Making the appointment with Trotter by phone for a consultation was quick and painless. I got through right away and it was easy to schedule something for the coming week even though it meant I'd have to work from home that day. The day of the appointment rolled around and when no one showed up at the agreed upon time, I decided to wait a bit (I'm used to service appointment time ranges and normally allow for 15 mins or so before I start making calls). After an hour with still no word, I called Trotter up and politely inquired to see what was going on. After a couple minutes on hold, I was given the explanation that the service tech had accidentally grabbed the wrong schedule for the day, but since he was already in the area, he could swing by in the next ten minutes. I agreed to wait even though it seemed to me that showing up an hour late wouldn't allow the tech as much time as might be needed to assess the situation. The tech showed up and was extremely apologetic about the mixup. Everyone has bad days so I wasn't too put off by the situation. I quickly explained the issue we were experiencing, which, in itself was apparently enough for the tech to recommend I contact a structural engineer. He explained that Trotter wouldn't be able to help in our case since they don't do any sort of structural engineering work but that he had the contact for an engineer that he could refer me to. I took down the structural engineer's contact information and the Trotter rep left. Overall, I was pleased with the free consultation service provided and although I wasn't super impressed with the punctuality of the rep, I find it hard to complain too much since the consult was offered as a free service. I was happy with Trotter, but I would probably contact one of their competitors (see below) for future issues. (Although it doesn't directly relate to Trotter, as an epilogue, I decided not to go with the structural engineer they referred me to because he wanted to charge me his hourly rate for travel time, which seemed ridiculous to me in Atlanta. I instead opted to have the structural assessment performed by one of Trotter's competitors, a foundation company here in the Atlanta area that DOES have a structural engineer on staff.)
Description of Work: Called Trotter in to consult on some bowing in the floors of my house. Based on the ridges that have developed in our hardwood floors over the last two years, it appeared that our subfloors were sagging or that some other foundation integrity or moisture-related issue was going on in our crawl space.

We were getting water seeping in where the cement block met the cement slab. On 2/28/13 Mason came out to our home to due a review of our problem and to give us an estimate. He drew a diagram of the basement and identified the work they would be doing. he was very good at detailing the work that would be done and then scheduled the inspection date 3/12/13 and the install date 3/19/13. On 3/12/13 Jim Kitchens arrived to do the inspection prior to installation to verify that we had moved personal items from the walls and gave them enough room to work on the walls put in a trench. Jim Kitchens and his crew arrived on 3/19/13 to do the installation as scheduled. They did a good job with little noise and disruption. They did a great job installing the trench and covering it with cement. They also did a good job in hanging plastic to reduce the concrete dust from getting all over the basement and cleaning up the work area. I was very satisfied with the work they did and should note that I also used them in 2007 when they did the other 3rd of the basement.
Description of Work: Water proofed 2/3 of the basement. Installed drytec poly channel sub-filter system and vapor panels.

My housing inspector found some evidence of foundation damage during our inspection, and recommended a second opinion from a foundation specialist. I called three foundation specialists to inspect the home, and Trotter is the only company that charged a fee for the inspection ($150). Since they are a large foundation repair company, I thought the inspection would be thorough and give me a good idea about the cost and scope of repairs. The inspector arrived on time, but the inspection was downhill from there. He went into the crawlspace, but said it was too cramped to see the whole area. He is the only inspector that wasn't able to view the entire space. His assessment of the foundation was: "It's settled a lot and it will be really expensive to fix, so I wouldn't try to fix it if it were me." I tried to get him to give me more information about the cost and scope of repairing the foundation, and just couldn't get any information out of him. After he left, I didn't get any written report of his inspection or any follow-up. This was a completely wasted $150, especially since every other company did the inspection for free and provided a proposal to repair the foundation. I would have given this whole experience an F, but the folks at Trotter other than the inspector were very nice and responsive.
Description of Work: I hired Trotter to send an inspector to perform a pre-purchase foundation inspection during my due diligence period when buying a house.

The Inspector that met you has been with us for over 15 years but typically does not do inspections for Buyer/Seller transactions. He was not clear on our policy, which is, that if we do not provide you with a detailed inspection, there is No charge to you. Buyer/Seller Inspections take 2-3 hours and we provide a comprehensive evaluation of the basement, crawlspace, foundation, and drainage for the home. It is very time consuming and detailed. In this case, Clearly you were not provided a written evaluation and should not have paid a fee. They did a fantastic job from start to finish! Everyone was extremely professional and courteous. We liked the idea that they are a family owned company and have been in business for so many years. They did not try to over sell us on something we didn't need. I would definitely recommend them. they are not the cheapest out there, but the old saying goes you get what you pay for is true! I feel that if there ever was a problem in the future for some reason they would be right out to check on it...they seem to run their company with integrity which in this day and age says it ALL!!!
Description of Work: They did a great, clean job of removing an old partial French drain and replacing it with a new one. Burying and installing a sump pump. They placed and bolted down heavy duty gauge plastic in the entire crawlspace to help with the moisture and installed a high efficiency dehumidifier. Carlos and his team were very professional and did and excellent job from the beginning , from being clean taking care not to track dirt even in the garage! They cleaned up as they were doing their job and cleaned up thoroughly afterwards.

