I wanted a written quote to prepare for negotiations with the home seller. What I got instead was a report that could have been written by someone in the 4th or 5th grade. It did not come on any type of company letterhead. It was something I could have personally written. It did not include anything itemized for the repairs that were necessary. He sent me what is listed below. After begging him to send me a better list of what needed to repair and the costs. He sent me something that was marginally better. To top it off, his coming out to provide me with a quote was $300. I had another contractor come out and provide a quote for free, with a detailed estimate of costs for labor and materials. Melvin SEEMS honest and I cannot speak for the quality of his work but I was highly unsatisfied with what I received for $300. Major Issues 1. Structure of the house A. Beams holding under the house is not secure ( foundation need to be frame and concrete at the bottom ) more than 20 need to be address B. The hardwood flooring throughout the house needs repairing - floors are uneven , moving and making noise . C. Gutters -need new Gutters Minor Issues 2. Roof needs repair - around the vent is leaking , in more than one place 3. Cracks in each bedroom walls , especially around the windows 4. Rooms need repainting - lines in the walls showed from previous painting 5. Water spots in the ceiling in two bedrooms 6. Baseboards needs replaces in one bedroom 7. Molding around the the ceiling in one bedroom not at the top of the ceiling 8. AC unit needs to be serviced - blowing pressure and temperature needs adjusting 9. Moisture plastic needed under the house
