"This project cost was $1000. My Lead on the project was Alex, my nephew. Alex used a copy of our contract as a scope of work for the project. Our first estimate for this project included a complete inside repair and paint. Budget restraints limited our scope of work to the kitchen & dining room. This was limited more to only wall repair and paint. It is not uncommon for a homeowner to talk to multiple contractors about a project. From time to time what has been discussed and whom it was discussed with gets confused. I try to make detailed notes and put as much as possible in my estimates. These estimates are later used as my contract. I then use my contract as a layout for the project's scope of work. In order to provide a quality finished product, I send a crew in to prep the walls for paint before actually painting. This includes tasks such as removing nails and or wall paper and patching sheet rock where needed. Due to the age and state of disrepair of the home, this prep work took two days to complete. The majority of this time was spent on wallpaper removal. The remainder was associated with a wall patching. in the kitchen that was originally paneling and sheetrock. The homeowner changed her mind and told my crew to install lattice work over the paneling. Due to the face that lattice would be difficult to keep clean in the kitchen and would add additional cost to the project. This was not done. Also, at some point in the project we installed new light fixtures in the kitchen. The customer had originally said she could not afford them, I did this for no additional charge. At the end of a work day, my crew straightened up the home with the understanding they would be returning the next day. The homeowner was not satisfied with the way my crew had cleaned up for the day and called and asked that I come to the home and make sure that it was cleaned properly. The next morning, I personally went with the crew and cleaned our workspaces. We removed the little debris that remained, scraped and swept the tile floors. There were specks of paint on the tile, but nothing grievously overlooked, some sheet rock mud and even some of the homeowners pet droppings. But we cleaned the entire space regardless if we were responsible for the dirt or not. I met with the homeowner a few days later to collect on a completed job and was met with frustration and accusations. The homeowner was blaming my crew for getting paint underneath her table and chairs. When I tried to explain to her that the table and chairs had been covered with plastic sheeting and had not moved at all throughout the duration of our work, and that it was likely not our doing, she would not listen. With regards to the antiques, and I use this term because of the items age and not its condition, the damage that she pointed out appeared to have been caused from years of moving the item, not from any recent damage. And the paint that she claimed was on the “antiques” was in actuality sheetrock dust that had been overlooked and was wiped away with the swipe of a dry rag. My original agreement with the homeowner was only to paint two rooms. I waived the prep cost in attempts to work with the homeowners budget. This means that I not only provided a prep service the customer was not paying for, I also installed new lighting in the kitchen at not cost to her. Our work was very high quality and exactly what the homeowner asked for and then some. As for my ethics, I believe that I conducted myself ethically in this scenario. I went above and beyond what the customer and I had agreed upon. The space was cleaner when we left that it was when we arrived and the work that we did was of high quality. "I will say [removed member name] was a joy to talk with. He has served our country in military and is now serving our youth as a school teacher. I am not sure which takes for bravery. His roof is showing signs of its age. On the initial visit I found half a dozen shingles missing and a cracked pipe boot. I repaired the boot and sent a crew back to replace the shingles. A few weeks later [removed member name] noticed a leak in a boot that we had not worked on. This boot had leaked before and someone else had patched it. I was notified and sent my crew back out to seal the boot. They did a few days later. In a few weeks it leaked again. [removed member name] contacted me. I sent the crew back out to inspect. They found that the sealant had drawn up and was not sealed. They replaced the boot with a new rubber boot. I am one of the few roofers that will do maintenance or repairs in middle Georgia. The reason is there is great liability in the work. On an old roof you can't warranty a repair. When we get on a roof to fix something there is always a change that something else will shift. Or something else will just start leaking because its time. The boot in question was not leaking until after our 2 visit to the home. We have had some cold weather and the sealant around the boot just shrank and started leaking. We came out and sealed the original boot. When it kept leaking. We came back and replaced it. All of this was for no additional charge. I don't know of any roofer in Georgia that would have came back the second or third time without charging an additional trip charge. I hope that we will have to opportunity in a year or so to install [removed member name] a new roof."
"This is (Member Name) rental home. The inspection turned up a damaged vent and a few nails backing out. I repaired the nails and sealed them. The vent I tapped the dents out and sealed. The roof has 10 more years of life left in it. An inspection every few years will insure that he will get all the life out of the shingles."
Nothing is ever perfect. I had two complaints; a minor leak in the roof (instead of several larger leaks that I started out with), and the new door was not sealing right. Both problems were addressed - and fixed - immediately, I could not ask for better service.
Their work is not cheap. I paid a lot for a lot of work. Overall, the prices seemed reasonable, and were in line with some of my friends' experiences. I will recommend them, and will use them again if i need similar work.
replacement. They showed up on time/schedule, completed the project in just two days for
the price quoted. The crew was actually cleaning up as they worked so there
was never a huge mess when we got home in the evening. Contacted them about a couple of very
minor concerns once they were finished and someone was out there the very next day to correct them.
Wayne is very responsive to emails and phone calls and wants to make sure the customer is satisfied with the
work done. This is the second job we have had them do for us and both times they
were professional and prompt with the estimate as well as the actual work
being accomplished.
Highly recommend them for anyone needing roof
repairs/replacement. AWT will be our go-to company for future home repairs/renovations
that are too big for us
to handle ourselves.