Eric and his team were very professional from beginning to end. Came at the appointed time, covered all furniture and floor. worked steady all day long, when a probable problem regarding the house foundation came up the supervisor immediately assessed the situation and resolved it positively. As I had been told, they installed the sub floor system and left behind them all clear and clean. Wonderful service. Wish I had done it years ago.

.Replaced foundation wall and waterproofed basement.
Description of Work: Had fouindation wall that was falling in a seventy plus year old home. They recognized the urgency, and immediately got the sub-contractors needed and completed the work. They had to replace a foundation wall, This involved replacing dirt,moving the old wall out and new wall in, covering dirt, etc. All of the people involved were very professional and efficient. This also included working with a tenant. Even the tenant called me to tell me how professional they were and he felt they went above and beyond what was expected. I definitely would use them again.

Trotter pretty much came in and said this is what you need and this is what it costs. I didn't need a bunch of the other stuff their competitors were trying to sell me. They were very straightforward on the price and what they were going to do. I thought they were very professional. They are obviously pretty busy so it took a while to get them out to the house. I chose them to do the work and they will be starting at the end of the month.
Description of Work: I got an estimate of $7,500 from Trotter Co to put in a drainage system in my basement including an indoor water system with sump pump.

We have an old house that was newly renovated. The one thing that was not done, was any sort of waterproofing in the crawl space. We were made aware of the existing water in the crawl space by the inspector, and I immediately called Trotter. The dispatcher was professional and responsive, and gave me an idea of exactly what meetings needed to be set up and when. I set up a meeting with a sales consultant that week, and was able to get 2 quotes. The quotes came with options on how extreme we wanted to take it. Both options were great, and would fix the problem. Then I set up a meeting with the Project Coordinator. He walked me through step-by-step what they would be doing, and showed me the areas that would be affected. He was very knowledgeable and answered all of the questions that I had. At this meeting I was asked to pay 1/3 of the total balance as a deposit. Overall, I had a great experience working with Trotter. They were flexible with the times they had available, and worked around my schedule. It was very painless in the sense that it did not take a lot from me to fix the problem, and now my family can rest easy knowing there is a lifetime warranty on the work Trotter did, and there is no way that water will affect our home in the crawl space. I would highly recommend them to a friend of family member. Thanks!
Description of Work: We had Trotter waterproof out crawl space. The work included digging trenches around the entire perimeter of the space and running drains under ground to direct the water out and away from the house. Additionaly the crawl space was cleaned out, and a new water vapor barrier was put down.

It went beautifully. It took a few hours longer than expected but that was because they had to go some deeper on 4 of the 7 piers that anticipated. Once they arrived the first day, they dug up plants and protected other areas with plywood and plastic sheeting. Upon completion, it was all tidied up and nothing was amiss!
Description of Work: Trotter came to secure the foundation on the "other side" of the house. The first side was secured a few years back but I knew this was coming and caught it sooner than the first side. They are expensive but they did everything with such precision and team work. Some of my piers were really deep too (over 20 feet). Brian was the manager and he explained to me exactly what was going to happen and kept me informed about all the happenings along the way. And after they cleaned it up, there was no sign that anything had happened. They protected my plants and my walkway. Nothing was harmed and all that was dug up was replanted and new pine straw covering it. I was very pleased with the work.......wish this kind of work was less expensive but they all worked VERY VERY hard. It was tough work!!

As always, Trotter Co. was very professional. The estimator who came was great; he took time to things over carefully.In the end, his recommendation was to deal with the problem in a way other than using their services. He explained the options clearly and made some suggestions about what to do. He was very knowledgeable and I have decided to take his advice, which will cost Trotter the job, but retain the good will of a future customer. My husband used them several years ago on a commercial job, and was thoroughly pleased with them. Even though they did no work for us, I would not hesitate to recommend them without reservation.
Description of Work: A small area of my yard between my house and driveway is exhibiting very poor drainage now that the weather has turned more wet. Their estimator went carefully over my options, and recommended a less expensive option that did not include their services.

Service area is described as all areas. I live in Marietta and they wanted to charge $200 just to come and give a quote on foundation work. I was willing to work with them and send them pictures from an inspection report to give them some idea as to the scope of my project but they were courteous but firm on a $200 estimate fee. The person making the inspection was very polite, timely, and professional. I felt the services suggested were very expensive; therefore I did not contract with them. I was told, "after we put this steel beam under your floor, you can land a plane on here". All I wanted was to level my floor in order to put down laminate flooring.

