engineered Solutions of Georgia provides, I will definitely use them again.
Description of Work: *Excavate area around perimeter of crawlspace along side of footing. *Drill weep holes through cells of block to relieve hydrostatic pressure and drain water from wall. *Install 65 linear feet of crawlspace drain system with filter fabric to catch and channel water to pump. *Construct a block drywell at bulkhead and fill with gravel to transition water from top level to lower level and to stop erosion and undermining of foundation. *Sump system to include: 1/3 horse power sump pump, elevated sump platform, sealed sump lid, back flow valve and high water alarm. *(Pipe off pump with 1.5" pvc discharge line out front wall underground to pop up drain away from foundation. (Install interior basement drain in washer and dryer room with coroplast vapor barrier 4' high and channel to crawlspace.

I'd noticed that the trim at the bottom of the walls was floating about 1/2" higher than the floors. I noticed that the floors in my house all sloped to the center of the house - my office chair would drift to the center of the house like it was on a ouija board. I'd bought the house the year prior, and I was certain that these gaps and slopes were not present when I bought the house. ESOG came out to take a look, and gave me their opinion that they believed the sloping and the gaps were there when I bought the house, and it's possible that I'd just simply noticed them recently. Unsatisfied with the assessment (it sounded a lot like "it's all in your mind") I invited 2 other contractors to take a look, one of which recommended I hire a professional engineer to do a soil sample in the crawl space. The engineer's assessment was that the center supporting piers of the house were built on loose construction fill soil, and needed to be reinforced with support that went 3 feet below the ground to firm soil. He estimated that the sinking happened recently, after a long Georgia drought was followed by torrential rains (remember the flood?). So - I wasn't imagining it. I believe the rep (was it the owner?), while polite, punctual, trustworthy, etc., was probably very busy that day with giving quotes, and this appeared to him to be a non-issue that was more economical for me to live with rather than investigate. Nonetheless, I feel uncomfortable inviting them back to bid on the work, based on an experience that seemed like my concerns were not taken seriously.
Description of Work: In 2010, I requested ESOG to come investigate what appeared to be sinking of the center of the house.

We work very hard not to over prescribe repairs and I think that was the case here. I am in agreement with the recommendation to have some soil test done and regret the fact that we did not recommend that. This is an example we will use in our next weekly training session. We only recommend repairs that we are confident are needed and in some cases it is a process to confirm what repairs are needed. Engineers Solutions strives to provide solutions rather than sell products and will continue to improve our process.

The overall experience was a very good one. I live in North Georgia so finding a good company was a challenge. After much research I chose ESOG to do the work. They drove from Atlanta 1.5 hours one way to my home in Flintstone, worked for the day, then drove back 1.5 hours to their office. That is a vast amount of driving especially with 2 vehicles but it was not an issue at all. The repair took 4 days total which was planned for. ESOG did not need a large team or excavation equipment to do the work at all (I was expecting multiple trucks of people and machines). Everyone from ESOG was friendly, dedicated and professional in their part of the repair plan. ESOG did use a subcontractor to do the re-framing of the walls and drywall, but they were excellent to make everything right for the customer. The subcontractor made a minor mistake and ESOG re-laid the concrete again so he could re-frame it again. Both ESOG and the subcontractor redid their work promptly and without provocation at all. Fitting in my local electricians to do their part in between the wall framing to drywall was not a problem at all. The ESOG contractor cleaned up everything before they left, making sure all debris was cleared and everything else was complete. Overall I would trust in using them again, they were prompt and hard working to complete the job even during the cold and rainy weather! Don't trust the OTHER larger "We do it all since we have well known name" companies out there. After many reviews, checking of resources via phone, and some engineering verification for the repair.... ESOG was a well worth provider of services for foundation repair and wall reconstruction (framing / drywall). They even have the best warranty compared to all the other companies out there.
Description of Work: ESOG had to repair my leaking underground basement and frame studs and hang drywall to a paint ready state. Also I had them run a 2nd runoff pipe for exterior gutters to run down the hill.

