These folks were great. They worked with us on every step of the job. The work was performed professionally and on schedule. We enjoyed working with the owner, Charlie Dallavalle and the salesperson John Martin who was on the job everyday answering any concerns we might have. We would recommend Painting Plus and use them again.

I decided not to use Painting Plus Company because they are pretty expensive. Their responsiveness was good. They were punctual and very professional. We went with another company that offered more jobs in a lesser price.

It went well. They did exactly what I asked them to do. The initial process was clean. They came to give me the estimate when they said they would. All the work was external and I didn't need to interact with the people who were doing the external work at all. It was accomplished very well and the mapping was done excellently. The engineering components were all done well. The pouring of concrete and all that was cleaned up afterward. I was pleased with the entire process. Their price was a little bit higher. I did some comparison shopping and they were about 20 percent higher than some of the other bids. However, I chose them because they had the capability to do all the different kids of things that I needed to have done. I could hire this one company to accomplish all the things that I needed and not just painting.
Description of Work: Painting Plus did exterior painting, poured concrete, did carpentry work and some engineering work on the deck to bring it to level and straight. They jacked it up appropriately to make it last for a long time. They also did some siding work for me.

I hired Painting Plus to remove all of the old siding from my house and replace the siding with house wrap and new Hardi Plank siding. The first day the site supervisor, Milton, stopped by in the morning and dropped off a crew of three workers. Milton explained that he had one day's worth of work at another job but that then Milton would be present at my job location. None of the three workers spoke any English. Unfortunately, due to my work schedule, I was not able to be present for most of the time while the work was being done. The second day, Milton dropped off the crew and explained that he was still working on another job site but that he would be at the job site the following day. The crew worked very hard and removed all of the old siding. When they removed the old siding, we discovered that most of the house did not have any kind of wooden sheathing but only had one half inch white bead board insulation. The OSB sheathing was only located in some of the corners of the structure. On the third morning, Milton once again dropped off the crew and explained that he was not going to be there that day either. On this day, I was able to be home for most of the day and watched the work. At one point, I went outside and saw that the house wrap had been torn by the ladder. The crew was in the process of placing the new siding over the holes in the house wrap without making any sort of repair to the damaged house wrap. I was able to find a piece of house wrap on the ground and, through sign language, was able to communicate that the holes in the house wrap needed to be fixed before the siding went up. The holes in the house wrap were repaired but only because I had been there to catch the damage to the house wrap and require that the holes be repaired. My contract required that any damaged or rotted would be replaced. I saw on the chimney that the OSB sheathing was completely rotted and no longer had any structural integrity. The crew had gone over the rotted wood with the house wrap and had not replaced the rotted wood. I called my salesperson, Tony Crawford, who immediately tried to reach Milton, the job supervisor, without success. Crawford came to my home and managed to communicate to the workers that the wood had to be replaced. At about this time, Milton finally showed up at the worksite. He stated that he had been in contact with the crew and was aware of the rotted sheathing and that he had planned to replace the rotted sheathing. When I questioned why the house wrap had been put on over the rotted sheathing, he stated that it was easier to put the house wrap up and then remove the house wrap in order to replace the sheathing. The rotted sheathing was replaced, however in my opinion, only because I had caught the rotted sheathing and demanded replacement. My contract also called for the metal chimney cap to be replaced. There was no coordination between the siding crew and the chimney crew so the siding crew never removed the top row of wood at the top of the chimney. This wood was not in good shape. Eventually, when the chimney crew came out they manufactured the chimney pan with a deep overhang and completely covered the old wood. A better solution would have been to replace the old wood and then put the new cap on over the new wood. Milton finally did show up for the fourth and final day of work. The crew finished up on the fourth day. The painting crew came out and did an excellent job of painting. The only problem during the painting was the fact that they did not remove any of my outside floodlights and completely painted over the face of the floodlights. During the walk around after the painting crew finished, I discovered that the siding crew had seriously damaged all of my windows. I have had another company put in replacement windows several years earlier and the old wooden frames had been wrapped with aluminum. The top wrapping had been held in place by the existing galvanized drip edge. The siding crew had removed the existing galvanized drip edge and replaced it with a PVC drip edge. However, the removal of the old drip