I could not have asked for a better experience. Kendall was professional in all her dealings with me and I never felt pressured in any way. She and her staff responded quickly whenever I had questions or concerns, and they provided frequent updates throughout the process.

I decided to leave this review after seeing the other negative review online. We have to say that we have not had any of the same experiences the other reviewer states. This is actually my first review. I so strongly disagree with everything they said that I can't just ignore it. I have been a member of Angie's list for many years. My husband would say that I am high maintenance. I prefer to think that I have high standards. we live in such a small community, I take great pause before Leaving a bad review. These people are our friends, our neighbors, our colleagues. I have a hard time ruining someone's reputation over one bad experience. Hence, I have left many bad experiences unreviewed. Also, I can't in good conscience leave a positive review for someone if I don't truly feel they deserve it. So here it is, my first ever review? We have worked with Kendall Butler and her team at FLI properties for the past three years. We have purchased one property and they manage six of our rental properties. They are a very professional organization. Some of the qualities the other reviewer found off-putting are actually a plus. Kendall is very truthful and upfront with her opinions. Upon reviewing a property, she goes through it with a fine tooth comb and her staff presents you with a list of improvements she recommends. It is always hard to hear someone else criticize your home and point out a lack of maintenance. To get the best possible sales price or rental price for a property that information is very important. All the statistics that their office provides are extremely important in determining price. Properties that are overpriced will not rent or sell. Properties that are underpriced will leave money on the table. They do a very thorough job researching all of the past statistics, as well as the current market trends and provide easy to read and understand graphs and spreadsheets. It is always difficult to hear that your precious property is not as valued by others as it is by you and your family. I do agree that improvements could be made in their bedside manner, but as my husband says, "Did you hire a realtor or a therapist?" And, If I'm being honest I have had a few therapy session with Kendall at the Burger King while my children played on the playground equipment. We found our property purchase experience to be flawless. We had all the information we needed to negotiate an amazing deal. Kendall's assistant walked us through everything, keeping in constant contact. They even provided us with contacts and phone numbers for anyone and everyone you would ever need, from repair men to home inspectors to mortgage brokers. We were pleased with every referral we used. All we had to do was show up to the closing. Their office does an excellent job finding tenants. The tenants they find are very good quality. Before finding FLI we managed our properties on our own. We also used a different realtor for a few years. The quality of the tenants that FLI finds do not compare to the quality of tenants we were finding on our own or through the other local realtor office. As a property owner this is The one thing I care the most about. Any of their flaws (and there are a few, I will get to those Later) are made up for, and then some, by the quality of the tenants they find. The two most important things to be a successful landlord are 1. Get the most Rent possible for your property, never leave money on the table. 2. Find the best possible tenant, someone who will care for your property as their own and pay their rent on time. FLI gets an A on both counts. There are a few flaws, everybody has them. I would say the biggest flaw for me is that they have not been in the property management business as long as other local companies. They are less experienced in some of the yuckyier sides of the business. I have found that sometimes they do not act as quickly as I would like. Sometimes it feels like we are both trying to figure out how to proceed, when really I would like to hear, "Don't worry we have been through this before and we know how to handle it." However, whenever we are faced with a bad situation we do receive their undivided attention. They are always willing to come to me anytime, anywhere. The entire staff rallies to solve the problem-- like the time one of my tenants wanted to break their lease because she thought the house was haunted. They could improve on their communication with the property management side of things. Some people don't like to be bothered, but I'm not one of those people. I like to know what is happening. I don't want to have to call and ask. I would like to mention that any time I have ever had a problem, Kendall has listened with pen and paper in hand. She is easy to talk with and does not appear to take things personally. She genuinely cares about making sure you have a positive experience. I would like to comment on their contracts. It is very important that everyone read the contract thoroughly before signing. They do present you with a very aggressive contract. If you do not read it closely, you might be surprised to find automatically renewing terms or higher than expected percentages. Once you sign a contract you are legally bound by the contract. They exist for everyone's benefit. they lay out all the terms upfront. Anyone who is surprised to find out that they are bound to terms they didn't know about, can only blame themselves.I have found them to be extremely flexible. anytime I have ever wanted to change one of the terms of the contract they agreed to the change. They have never tried to bully me in anyway or get me to agree to something that I was not comfortable with. Just like the price of the house is negotiable, so is your contract with your realtor. I would like to conclude by mentioning that I find Keith and Kendall Butler to be honest, kind, Christian people.

She's gonna sell you real hard prior to you agreeing to her contract. Once she's got you, you're lucky to get a one sentence response to your multiple questions over a 10-24 hour waiting period. Communication is HORRIBLE. She never picks up the phone to explain anything unless she needs to push you to do something. Luckily if you are anything like me you will have a lot of emails, which works as documentation! I have many documented lies told by her to either, appease me, close a deal, or to cover up her previous lie. And when all of those lies didn't work she'd play innocent acting like she had no idea what been going on, tries throwing out numbers desperately attempting to make herself appear much more important than she is, then the God comments start just to remind you what an awesome Christian she wants you to think she is, and when all of that doesn't work and you tell her she's fired and to remove your MLS listing she says she will still get her 3% commission on the sale of your home, she refuses to remove your MLS listing, she sends a contract to try to get you to sever contact with her but that she gets to keep her MLS listing number on your home, effectively getting money from the sale of your home when she no longer represents you. Thank GOD I know an ethical Realtor and Attorney and I knew how to handle this person who tells so many lies she can't keep them all straight. She tried to justify her service to me yesterday telling me she got me an offer I didn't have to counter. She brought me a verbal offer and yes, I did counter, and in writing! She tried to justify the price she got but failed to take into account all of the concessions which did not get me anywhere near her numbers. She will try to use numbers to trick you, reminds me of a used car salesman. If you have the very unfortunate luck of having to deal with this company you need to send her a written and signed notice that she is fired as your listing agent and that your MLS listing is to be removed IMMEDAITELY. The ONLY form you need to submit to her is the Listing Change Sheet for All Properties, fill out the general and withdrawal section. I have done all of this and she still has not removed my home from her listing and it has been over 24hrs since I told her she was fired. I also told her that if she did not comply I would file and ethics complaint with the Georgia Realtors, here is the link: http://www.garealtor.com/LawEthics/StatewideProfessionalStandards/StepsforFilinganEthicsComplaint.aspx and that I would release her actions to the public. I will tell you she was attempting to make double commission and advised me to let her clients rent my home while they try to get a loan???HORRIBLE ADVICE! She also told me what I know to be about 50 dollars worth of electrical work was needed to be done by a professional prior to the close of home and that her clients needed it signed off by an electrician prior to close (all of this in writing) and she suggested 1600 in concessions to cover the cost and that they were on the hook for the work should the home not close. It didn't close, they never had any work done,and she stated to my husband the buyers planned on doing it all himself. It was ALL A LIE to get her "customers" 1650 dollars of her "clients" money! Unfreakinbelieveable. Ethics complaints are being filed, I've lost over 3k and summer buyers being tied up in this mess with her....