His workmen were very professional when they installed the new post and mechanisms, bring concrete into the house (through the carpeted basement very carefully). The project was a lot of work, and I am surprised they felt they could do the job as quickly as they could. And then came the snag. After they had jacked the house up a little, they realized it would not be possible to continue to jack the house up until it had settled in place. I was disappointed, but recognized that we had shored one post and installed a new one, and that the house was sitting on some pretty large beams with a hardwood floor and an oven above the place that was being moved. So I asked for suggestions. They suggested letting the house sit for a couple of MONTHS and that they would come back. Here's the crazy part. After I had paid them completely for the work they had performed, I waited a couple of months and then asked if they would come back to finish the job. They scheduled the work, and then came back and completed the jacking process. I sanded the walls, put in some Bondo and repainted and the house was completely fixed. They were just as professional the second time around, and no one ever mentioned additional fees or asked for anything more. I was very impressed with the experience. It was kind of complicated in that it took a while to get it right, but Engineered Solutions made it right.
Description of Work: I am reviewing because I enjoyed the experience with working with Chris Grubb and Engineered Solutions and I was reminded when I signed onto Angie's List that I had not finished my review. Chris came out and surveyed several problems I was having. We had had some water infiltration from the front of the house and a long-standing hairline crack in the wall on the opposite side of the house. About the same time, one of the sides of the house "settled". We were worried. Chris came out and could have made up a list of horribles. Several other contractors suggested jacking up the house and putting in an expensive water treatment system. Instead, he noted that the crack in the back of the house was probably something we had just overlooked, and discussed a way of fixing it that would not be costly, but would assure a future buyer. (We have no intention of moving anytime soon, but Chris knew how to address the issue in a way that would be effective without costing -- still haven't done it, but I plan to.) The water in the front was probably caused by a leaky faucet, which we repaired. Chris did not recommend any further action. With respect to the house settling, we had to do something, because there was a crack in the wall in the kitchen and the library opposite it. We knew something was amiss. Chris identified the area where the house had originally been set, and showed the issue. He suggested jacking up the house and redoing the post supporting the beams. It sounded complicated, but the price quoted was very reasonable and we made arrangements for it to be done.

The overall experience was terrific. They took charge and I didn't have to do anything. The job was done quickly and all put back together like nothing had ever happened.
Description of Work: The brick on my outside chimney was cracked and the chimney was leaning toward the house. I called a brick mason and he suggested to have a structural engineer look at the crack. I contacted Angies List and contacted Engineered Solutions. They came out promptly and looked at the situation. He suggested that I did need a structural engineer to look at the problem. The engineer came out the next day and determined that he needed to write up a procedure to take care of the problem along with a quote to correct the problem. We started the job in his next schedule opening. They had to reinforce 3 levels of my house to support the chimney which wasn't supported properly when the chimney was installed. The fix included taking out part of my main floor ceiling along with crown molding and beams. The basement area was not finished in the chimney area so it was easy to fix along with behind the bathroom on the 3rd floor in the attic area. The work was done quickly, professional, and like nothing was disturbed. Everything was put back together beautifully. We had a problem trying to match the brick mortor on the chimney but finally found the correct color. I was very happy with all the work done and would use them.

He saved us a lot of money. One company said we had foundational issues and needed to reinforce it with their system ($6000). The structural engineered said it had not been compromised and suggested an exterior approach to the water hitting our foundation which was much less expensive and actually is diverting the water rather than soaking into our foundation and then pumping it off interiorly. He also gave us a list of contractors that do good work which has been helpful. Step one when you have a job that is going to be expensive and complicated, pay a consultant to direct you on the solution, then contact the companies that do the work.

We have a lot of work going on right now at our house. They were very respectful of our stuff and they cleaned up nicely when they left. They did not damage anything and I was most impressed with them over all the other contractors we have lately been using at our house. There was an extra high quality to what they did; I can't really put my finger on one thing, but when they left I wished every other contractor at our house was like that. I got other estimates and their pricing was completely competitive.

As a home owner of 12 years, having slowly watched the front porch settle into the ground due to the original builders having placed the foundation on back fill, previous estimates of rebuilding were cost prohibitive and made little sense. Once we engaged this company, they had a best solution, to provide galvanized helical piers to shore up the porch and prevent any more settling. The job was done in less than a day, only two holes were dug to allow for the shores, they went 38 and 42 FT to solid substrate and I suspect the rest of the house will settle well before the porch ever does. They jacked it nearly back into place, leaving me just a small amount of rock work and concrete ( which they offered to do but we can handle it) . Allen White?s estimates were spot on, contracts very business like, and the crew that Oscar brought in were pleasant , skilled and left the front porch and area clean and looking as good as or better than they found it. Highly recommended.
Description of Work: installed two galvanized helical piers to both jack up and shore the front porch ( slab on grade) which was settling over a decade due to being built on back fill.

The work was done as planned, and the repair was completed. One "catch" is that the price includes driving piers up to a depth of 21', with any additional depth necessary at an additional per linear ft charge. One of my piers went 48' deep before sufficiently bearing (the others were OK at only 18' or so).. So the estimate may end up somewhat short, but I don't see any other way they could reasonably price their service, so I did not consider it unfair, and Jay was careful to point out the policy ahead of time.
Description of Work: Engineered Solutions installed three helical piers to lift and stabilize about 10 feet of one side of my slab-on-fill garage floor, prior to the cut out and replacement of the badly cracked floor. Jay, the estimator, worked with me to create an effective repair that would remain within a reasonable budget. the crew cut three 18" x 24" holes near the interior wall along the settled area, drove helical piers (like 12" augers) down to the point where bearing capacity was sufficient.