edge meant that the aluminum window wrap was no longer functional and there was now an open pathway for any water or rain to get in behind the windows and the siding. At this point, Tony Crawford set up a meeting with me and the job supervisor, Milton. Milton did not show up for the meeting. Crawford called Milton and Milton was still 90 minutes away at the scheduled time of the meeting. I then asked Tony Crawford to set up an appointment with the company owner. I asked that he and the company owner come out to the job site to try to determine what to do to correct this problem. The meeting was arranged and Charlie came out to the house. The owner, Charlie, stated that it was too bad that he had not been present at the job site because he would have recognized the problem with the aluminum wrapped windows and would never have removed the old galvanized drip edge. He told Tony Crawford that, in the future, if there were any aluminum wrapped windows the job quote should specify that the old drip edge will be left in place and that new PVC drip edge would not be installed. Painting Plus hired a subcontractor to come out and repair the aluminum window wrap. The top piece of window wrap had to be removed from every window and new pieces had to be formed and put in place. This was done. However, the new aluminum wrapping was not done as neatly as the original and, due to the fact that it was retrofitted after the fact, is not as watertight as the old drip edge had been. While the damaged window wrap has been repaired to the highest level possible, the windows still do not have the water tightness that they had before Painting Plus damaged the old aluminum window wrap. Because the house was newly painted, I decided to replace all of the outside lights with new fixtures. The old fixtures had, of course, been removed when the old siding was taken off and the new siding was put on. I discovered that, when the fixtures were replaced by the crew from Painting Plus, the fixtures were not placed on top of the existing electrical boxes. In one instance, the box had been removed from the wall and just slid into the bay between the two studs and the fixture was just screwed to the siding. In the other case, the wire was run over the top edge of the existing box, down behind the siding, and out through a hole in the siding to the fixture. The ground wire in this location had been clipped off and the fixture was no longer grounded. Tony Crawford again came out and, working with the aluminum window wrap subcontractors, was able to remove enough of the siding to allow me to properly put in electrical boxes and properly rewire the fixtures. During this phase of repairs, we also discovered that several of the PVC drip edge pieces had been improperly installed and did not provide any water integrity to the Windows. These pieces of drip edge were repaired. Again, only because I was present, I saw the worker break a piece off one of the PVC drip edges. The worker took a tube of caulk and glued the broken piece back into place. I required that that piece of broken drip edge be replaced with a new piece. However, if I had not been present, this damage would not have been found until the caulk/glue joint failed and a piece of the drip edge fell off the window. In one place, the drip edge was set in so deeply that the drip edge did not cover the top of the window. Both the subcontractors and Milton and his crew worked on this problem. Milton finished working on the problem and said that it was now all set. I went up the ladder to check the work and found that the Hardi Plank side had been chiseled out and there was a large gap above the window and that Milton intended to just fill the hole with caulk. I then demanded that the entire piece of Hardi Plank be replaced. They did replace the damaged piece but again only because I was there and saw the damage and demanded that it be done correctly. Tony Crawford worked very hard to try to get the job done correctly. Even though he is a salesperson, he came out and repainted places where repairs had been done. Even though my windows were damaged and would never return to their original water tightness, I paid Painting Plus because there was nothing further that could be done without major renovations being made to the windows and the siding. I requested that Charlie, the business owner, come out and do one final walk-through with me. Charlie did come out and we walked around the house and I pointed out all of the areas of concern. Charlie said that he would have never removed the old galvanized drip edge from the Windows if he had been doing the job but that the job had been done by subcontractors and he could not hold the subcontractors to the same standards that he himself held himself to. Charlie also stated that he would have removed and replaced the old wood at the top of the chimney and that it was too bad that the subcontractors had taken a shortcut and not done the work in the way that Charlie would have done it. For anyone who plans on using Painting Plus I would suggest a few simple clauses in the work contract to ensure that your job comes out better than mine. First, require that there be an English speaking person on the job site at all times while work is being performed. Second, I would require that Charlie be the on site supervisor for the project and that all work be done to Charlie's satisfaction rather than the satisfaction of the subcontractor. Third, make sure that there was someone present at all times who knows enough about building construction to verify that the work is being done properly.
Description of Work: Painting Plus removed all of my old siding and replaced it with hardi Plank. They also installed a new chimney cap.