I got 3 quotes for the work, with 3 very different approaches to resolving my wet crawlspace and garage flooding. Unsure of how to proceed, I consulted a home inspector, who recommended Trotter's approach. All members of the Trotter team were professional and knowledgeable. The work was done according to schedule. This was a big, messy job that involved digging up my front yard and moving massive amounts of earth in the crawlspace. At the end of the job, cleanup was such that you could hardly tell that anything had happened in the front yard, and the crawlspace was transformed from a mud pit to a clean, dry space. But the proof is in the pudding... Before Trotter's repairs, torrential rains such as the ones we've had recently would inevitably result in garage flooding. This problem has been completely eliminated. Now, even with a real gully-washer, the garage remains completely dry. Also before Trotter's repairs, condensation was a constant problem on our interior windows in winter. This year there has been no condensation whatsoever. Trotter was not the least expensive of the 3 contractors who gave me quotes. However, I'm convinced that I chose the best one for the job.
Description of Work: Installed crawlspace floor stabilization system consisting of 6 posts in reinforced concrete footing; installed crawlspace drainage system including sump pump, perimeter drain, and vapor barrier; and reconfigured exterior drainage system, replacing pipes with larger smooth-core pipes and adding catch basins.

Klancy came over on 10/2/12 and looked at my crawlspace due to some water coming in my crawlspace. He gave me a quote of $3350 to waterproof the entire perimeter of crawlspace and sump it out. He mentioned to me that he thought it might have something to do with my septic system. He suggested contacting a septic company or plumber to come and take a look before they did any waterproofing. I ignored this advice because I had another waterproofing company come out a few days later and I asked if I should be concerned with it being my septic and he said no. Once I decided to go with Trotter they scheduled a time to come out and do a materials list. Brandon arrived on time, just like Klancy did, and first thing he said was this does not smell like ground water it smells like septic. He suggested before we do anything, I should get a septic company come out. So on 10/19/12, I had JC Septic come out and they determined that my septic line from my house to my tank was cracked. So I called Brandon back and said that was great news and he made a point to say that here at Trotter we dont like to do any work that isnt nesscesary. Because of Trotter's repeated advisement of calling a septic company, they lost the job but they have not lost a customer. Klancy, Brandon, and JC Septic just saved me $2500. The septic company actually made the comment "you have a very honest waterproofing company if they told you to get the septic checked out before they did the work" Trotter has gained a customer for life.

The representative (Mason) visited us to listen to our description of the problem. After asking (and answering) many questions, he came up with what sounded like a reasonable solution. He gave us an estimate right away. We had further questions, and he came back to the house to be sure we understood everything. He had many helpful ideas. We decided to go with it. The job began with a visit by the foreman (Brandon) several days before the actual work began. He went over the job in complete detail, answering all of our questions. Trotter Company went "above and beyond" to make sure the job was done correctly, and that the walls looked aesthetically correct when they were done. The outside landscaping was also very attractively done. They were here for one full day, and did an excellent job cleaning up the area. The crew was very professional. We have hired Trotter Company at a previous house in the Atlanta area. We were completely satisfied then, and now they are '2 for 2.' In addition to Trotter, we evaluated B-Dry and Aquaguard, and they are worth listening to. Each had good products and very reasonable representatives. For our problem, Trotter's solution seemed to be the best fit. UPDATE nearly a year later: With the crazy amount of rain we have had in Atlanta this year, the Trotter system has performed flawlessly. Knocking firmly on wood, I believe our moisture problem has been solved.
Description of Work: Trotter Company waterproofed and vapor-barriered about 50 linear feet of walls in a basement that is partially below grade. They installed a gravity-flow inside drainage system, and did some regrading outside to make the drainage more effective. They installed a "ready to panel or sheetrock" wall system in the finished part of the basement, and a standard rigid vapor barrier in the unfinished part. It appears to be a complete solution to the problems we were having.

They are really nice people to deal with, and they knew what they were talking about. We used them 10 years ago for a foundation issue. The people that we meet 10 years ago, were the same people that came out for this job. The had a very good approach how to deal with the situation. They came on time, and they did the job they way said were going to do.

Trotter gave a very detailed estimate of ways to improve water leakage in my basement. They broke it down into several projects so I could pick and choose which I wished to do. Price was reasonable. I did not go with them to do the work because it would have involved me finding others to do the wall removal and wall finishing work and brick laying as well as landscaper to resod the swale that would be created in the back. I was able to find someone who was able to do the entire job for the same price, so it saved me money in the long run as well.

First off let me say I didn't think I could afford Trotter, given their premium reputation in Atlanta, and I am SO GLAD I called them anyway. Their price was very competitive, but more importantly, the system they installed was far superior to what two other companies had offered us. The sales guy, Mason, was excellent at explaining in detail (with drawings) where we needed vs. did not need to waterproof the basement (ie areas where no water could penetrate). He also explained the system in detail and got agreement to waterproof the walls higher than the 8' that they normally do (since the 8' is adequate for most basements...but we have 10' ceilings and wanted their system to go all the way to the top). I was thrilled that we could afford them and happy to hire them.The installation process itself was very smooth and professional. In a nutshell, I couldn't be more pleased with the quality of the workmanship, the price, and the extremely high service level that we received from Trotter. From start to finish, this company is top notch! Given the amount of money we are investing in (re)building this house, we wanted the peace of mind of knowing we'd never have water issues in the basement, and with Trotter's guarantee, we have that. 100% satisfied! I am so glad I decided to "take a chance" and get a quote from them. If I'd gone with one of the competing estimates, we would've had a much less effective/thorough system, instead of the great system we have in place now. THANK YOU TO TROTTER!!!
