When we decided we I sell out house, we met with several realtors before meeting with Jessica Horton. I was not impressed with the other realtors plans to sell our house. When we talked with people who used Jessica, they were very happy with her performance. Our first meeting went very well. She had a different approach and a very good business plan. It was a tough time to sell a house with all the problems of the COVID. Jessica kept our spirits high by assuring us that we would find a buyer. We had several offers that weren’t good deals for us and Jessica helped us to understand all the sale conditions beyond the price. She recognized the value of our house and worked hard to get us the best deal. We finally sold our house for the FULL ASKING PRICE! There were some issues but Jessica fought hard to support our wishes. We got the feeling she was more interested in making sure we were happy with the deal instead of just making a sale to get a commission. .Jason Horton, Jessica's husband, proposed to me that my carpet needed to be replaced. I said I would do that; but he recommended that, since I had already moved to another city, he would buy the carpet, install it himself, then raise the price of my $15,000 and split the profits with me. I said again that I could afford to buy carpet and have it installed; but he convinced me to let him handle it because he was local. After a month there was still no carpet, even though I spoke with him daily concerning the installation. His wife, my realtor, was never involved in these conversations. She did not correspond with me. Two weeks ago, I emailed Jason as follows" "Please scan and email a copy of the receipt for carpet when you purchase it. If my house doesn't sell within our 6-month contract period, I want to be able to pay you back". He called me immediately I was driving and answered his call via bluetooth. So his tirade was heard by my passenger also. He screamed that he would "not take this sh*t" from me or anyone else. He told me I was threatening him by saying that I would change realtors at the end of our contract. He yelled that I should take my ball and go home, which i took to mean that he was terminating our agreement. My passenger and I remained silent during his rant, more from shock than from anything else. When he was done screaming, Mr. Horton hung up on me. I immediately tried to contact the Georgia Real Estate Commission. But I was unable to speak with anyone at that time. I emailed Mrs. Horton that her husband had terminated our agreement. I emailed because there is only one phone number associated with the business and that is the one that her husband always answered. She responded that nothing her husband did or said had any impact on her dealings with her customers. I told her that Jason Horton always answered my calls and usually responded to my emails that were meant for her. I told her that Jason Horton acted as her representative when he discussed pricing and selling my house in her stead. She denied that he had discussed these things with me, and insisted that the only topic of discussion between her husband and me had been flooring. I told her that I was not comfortable with the way things had gone for the past 2 and a half months, and that I felt that the unprofessional behavior exhibited by Mrs. Horton and her representative was sufficient grounds for terminating the agreement. (She had been blaming me for her failure to sell my house.) She also sent lengthy emails and texts that were meant to intimidate me and prevent me from terminating our agreement. The emails and texts are extremely personal and totally unprofessional. I have a lawyer now. I also have contacted Pulte Marketing and the local MLS to inform them of Ms. Horton's lack of professionalism. I have printed all the emails Ms. Horton has sent to me and sent them to the Real Estate Commission's Head of Investigations. It is my understanding that mine is the third such complaint against Ms. Horton. I am hoping that Ms. Horton will not be able to harass and intimidate others in the near future.
Description of Work: Jessica Horton sends post cards often to all homes in my over-55 Del Webb community. She claims to be the highest selling agent for our area. Jessica makes promises she cannot keep. She told me my asking price was too low; but I responded that I wanted to sell my home without delay. It has been 3 months now. Jessica does not show my home, even though i have followed her advice every step of the way. My home is in perfect condition. I paid professionals to pressure wash, patch and paint, and thoroughly clean the house. I pay to keep the grass mowed. When I asked why she did not communicate with me, she responded that most of her clients are satisfied with one email a month. It was my understanding that she could sell my house quickly. That's what she promised when I signed an exclusive listing agreement with her on 2/28/14. Because I am a senior citizen living alone and have no experience selling a home, I had no reason to distrust her. The name of her business is Jessica Horton & Associates. There are no "associates" in her office........ only her husband who answers the office phone and gives real estate advice as his wife's representative. My contact with my actual realtor has been limited. After 2 and a half months of excuses from Ms. Horton, I checked with others who had used her services, as well as other local real estate agents, and found out why Ms. Horton was not successful with what should have been an easy sale. I heard horror stories of unprofessional behavior from Mrs. Horton and her husband "associate" I have filed a formal complaint with the Georgia Real Estate Commission, and have requested an investigation. I have received extremely unprofessional emails and texts from this woman. My home is pristine . After I moved out 3 months ago, I paid professional house cleaners, pressure washers, painters, and had new carpet installed throughout the home. There is not a blemish on this house! It is a Pulte home in a Del Webb community for "active adults". The demand for homes in my community is high, and my house has been priced to sell from the beginning. But Ms. Horton blames ME for her failure to sell. She has done the same with others in my community. I found out too late that another former resident had to call the local sheriff to get Ms. Horton to stop harassing her after the resident terminated her contract.