Response from Painting Plus
I received this review on a Sunday morning and was shocked to see this was written in such a negative light. We did every thing in our power to make this home look better than when we left and I thought the client was happy with the final results. This really hits me close to the hart and hurts. I sat at my computer thinking what do I do? So I called [this member] on the phone and we discussed this review and the issues again at length. I then contacted our project foreman Milton. Milton sent me a three page full detailed report of his side of the story. I will now explain the situation. I want to start by saying we are not perfect and neither are the houses we work on. When we started the project Tony, Milton, and the crew walked the property to review the scope of work with the client and at that time Milton explained he needed to go finish a prior painting plus project. The crew started to remove all the siding and they started on the chimney side of the house were there was no windows so we had not yet come across the aluminum window wrap problem. The crew did come across the rotten sheathing and had no intention of siding over it. They made a call to both Milton and our office to purchase and bring the new sheathing plywood to the job so it could be replaced. The only reason the guys installed the house wrap was to protect the house from the elements in case we had rain this is common procedure. Milton even delivered the new ply sheathing later that day and it was replaced the next morning. Since we are charging you extra to replace the rotten material under the siding the crew knows to always make a call to the office to inform us of this extra work. The crew even sided around the bad area so how can you say; “Only because I had caught the rotten sheathing and demanded replacement”. I want you to know we would never do you wrong and we didn’t. As for the chimney pan we make these custom and the reason we make them with the deep overhang is to cover the old wood at the top. I never said I would have replaced the wood at the top of the chimney and my guys did not take a short cut on your project we did what we quoted you. After I spoke to my painters about the paint on the old lights they explained to me the only reason they painted over them was because they were going to be replaced. Milton is not an electrician and when the light box was loose we brought that to your attention and you said you would handle fixing it and you did. These are all minor issues and we took care of them the best we could. As we have serviced many clients over the past 13 years we can understand the frustrations they may feel in dealing with home improvements and appreciate the constructive criticism. I want to explain the aluminum wrap around the windows. This is the root of the total problem. We had a hard time removing both the siding and old galvanized drip edge with out damaging the aluminum around the windows. We always install a PVC drip cap over all windows and doors on any house we replace the siding this is better than leaving the old metal drip cap. Also you don’t want galvanized metal touching aluminum so ounce the siding is installed you can never remove the old metal drip cap. We did the write thing by taking it off the only problem was the damage it caused when we took it off. The old hard board siding is also a little thicker than the new Hardie siding so the aluminum wrap will never be tight against the siding. At this point I came out to your house to walk the job with you and with no hesitation I told you we would replace it at no charge and we did. The aluminum wrap is just as water tight as it was when we started. Aluminum wrap over the brick molding on windows is designed to cover the old wood it is never watertight. The client wanted us to use the original window contractor so I called him to get a price he wanted $50 per window opening and the total window was not even damaged. I felt this was excessive and even said I could remove all the aluminum wrap old wood window brick molding and replace it with new pvc for the same price. I am sorry this caused so many problems. Our reputation is very important to us and we do every thing in our power to make and keep happy customers. We are human and not perfect but as a company we put our hart and soul into every job we do. We realize and understand that you were not pleased with certain aspects of the job. All companies have issues making every customer happy 100% of the time. It is how we address these problems that separate us from our competitors. From the start of every job Painting Plus is committed to delivering our customers the highest quality in craftsmanship. We are preferred Hardie-Plank remodeler (one of 12 in the Metro area) and all of our crews are certified installers. They have yearly training on Hardie-Planks products and proper installation techniques. We do not hire fly by night crews to perform any of our work. All of our siding and painting crews have been with us for a minimum of five years. We run a referral based business and rely on the quality and integrity of our work to gain new customers. Please take time to look at our Guilt Quality report. This is not achieved working with sub-standard crews and not performing quality work. Tony and I both felt you were satisfied with the way Painting Plus addressed these problems. Sincerely. Charlie Dallavalle

Called and got a return call quickly afterward. Was told it would be a few days before they could come out but then got a phone call that following Sat (I think I called on a Thursday or Friday) that they could come out if it was ok with me. So- they arrived on a Saturday morning and Josh, one of the technicians, proceeded to educate me how they do things- whats involved in cleaning and fixing gutters- and asked if I had any concerns or questions. They addressed my concerns and answered my questions and then got to work. Then Josh came down to tell me what they had done (they weren't sure at first exactly what the problem/solution with the gutter they needed to repair would be) and what needed to be done. He guaranteed his work on the repair for as long as I used them to clean our gutters (once or twice a year). While on the roof, they found that one of the plastic 'things' that goes around the vents was cracked and the other two were getting ready to crack. He said that they also saw hail damage and explained that he wasn't an expert on hail damage but could recommend one. They fixed the cracked 'thing' and were done. There were no complaints from the neighbors about leaves in their yard, no leaves all in the bushes around the house, and no sagging gutters. I feel confident that they did a good job and will be using them the next time I need my gutters cleaned.