Because we had confidence in Chris Grubb of Grubb Engineering (see Angie?s List review) and the plans he had drawn up for our home repairs we did not hesitate to contract Engineered Solutions of Georgia (ESOG) to do the foundation work. Chris also works as ESOG?s structural engineer consultant. The scope of work required from ESOG included an interior crawl space drain system and main level framing supports. The three-man team headed up by Adrian arrived promptly on May 7th. They were courteous and polite. They cleaned up all debris and left no mess behind for us to clean up. The job was completed on May 10th. After the first rain we realized we had a minor problem with the location of the sump pump discharge line not being far enough away from the house. We contacted Chris and within 4 days Alex, one of the principals at ESOG, came here and fixed the problem to our complete satisfaction. The work we had done by ESOG was necessary for the structural integrity of the house. Someday we will want to sell our house and having the work done properly and to the structural engineer?s specifications was absolutely crucial. We have a letter from Grubb Engineering certifying that the repairs done by ESOG were successful. We would highly recommend ESOG to anyone needing similar work.
Description of Work: The extent of the structural repair to the foundation of our home included (A) interior crawl space drain system and (B) main level framing supports. (A) 1) excavate 69 linear feet of ground in front of footing at the front and right sides of the house per Grubb Engineering’s plans, 2) place geofabric , drain line and backfill with gravel, 3) install sump barrel and pump at back corner of crawl space and 4) install 30’ of exit line to carry water away from downslope from foundation of home. (B) 1) excavate and pour 8 new reinforced concrete footings per Grubb Engineering’s plans, 2) straighten and brace existing twisted joists at upper level beam bearing points, 3) install 12 new 3” diameter schedule 40 adjustable steel pots on new and existing footings, 4) install one 12’ long midspan support beam under front left hallway wall per Grubb Engineering plans and 5) attempt to lift floor framing in designated areas back up to a more level position per Grubb Engineering plans. Note: Home was built in 1995.

He arrived on time. I showed him the crack in my foundation. He measure the slope of my floor and told me I had a slight slope but not anything outside of normal. He said he was looking for a different slope on each side of the crack which would have indicated a structural problem. We then went outside to see if the crack was transferring through to the outside. It wasn't. He suggested I put crack repair tape on the crack prior to tiling in order to decouple the area from the tile to allow for expansion and contraction. I asked him if he was an overall structural engineer or if he just looks at concrete. He said he looks at all structural elements, so I asked him if he could tell me if certain walls in my kitchen were load bearing. He crawled up in my attic and was able to determine they weren't load bearing.
Description of Work: Chris Grubb, was very professional and curteous. He look at the crack in my foundation and explained what he found and what it meant. While he was there he also look at some of my walls to see if they are load bearing. I hired him to see where I stood with all the work be proposed to be done on my house and I feel empowered with the information he gave me.

Although I did not contract with ESG at this time, I will spend a couple hundred dollars and implement the recommendations that Clark suggested. Then in the future, if I need a more permanent solution, I will not hestitate to hire ESG to do the job!
Description of Work: Clark Campbell is the BEST! He came to evaluate the foundation problem I'm having with my front porch. (My front porch is on a separate slab from the house, but it supports a small roof, which is attached to the house and covers the 6' x 26' front porch.) Over the years, the foundation is obviously settling, causing cracks as well as separation from the house.) Clark spent a good bit of time looking at everything and then explaining various options to me. He talked about the possibilities (including pros & cons) of pressure grouting, mudjacking, and putting in piers and replacing the concrete. I couldn't believe how thoughtful, thorough, and honest he was! I would have hired him on the spot, except that he suggested a final option where I didn't really need him at all :) He went on to completely describe an inexpensive, do-it-yourself solution that was PERFECT! I will be taking his advice and saving thousands! And if (or when) I need a more permanent solution in the future, he will be the person I call! I will recommend Clark & ESG to everyone I know that needs their kind of expertise. It restores your faith in contractors/service organizations when someone so geniune and honest helps you!

It went very well. and was done timely. The peopple were friendly, professional, and knew what they were doing.
Description of Work: My driveway and initial part of my garage floor had sunken badly and was broken up. The garage doors would not seal at the bottom when down. ESOG cut the garage floor back about 3 feet and removed tt and about 20 feet of drive way. They then made a r-bar reinforced beam under the door openings and poured new concrete in the areas removed. The new pours were tied into the remaoning slabs with r-bar.. It was all well done.

It went well. The entire perimeter of the basement floor was opened and a drain was installed and routed to a sump pump to remove any possible basement water. There was much jack hammer work to break the concrete and dust was everywhere. I was left with the clean up of the dust. This was the only negaive of the work.

