We were looking to buy a home in Richmond Hill. We had to get an elevation certificate on the house we put an offer on. This company was the cheapest that I could find (sometimes you get what you pay for..in this case...so true) to do the certificate. We met them at the house that we put an offer on, along with our real estate agent. We introduced ourselves and asked what they needed of us and they said pretty much "nothing, you can go and we will do our job". They were friendly and we left thinking the job was in capable hands.......not hardly. The elevation certificate was submitted and the flood insurance for the home was estimated at $1,500 a year, which we were ok with, so we went ahead and bought the house. Three weeks after we closed on the house, our house insurance company calls to tell us there was a problem with the elevation certificate and that it was not filled out properly and that it would need to be redone. We called the same company to come out and fix their mistake. They told the house insurance (cotton state) that they were unable to complete the elevation certificate because they didn't have access to the crawlspace under the house (hello!! We met them at the house w/ the real estate agent (who had the key to get in the locked crawlspace) BUT they told us that we didn't need to be there and to go). They're the professionals, they should have told us that they needed to get under the house. Anyway, they came back out and filled out the certificate completely/correctly (the way it should have been done the 1st time). Come to find out, the flood insurance is not $1,500 a year BUT $5,000. Had we known that, we may not have purchased this house (we are a single family income).

Upon our initial visit to the site it was not apparent that this house had a crawl space. No vents or openings were viewed. When made aware that there was a crawl space we promptly returned and revised the certificate. We asked for someone to meet and show us access to the crawl space. No one was ever asked to leave! The difference between the revised certificate and the dated one is that there was a crawl space of which was not properly vented. Installation of vents around the crawl space should significantly lower the flood insurance cost. In my opinion this is a fast, easy and economically fix to the problem. When and if this work is done we would be glad to revise the certificate at no cost to the home owner.