The whole project was estimated to take 3 weeks and they were able to get started right away and meet a tight time frame since we wanted to have the work completed before Thanksgiving. We originally thought we wanted pre-painted Hardie, but Bryan and Charlie convinced us we'd get better results by using primed Hardie and painting it with high quality Sherwin Williams paint. They were right and the final result looks great. They stayed on schedule, despite having to work around our window contractor. There was always someone on the crew who spoke English so communication was no problem. Bryan was on-site almost every day checking up on the work. They were responsive to all of our requests. When we selected paint colors, Bryan came by and painted samples on the house so we could see what it would look like. The entire process went smoothly and we are delighted with the final results.
Description of Work: House has brick front and siding on 3 sides. They replaced old LP siding with new Hardie Plank and painted all siding and repainted all trim. They also replaced some fascia and rotten trim, reattached gutters, installed all new soffit vents and installed a new pre-hung door for us.

Charlie is great. A real pleasure to work with. Answers his cell phone almost any time you call (like while we're wandering through Home Depot in the evening and need advice on which front door to purchase!) He showed up on time to every meeting. His work crew was very professional. I have a small brick ranch with an addition on the back. Cleaned the entire outside of my house, sealed cracks in the wood, replaced with new wood as necessary, painted all the wood! Also painted the wrought iron on my front door landing and carport poles (which I was not expecting; bonus!). It looks amazing. And the seamless gutters they installed look very sharp. Would definitely recommend calling Charlie for any exterior work you need done. I already recommended him to one of my neighbors and he's replaced three of her old windows that were cracking. Good job! At the completion of the project, he simply emailed me the invoice and did not hound me for payment like some other contractors have done.

THE PERSON WE WORKED WITH THE WHOLE TIME, BRYAN, FROM THE INITIAL VISIT AND ESTIMATE, TO PAYING HIM AFTER THE JOB WAS DONE, WAS VERY PROFESSIONAL, KNOWLEDGEABLE, RESPONSIVE, AND COURTEOUS. I LIKED THAT I HAD ONE POINT OF CONTACT THROUGHOUT THE PROJECT. BRYAN WORKED WITH US TO TAKE CARE OF THE HIGHEST PRIORITY ISSUES WITH OUR HOUSE, BUT STAYING WITHIN OUR BUDGET. THE PAINTING PLUS CARPENTRY CREW DID A GREAT JOB. THE PAINTERS WERE FINE TOO. WHEN THEY WERE DONE I DID HAVE SOME THINGS I WANTED THEM TO COME BACK AND ADDRESS. I CALLED WITH MY PUNCH LIST ON FRIDAY, AND ON MONDAY BRYAN WAS OUT WITH HIS GUYS TO TAKE CARE OF ALL THE ITEMS. THAT WAS IMPRESSIVE.
Description of Work: PAINTED THE EXTERIOR OF OUR BRICK FRONT, 2 STORY TRADITIONAL HOUSE. THE HOUSE IS LAP SIDING WITH BRICK FRONT. PAINTED EVERYTHING - GARAGE DOORS, ALL TRIM, FRONT DOOR, SHUTTERS. REPLACED OLD GUTTERS WITH NEW 6 IN SEAMLESS GUTTERS. REPLACED ROTTED SIDING ON ENTIRE CHIMNEY AS WELL AS SEVERAL OTHER AREAS AROUND THE BOTTOM OF THE HOUSE. DID ADDITIONAL CARPENTRY WORK ON VARIOUS PARTS OF THE SOFFIT AND FACIA WHICH HAD SUSTAINED WATER DAMAGE. THE HOUSE IS ABOUT 15 YEARS OLD. SIDING WAS MASONITE, AND IN VERY BAD SHAPE IN SOME PLACES, BUT OKAY ELSEWHERE.
