Upon signing contract for house to be built, it was stated that it should take 4-6 months. Construction took 8 months. The contractor had stated that either he or one of his workers would be present at all times during construction process. This was not the case. The subcontractor digging the footers dug some 4+ foot deep and packed dirt in with their excavator. This disturbed dirt had to be removed in accordance with building code and left huge holes to be filled with concrete. There were 2 footers placed in the wrong spots (3ft away from load bearing wall) and I later discovered this when I as the homeowner check to ensure piers were under load bearing walls. They installed two more piers at no cost to me. When framing started, the subcontracted framing crew framed the floor wrong as they went by what my contractor said and not what the plan said. That would have been fine, but the blocked foundation was laid to the wrong dimensions, so when they ran the boards to the half block point I gained 8" in my great room and lost 4" on either side of the house. At the point this was found wall framing had already been built, so it had to come down to be corrected also. Ivey Builders crew laid form boards for the driveway. I had approx. 14' driveway made of gravel. The crew ran form boards at one point off of the driveway that i had made. We had previously talked about where i wanted the driveway and I had stated that I wanted it to follow the gravel drive that I had made. I did not realize that they had done this until they were almost complete. They had to move the form boards and I was charged approximately 2 days labor for 3 men for driveway and sidewalk form boards. I called the builder upset about the situation and told him that I have a hard time paying for this seeing as I told them where to put the boards and they didn't put them there. Now I was charged with the cost of correcting the problem. He said "Well don't pay it!" I told him I was going to take off $500 (I believe this is the correct number) off the bill and he agreed. The sheetrock crew did not finish the sheetrock well and I was told by my contractor that the paint crew would do the finish work. The paint crew used a 24" wide roller and did not work to correct Sheetrock issues. They also sprayed trim with high gloss paint while it was raining. The humidity caused the paint to run on trim and doors. I called my contractor and was very upset. He said that I have to give them time to fix it. Well after 3 attempts and I don't know how much paint, I told them not to come back. I tried getting a painter on my own, but that was unsuccessful. The contractor then located another painter who did the job well. I had increased cost due to the new painter having to correct issues with paint and sheetrock. When the bathrooms were tiled initially, there was no vapor barrier installed behind the backer board. I brought this up to the contractor and he said they had never done it before. I told him that they were in my house and referenced the GA building code which says in accordance with manufacturer's instruction. Manufacturer's instructions stated if other side is to be kept dry (inside of wall) there must be a vapor barrier installed and a waterproofer applied to backer board. The tile subcontractor had to remove all tile from 1 bathroom and half of the other. He stated that he had installed vapor barrier, but upon inspection by myself, he had not in the master shower. He had to remove backer board and install vapor barrier. I was not charged for the replacement tile in either occurrences, but time was lost. I was not happy with the attitude the contractor (builder) took with me when I brought up issues. I had told him that I shouldn't be the one finding these issues that he should be. I am happy with my home now, but if I had to build again I would not use Ivey Builders. They are now located on Johnstonville Rd in Forsyth, GA. The cost of work was an approximate of the money that was paid for Ivey Builders services. The total cost of the home was roughly $270k.
