I got a pre sale appraisal. The appraisal gave me a ball park value on my property which was higher I expected. However, when I looked at comps myself afterwards, I decided to price higher than the appraisal. I sold for $10k more than the appraisal. Essentially the appraisal was helpful but not spot on.
