The appointment was for 2pm, so my wife to our 4 kids all under 6yrs old to her mothers for the day at noon. When she arrived back home at 6:15pm she called me and stated that the house was warm. We haven't had AC issues, so of all days for something to go wrong that day couldn't have been the worst. My wife called Steve to ask him what he did because the AC worked up until noon that day and this was just suspicious. Steve claimed to have done nothing, that it was warm in our home when he got there at 2:30pm (30mins late) Through a series of trouble shooting efforts I finally had my wife go into the attic to turn off the switch to the main unit itself in hopes to reboot the system. When she got up there she found that the switch was off already. I called Steve first to ask him to come back out to confirm that the AC unit is working as not to put it in his report incorrectly after he admitted that he 'may' have bumped the switch w/ his tool belt. He refused to do that. (unprofessional) He then also put in the report something about the hot water heater's pressure being too high. First off I'm not sure how he'd know such a thing because we have so much junk in that area you can barely see the thing. Secondly when we had the home inspected almost 8 yrs ago, our inspector warned us that hot water heaters do build up pressure over time however then showed us the valve to press in order to release that pressure. If Steve was at all knowledgeable about enough stuff to actually be a home inspector that would be one that I'd believe would be crucial. Summary, Unprofessional Attitude Not Punctual Lack of crucial knowledge. If your looking for a good home inspector keep looking.

After reading your comments, I looked up the report and now completely understand why you find it necessary to outright lie and trash my Company. Your house was a complete disaster. Rarely do I see a house as poorly maintained as yours. By the way, you need to learn about water heaters. The pressure regulator has nothing to due with pressure relief valve. Your water pressure was high plain and simple. Sorry you didn't like the review, but I was not hired by you; my loyalty is to my client.

We hired Steve Sheldon with Probe Home Inspections in June'13 to conduct inspection of our house in Sandy Springs. He missed on various critical and easy to find issues such as 4x4 rotten hard wood flooring next to back door, around the toilets, and in dining area. He also missed on leaks in roof and rotten backdoor jams. Furthermore, the water pressure in pipes was so high that all our toilets were running within few weeks of inspection. We have had to spend thousands of dollars to get these issues fixed. We still have not been able to get the hardwood floors fixed as that will cost us another 12K which we cannot afford currently after buying the house. Steve Sheldon is an incompetent house inspector. Even after informing him about these issues, he was not ready to take ownership of these lapses on his part. We inquired around about him and heard from few realtors whose clients hired him and were left unhappy with his quality of work. I wish we had known this before! I hope you don't do the same mistake we did.

Unfortunately, wood floors covered with large area rugs and/or carpet are not visible during a home inspection. When the client expressed his concerns about the floors after closing, I came out to house, examined the floors and offered to assist in repairs. Although I wasn't at fault, I felt bad for my client who was relocating from N.Y. I even went so far as to pay this client nearly $2,000 in an attempt to keep my good name. The client appeared satisfied with the settlement and AGREED not to bad mouth my firm for something we could not have identified. Who really lacks the integrity here? I think this client needs to take a long look in the mirror before disparaging others. The client's real issue is with the Seller who did not reveal these deficiencies on the Seller Disclosure Statement. My firm has a great reputation despite [member's name removed] misleading claims.