Initially employed engineer to develop specs and recommend solutions and then attempted to solicit "apple to apple" bids via email from vendors listed here and from Kudzu. Long story short, only one foundation repair/leak proofing contractor was interested in doing business with me here in East Point - Engineered Solutions (so guess my strategy for competing this project failed miserably.) Must be a lot of busy contractors out there, and/or ones who do not take email solicitation seriously and/or contractors reluctant to do business on this side of town. Anyway, I awarded to my sole bidder (contractor), worked out details, methods, vendor payment affidavits etc & work started week before last. Project completed punctually, Workplace was kept orderly. Employees & subs were friendly, knowledgeable & helpful. Sole problem of note involved no one pulling plastic out of drain in new patio & a cloud burst - fixed the next day & patio drain extended to improve drainage. Project completed as specified, on schedule at price quoted. I would hire this firm again. Update - As indicated above - work quality was entirely satisfactory. However, as a follow-on - when I was posting the initial review I noticed that Engineered Solutions offered a 5% Senior Discount which I had not been advised of previously by Grubb Engineerng (who submitted the contractor's offer) nor was I told of the Senior Discount Offer for Angie's List Members by any of the Engineered Solutions staff. This was a couple of days following the completion of the project. I emailed Grubb Engineering as well as one of the principals of Engineered Solutions (who over-saw the work on my home) and inquired about the discount. Subsequently, I heard via a telephone call from Grubb Engineering that he was not aware of the discount offered by the Engineered Solutions and he left an impression that he was either offended or suspect of my inquiry regarding the discount offered to seniors - upon questioning he did indicate that my email to the principal of the contractor was being "considered." I did receive a "Satisfaction Survey" call a few weeks ago from an employee of Engineered Solutions. I confirmed the good work and I asked about the advertised Angie's List discount. Description of Work: Project involved reinforcing existing foundation/footing at dugout corner of crawl space where water had been recently infiltrating & prevent further water leaks. Scope of work involved building internal reinforced block wall & filling cavity between this wall and old foundation with compacted sand, general cleanup of crawl space and install new vapor barrier; replace uneven patio and side walk, alter grade along side of house where leak was infiltrating crawl space. Also, a damaged section of driveway was removed and replaced with new concrete.

My experience with Eng solutions was great. I made an appointment and Jay Eastland came out and gave me an estimate to do all the items noted in my inspection report. He sent me drawings of the exact work they were going to do with all the specifications on the drawing. I thought the cost was very reasonable based on my expectations set by my inspector. I scheduled an appointment but the crew had completed another job early and called to ask if they could come two days earlier which was fine. They were able to meet me at an early time that was convenient for me. They completed the work in one day (12 hour day). They did a clean, neat job which matched the drawings. They cleaned up after themselves. All the workers were clean, neat, and professional. I highly recommend this company.

Our basement foundation wall had a leak that was left by the builder, and the leak got worse and worse with each rainstorm. Alex from ESOG came out to gave us an estimate. He is professional and punctual, knew exactly what needed to be done once he examined the problem area, and provided us with an estimate on the spot. We found the estimate to be very reasonable and he was able to do the work that very day. Alex plugged the leak and asked us to contact him after the next heavy rain if the area still leaked. After several weeks, we went through a heavy rain, and saw that there was a tiny trickle coming in where there used to be a steady stream. Alex came back out right away and was able to plug the leak for good. We have had several storms since, and there is no leak at all. While he was here, Alex also took a look around the rest of the basement as well as around the house, and he made some recommendations for diverting the rain water away from the house in several areas to prevent any future foundation problems.We have used several contractors to work on finishing our basement, and have had both good and bad experiences. Our experience with ESOG is excellent and we would definitely use them again, and highly recommend their service.

I contacted Engineered Solutions after reading reviews online. They gave me an appropriate estimate, but once we discussed that we were receiving an estimate from another company, Clark made it out like we were not worth his time. We reluctantly chose them because of their payment option. Work started quickly. The moment the work was finished their office was constantly emailing and calling me for this ticket that they use to get paid. I don't get home until after dark, so I wasn't able to check their work during the week. I was going to wait until the weekend (one week after work was completed) and then sign the ticket. Clark calls me at 8:30 on Thursday night just moments after I get home and says that this is a huge problem, and that I should have taken care of getting them their ticket a week ago. I didn't even receive their ticket until 5 days ago. I had not yet had a chance to check their work to satisfaction. Clark was EXTREMELY unprofessional and rude. I will NEVER use them again and do NOT recommend them to anyone else. I've never experienced such poor customer service. So they pressured me into signing a document that I haven't yet had a chance to look over because I coach high school tennis and don't get home until very late. Do not use them. I never knew a company to hound customers like this, especially in this economy when they are lucky to get business. This was a horrible experience that I extremely regret making.
