DO NOT FOR ANY REASON USE THIS BUILDER! Their communication, professionalism, and customer service is HORRIBLE and non-existent. Elaine Hall, Angela Lee, and Cheryl Axley are the most unprofessional and irreprehensible people to deal with during this already stressful time. They took no time to listen or compromise or assist with anything. The owner of Kerley, Joe Kerley, was nice to speak with but did not care all about my concerns or the behavior of the employees. Elaine Hall at my initial interaction racially profiled me and my agent, by stating she had no homes available until she heard I was pre-approved for a large amount and profession, then all of a sudden there were 6-8 houses available. If you want true communication, professionalism, and actually getting what you want in your home especially when spending a half, a million or more on a home! I was lied to several times about what was offered versus not offered. Definitely, my concerns about items that were not pleasing and needed changes were disregarded. However, if you have to go with this builder definitely try to work with Austin and Garron (builder supervisor), as they are great. They communicate quickly. They were professional and very helpful! It's unfortunate they work with such an unprofessional staff under this builder. I definitely will definitely never ever use this builder or buy from them again. I will never refer anyone either. As they say you never know who people know. NEVER AGAIN! BUYER BEWARE!

Too bad I have to give one star. That’s a gross overstatement! I am a Kerley Family Homes owner in Fairburn, GA. I purchased the brand new home in November2018, right before I was deployed overseas to Iraq. The home went unlived in until my return of summer 2020. From that point on I experienced various problems with plumbing and electrical. I was prompted to contact Kerley when I noticed a massive leak in the garage. I was told that they were not prepared to help resolve the issue because the one year lapsed on the warranty. A contractor visited our home and told us that there was a problem with the truss installation (but yet this is my responsibility to correct). I write this review on the heels of me sitting in my living room yesterday, feeding my newborn, as water started pouring out of the ceiling above the kitchen from the second story. These homes are cheaply built and that why there is a sweeping movement in our subdivision for the HOA to collectively go after the builder for their mistakes. I do not recommend!

Kerley Family Homes was notified multiple times we had an erosion issue with our home and that the retaining wall had major issues. After agreeing we had an issue and being told they would be out to see what needed to be done to fix it... they are now saying the sinking wall is fine. They lied about coming to inspect it, not realizing we have video cameras around our entire home. Then they blocked me from their social media for posting a bad review and did not show on 2 separate days as promised. This is just one issue. They also didn’t tie the a/c line into the laundry drain causing water to leak into our wall until it ran out in garage. Took over a month to get walls repaired and water damage was never addressed. There is a cut in our floors all the way around the fireplace that they refuse to fix but it was pointed out before we moved in and a promise was made to fix it. Floor person said they would have to rip out the fireplace to fix it. Kerley has not addressed since. A/C in master bedroom doesn’t cool well. That room stays hotter than the rest of house by 4-8 degrees. We were told it needed more insulation and an additional duct... no work has been done in over 2 months. I was told to contact vendor myself, they don’t respond. And I am just one owner in our neighborhood. There are tons of stories like mine! And to correct these issues on my own will cost me thousands!

As President of the HOA for a Townhouse community in Canton, GA, I feel compelled to speak out and write this review. Kerley Family Homes was the builder for the final phase of homes and completed approximately 40 townhouses in 2017, one of which I purchased in mid 2016. Since that time the sheer volume of complaints is both alarming and should be concerning to anyone thinking of purchasing a home built by Kerley Family Homes. I encourage you to read this long but informative post. The complaints started to flood in almost immediately after numerous owners purchased. In short, they consisted of the follow but in no particular order: Poor workmanship, persistent leaks causing significant damage to personal property and the interior such as walls and flooring, burst pipes causing flooding, exterior utility closet separating from the exterior wall of a home, sinkholes, faulty gutters and/or gutter not attached at all, faulty roof construction causing leaks, insufficient floor nails causing carpeting to be ripped up in order to repair and then reinstalled, yards throughout the community were not properly graded/leveled; this causes significant and on-going flooding to the rear of homes rendering those yards unusable and causing concrete stairs and entrance-ways to prematurely crack/separate from homes, providing perspective buyer with blatantly incorrect information that was in violation of the HOA Covenants, creating more problems that I can express. and the list goes on and on, and on. With regard to owner's requests for Kerley Family Homes to repair problems such as the ones above; response time is absolutely unacceptable and in some causes inappropriate. A pattern emerged early on whereby Kerley would put things off until (1) the 1yr walk-through deadline expired, and/or (2) the problem is no longer covered by them or the 2-10 warranty, which has proven useless to owners because it is almost impossible to access. Members of this Board of Directors reached out to Kerley Family Homes and after being informed they would take to social media, Mr. Sam Bass did respond numerous times. However, as predicted, NOTHING was actually done to remedy the pervasive problems to their home or in our community whatsoever. To date, owners have had to shell out hundreds, and in some cases thousands or dollars to fix problems that Kerley should have fix and/or were covered by the warranty but denied by Kerley Family Homes. In closing, if I knew when I was purchasing what I know now, I would never have purchase a Kerley Family Home and I strongly suggest those considering a purchase, do extensive research and demand everything in writing.

Pure nightmare had to retain a lawyer in order to get a response for warranty work.
Description of Work: At all costs avoid using this builder. They are unprofessional and do not take pride in the houses they build or honor their warranties.

After closing on my new home, communication was very difficult with the builder(s) of Kerley Family Homes; Gene and Joe Kerley.They would not return phone calls quickly, and responses to repairs were very slow, if repaired at all. It was unclear if I was to set up the repair appointments myself, or if the builders would. Before the warranty expired, I faxed the required form to the builders for the needed repairs to my home caused by construction error. There were several repairs that were guaranteed to be fixed via written email by Joe Kerley that were never completed. There was never a formal "10 month walk-through," One repair man, hired by the builders to make a repair, came to our house and stated that he remembered our house specifically being built. He stated he knew that he would be back to make this specific repair, and that he forewarned the builders about the problem during construction, but was ignored. A leaking crack in the garage was also reported before my warranty expiration, but was dismissed as "humidity" in an email sent by Joe Kerley. In March of 2011, Gene Kerley came to our house and verbally acknowledged that the leaking water from the garage, and sitting water in the landscape was a problem. He said that a french drain would be needed to relieve the collecting water, and that he would contact his landscaper. It was assumed that they were now taking responsibility for the water problem. After scarce communication by Gene Kerley, my fiance and I were told that a landscaper, hired by the builder, came to our property without our knowledge, and assessed that the sitting water was caused by the shifting "water table." The "water table" had shifted to our house! Gene Kerley stated that they would not be assuming any responsibility for the sitting water in the landscape and/or leaking water from the garage. We were never shown any factual report from the builders' landscaper that proved the "water table" was now the new cause of the collecting water. Presently, we have hired a different landscaper to install 3 french drains, an additional gutter, and piping that will relieve the sitting water in the landscape and ultimately stop the leaking water from the garage. The landscaper we hired explained that the cause of the problem was indeed the builder's error,
Description of Work: I purchase a new home from Kerley Family Homes in July of 2009. A home warranty was incuded with a guarenteed 10 month walk-through.
