Using Global Builders was one of the worst experiences I have ever had w/ a contractor. Having worked w/ builders and contractors for many years as a commercial real estate Broker; using contractors on this house and other homes I have owned; having talked to my neighbors and watching roofing contractors install roofs on 8-10 of my neighbor’s homes in the last 12-18 months (all done within a 2-3 day period). Global Builders were recommended by State Farm Insurance to replace my roof due to hail and wind damage; had 2 other company's submit bids; Global Builders appeared to be the most professional and also agreed to do the work covered by my State Farm Insurance Policy. After requesting and receiving all required contracts, scope of work, proof of insurance, workman's comp, lien waivers etc. Signed contract to start work 07/10/12 however, they delayed starting on two occasions and didn't begin until 07/23/12. This was the worst experience I have ever had working w/ a contractor. They talked a great game, appeared to be professional, had all of the required paperwork, I checked their references etc. but will never use them again and advise the same for anyone reading this. I also have numerous photographs I began taking on Day-1 to prove how poor a job they did. BTW-as of 01/04/13 my roof still has waves and wrinkles in it.
Description of Work: The quality of work they performed along with the time frame it took them to replace my roof & the additional damage they caused to my home & property makes me wish I had never hired them & I definitely will never hire them again or refer or recommend them to anyone. Below is brief summary of my horrible experience: Day-1 Monday, 07/23/12: Full crew of 8 workers arrived 7:30 am; started work; broke right side facing handrail off front porch & thrown down brick steps breaking all pickets off; workers asked on two occasions to use restroom in my home; At approx. 12:15 p.m. stopped work for lunch didn't resume work until approx. 3:15-3:30 p.m.; left tarps covering grass in yard, over bushes subsequently killing 2 red-top bushes, left trash (felt) in trees & all areas of yard, left equipment air compressor in front yard along w/ tarps spread over front lawn – all left overnight; left tarp w/ shingles covering back deck approx. 2 feet depth (weight); left drink cans, plastic, paper, trash in all areas of yard & trees overnight – subsequently it blew all over adjacent neighbors yards & I had to pick-up. Left OSB/plywood several places in yard on grass. Only a partial tear-off of roof was completed. Day-2 Tuesday, 07/24/12: One van w/ 3 workers arrived 7:30 a.m. as I was leaving; I arrived back @ 12:45 pm; the 3 workers who arrived @ 7:30 a.m. are the only workers there & sitting on front porch; I ask them why there is no crew working on my roof & they do not know; very little if any work has been done; say they are going to lunch & one worker is not feeling well; my neighbor was outside & as the 3 workers are leaving my neighbor asks me why EMS Units were at my house earlier; I ask them re: the EMS Units showing up, they said 1 worker was feeling sick (heat exhaustion?); approx. 1:45 p.m. they arrive back from lunch & tell me 1 worker still sick (dry heaves) then they ask me to drive him to hospital & I ask them why EMS Unit didn’t? they said Para-Medics said he wasn’t sick enough to go to hospital & it cost $900; I advise them to take him to Gwinnett Medical Center in Duluth & they do; I call Brian Bloom to let him know of situation & fact that no work has been done, roof is exposed (approx. ¼ of work has been done) & my property is trashed, work is very unprofessional; says other crew (5-guys) didn’t show-up; Brian says he will get crew out from other job to correct; I explain I am very disappointed & have major reservations re: quality of work & professionalism exhibited by his company; Brian will send Steve Strong (Quality Control Mgr) out; Steve arrives approx. 3:00 p.m.; he & I survey property – finding issues w/trash, tarps, OSB, tools left all over yard; discover front red-tip bushes tops are brown/dead from tarp left on it heat from Day-1; front rail still broken; rear-deck board has been broken from ladder from metal edge being placed on it w/o rubber feet; shingle & felt debris is in trees in front, back yard; I discuss issues, problems w/ him; he says this is very unlike their company & quality of work & property appear to be a “disaster” & they will correct; Steve leaves, Brian & I discuss, in two more phone calls (3:30-4:00 p.m.), my concerns w/ apparent poor quality of work & lack of professionalism w/ job being done; he assures me they will correct & more workers are coming; Approx. 6:00 p.m. rain clouds appear & I call Owner-Jonathon Schooler-I call & leave VM w/ answering service w/instructions for him to contact me; 6:30 p.m. Steve & approx. 5-workers show-up & begin cleaning mess, covering exposed roof & one large hole left open from Day-1; I supply them w/ 5-gallon buckets to pick up trash, debris from shrubs, trees, they use 2x4 toe board to knock debris, felt & shingles from Dogwood tree breaking several branches-I tell them to stop they are damaging tree; I supply them w/ 16’ extension pole to use; I also help remove water bottles, trash in my yard & neighbors yards; Steve apologizes for poor quality of work- says they will correct & repair damages; Brian calls to discuss same-Jonathon Schooler calls approx. 8:00 pm to discuss-says this is very unlike his company & he is hands on owner; will correct & do work as agreed in contract. Day-3 Wednesday, 07/25/12: 7:30 a.m. two vans arrive & appears to be full crew to hopefully try & complete job; workers ask to use my extension cord to plug skil-saw into my outlet in garage; Stefan arrives 10:00 a.m. to supervise, picks-up trash; I discuss (upset) w/ quality of work; I had told them prior to doing work on side of house w/ AC units to let me know so I can turn-off AC units which were covered-up w/ tarps; I discover they didn't & tried to finish tear-off while my AC units are running covered w/ tarps; I stop them while I turn-off AC units; at approx. 12:00 p.m. one of same workers from Day-1 asks to use restroom in my house & this time I say NO & Stefan says he’ll take him to QT. I am very upset by the poor quality of work & lack of professionalism, the fact that they are no where near finished w/ what is typically a 2-3 day job & that they have continued to leave trash & debris all over my yard & property which I have to pick-up; they've scraped the paint on my siding in approx. 16 places leaving black marks up & down the side of my house, scraped the white paint on my soffits in several places, still have not re-attached the railing/pickets on my front porch, still have not repaired the broken board on my rear deck & also discover they tore chunks of wood out of my rear deck railing by sliding ladders up & down them. Day-4 Thursday, 07/26/12: 7:30 - 8:00 a.m. full crew shows up to hopefully finish work & laying shingles; I point out once they start laying more shingles I notice waves/wrinkles in the shingles in several spots on front of house facing street which the old roof of 16-years did not have; they assure me that once the roof is on & settles from weather, heat etc. that these will disappear & of course I am skeptical; they have begun to clean up better after themselves; Chewy-crew manager (sub) says they should finish today however, they don't & will finish tomorrow. Day-5 Friday, 07/27/12: approx. 5 subs show to finish laying shingles however; they still don't finish & will have to finish tomorrow. Day-6 Saturday, 07/28/12: They finally finish the roof install including ridge vents & begin cleaning up. I do a final walk around inspection w/ them & we note any areas needing repair. Until the open items are repaired & lien waivers are executed by them & sub-contractor I tell them they will not receive final payment. At this point I am just ready for them to get off my property. I had initially let them bid on two other areas of my home to do work but I tell them to forget it. (Had another contractor do this work quickly, correctly & for 1/3 the price Global Builders quoted). Day-7 Friday, 08/03/12: Global arrives to finish open items on Completion Certificate. In cleaning the tar marks off side of my house they discolor the paint & now I have to have these areas touched-up by someone else. Ready to pay them once lien waivers are signed however lien waivers were not fully executed until 08/29/12 (Global Builders) & 09/05/12 (sub-contractor). At this point I pay them the depreciation amount & hope I never need to call them back under the 6-year roof warranty.
