"Gary Tate did an outstanding job at a reasonable price. I'm a buy-and-hold investor. In the Athens area, I had previously used another home inspection service that did good work, but had a problem the last time with their disclosing my personal information to other companies without my permission. Gary Tate agreed to respect my desire for privacy. As I write this two weeks after the inspection, Gary has honored his promise. I was working with a short due diligence period, and he scheduled the inspection quickly. He did a very thorough job and produced his report, which was well documented with photographs, the same day. I've waited to write this review until I had a chance to have my repair team check out his recommendations. The reason is that some home inspectors exaggerate minor issues for buyers to make it seem as if they've done a good job, and perhaps to help in bargaining for repairs with the seller. But as an investor, I find that checking out ticky-tack issues is a waste of my time and money. I need to have a precise idea of how much I'll have to pay in repairs because that is essential to estimating ROI. I have found Gary's work to be very accurate, neither overstating nor minimizing problems. I will definitely use his services in the future."

"Our business with this company was very disappointing. We have a load-bearing wall that needs to be removed with the new support beam recessed into the ceiling. I thought we were hiring a professional engineer; instead, we got a “technician.” He arrived at the scheduled time, seemed to do a thorough inspection, talked about a solution, and promised to "sketch it out." The next week we received the report. It was a one-page report. (Past experience with a professional engineer resulted in a complete, comprehensive, several-page report outlining the situation and the requested solution, including drawings.) After reviewing the report, we realized he had not given us a solution to the problem of having the support beam being recessed into the ceiling, nor was there the promised sketch. Numerous text messages with pictures, emails, and phone calls were made. One call even went to the owner of the company. Promises were made and nothing happened. Finally, the office manager got involved. Let me just say here that all the women in the office were great and that is the only reason for 2 stars instead of a 1 star rating. With the office manager now working on our problem, we got a call from the technician. He did not understand what it was we wanted despite the numerous text messages, emails, and phone calls. It was explained again (at this point we quit asking for the sketch and just wanted a corrected report) and a report finally came to us. This was now two weeks after the initial incorrect report. Because of this, our trust in this company is gone and another professional engineer has been hired. He said this company has a bad reputation. I would not recommend this company."

With over 30 years residential construction and home inspection experience, Michael Hane, and the expert inspectors at Georgia Home Inspectors guarantee a thorough and affordable inspection utilizing all the latest technologies available. Being a residential remodeling contractor for 30 years in the Atlanta area gives us a great knowledge base as to what to look for when performing a 'proper' home inspection. We know the Building Codes. We know how house's are supposed to be put together. More importantly, we know how they are NOT supposed to be put together.
"My home was inspected by them. They were more expensive than others so I assumed they would be better. I was wrong. 2 days after moving in I see a wet spot on my ceiling. I investigate to see what is causing it. The Plumbing under my master bedroom sink is leaking fast.( not drops a steady stream) it was caused by a cracked P trap. If they really had inspected the home and left the water running and then opened the vanity they would have seen a pool in the vanity cabinet. The report came back good and said nothing was wrong except a few small things. They also refused to get on the roof like every home inspector in the past has done. He said he used binoculars to look at my roof. I would not advise using this company."

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.
A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.
Home inspectors will examine the following home areas and features:
Plumbing
Electrical
Foundations
Roof
Windows and doors
Overall condition of interior and exterior
HVAC systems
Attics
Basements or crawl spaces
Major built-in appliances
Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.
Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.
On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
