I strongly recommend David Hunter. My realtor who usually sells homes that cost much more than my new condo recommended him, though I had a couple of other names. I took her advice. We agreed to meet at 9:30 a.m. He had arrived before 9 and already inspected the A/C condenser/compressor on the roof, finding a coil not properly insulated. He was thorough and almost anal in examining details. He would not be hurried and never lost his focus even when I interrupted, which my realtor had advised me not to do. He follows all professional guidelines. His experience includes doing much of the remodeling and repair work he now inspects. He told me how repairs should be made. After the inspection, he explained everything he found, answered every question I could think to ask him. Before he left when I had a couple more questions, he patiently answered them. What was supposed to b e a 2-hour inspection, actually was more like 3 hours. He brings snacks for whoever is there. I had another home inspected two years ago and was much more impressed with David. He and his wife run the business. Appointment and service contract with payment are done on line. They confirm by email the night before he arrives. If they have any questions, he or his wife call. He is unbelievably knowledgeable. Two hours after we parted company, I had his inspection report (a PDF file) pending the radon and mold tests that will come back from a certified lab in two days. He said he doesn't expect anything positive but radon has no odor. I worked in oncology for many years and remain suspect of any possible carcinogens.
Description of Work: He performed the "due diligence" inspection plus additional tests I requested for a condo I want to buy, though he told me I didn't really need the mold or radon tests b/c this is a third floor condo. However, there had been a water leak and I want to be sure there is no hidden mold. The condo has granite counters, an igneous rock that emits radon so I requested the radon test. Otherwise, for a 2 BR, 2 BA condo inspection, I think the cost would have been around $300.

Best I've seen by far. They found a lot of little things that would never have notice like rust on deck bolts and purlin bracing in the attic. Very informed about current codes.

David went out of his way to squeeze in our inspection before the holidays due to our short due diligence period, which was very appreciated. David is extremely thorough. He was punctual, and a very pragmatic guy. He worked with us through the 4-hour inspection which was in extreme detail. Being an very detail-oriented engineer and DIYer, I really appreciated it. He gladly looked into everything that we found and went much further to find a comprehensive list of issues and deferred maintenance. I feel that he was extremely fair and balanced in his assessment, which allowed us to negotiate the proper price for the home. Five months later, with our having time to scour the house, nothing unexpected turned up, which makes us very happy.
