Shawn walked away from the job without earning the money paid him. I estimate that he only did 3/4 or the work that he was paid for. Shawn was given all the money he asked for, to include 70 percent of the last draw, even though the job had not been completed. Any money he needed to finish the job had already been paid to him previously and evidently spent on other things. Shawn quit via texting stating that "it was not worth chasing the rest of the money". He would not meet my wife or I in a face-to-face setting, so that this matter could have been ended in a less public manner. Shawn is able and maybe can be trusted to do small jobs with a narrow scope or complexity, as in painting a room or scrapping a ceiling. He is not able to manage a project, as we hoped he would learn to during this job. He did not complete any of the house renovation sub projects. Shawn is a "company" of one operating out of the back of his pickup truck. Much of the work done was most likely done by one of his friends and not by him. One of Shawn's "employees" quit, explaining to my wife and I over a dinner, that Shawn was not paying him. Shawn's technical handyman skills are in question.. Much of his work is currently being redone. Details are provided in the discussion in the field above. He will need constant supervision on large, complex jobs. His morals and work ethic are evidenced by: 1. Taking the money and quitting and doing so without a direct meeting. I asked for such a meeting many times. 2. Shawn's normal hours were from 0930-1530, four days a week. Shawn worked on the house 8.5 months before quitting. He disappeared for the last two months to do other jobs to pay his living expenses. 3. An instance of unauthorized use of my credit card, which I had given him for another purpose. 4 Installing wiring and plumbing that he is not licensed or permitted by the County to do. The plumbing is leaking and not confirmed to be installed right to support the operation of the master shower. Some of the wiring is of the wrong type. 5. Constantly promising and then missing to make deadlines. 6. Rarely taking responsibility for his work. It was usually someone else's fault.
Description of Work: Contracted to do a House Renovation: (what follows is representative of the work done and a reflection of Shawn's technical competency, morals and ethics) ================================ -Remove wall and install load bearing beam: DONE,BUT with the following deficiencies: 1. Shawn cut thru the roof to install the beam and had to rewire most of the big room due to a mistake. Cutting thru the roof was necessary, but had not been briefed, or approved by my wife or I prior to doing it. The waterproofness of the roof, built to cover the end of the beam, has yet to be confirmed. The shingles do not extend over the end of the roof and the nails have not been tarred. 2. Poor workmanship was done in installing / finishing the ceiling sheetrock over the kitchen area. Seams can be seen thru the paint. 3. The ceiling above the front foyer had to be redone. Shawn cut the front door ceiling's load bearing beam to short so that it could not be connected to the main bearing beam just installed. 4. The ceiling in the front door closet has a hole in in where someone steeped thru it. 5. The gas line had to be repaired due to a leak located by the gas company. The leak was at one of the places that Shawn cut and capped the line in order to move it. 6. He did not hook reconnect the air conditioning water drain pipes. 7. The crawlspace insulation will have to be to be replaced in the areas underneath the kitchen area and master bathroom. It was taken down in order to facilitate the plumbing, gas and electric work. Shawn did not put the insulation back up. It became wet and clumpy as a result of being on the ground for about six months. The insulation around the kitchen area did soak up allot of the air conditioner drain water though. -Paint house interior walls: .8 done but unsatisfactory. Shawn used flat paint when asked to use a durable, lasting, maintainable paint. I can write on the walls with my fingers due to the type of paint used. The house will have to be repainted. -Scrape and Paint Ceilings: .8 done. All ceilings need still need a final touchup of some sort. -Install new windows: .90 done. Several of the windows need some work to properly seal them from the outside elements. -Build kitchen, great room and master bathroom cabinetry: .5 done. Quality of work was not the same as the example my wife and I were shown at the time of initial agreement. The kitchen carcass will not be able to support the rock to be installed. Cabinetry will have to be reordered. -Install new floor: .9 per cent done. The grout is starting to come up,especially in the area where Shawn did the work. Shawn choose to nail the wood part of the floor to the floor instead of gluing it. Consequently, the wood has a lot more nail holes than it would have otherwise needed. This takes away from some of my enjoyment of the floor. The floor creaks in many places still. -Remodel Master Bathroom: .5 done (?) Plumbing not in compliance with County code and has not been verified. Shawn did a good job on installing the tile. Much of it will have to come down so that the plumbing he installed can be insulated. On the day he quit, he had to remove about 6 tiles in order to install the pipe fittings. The backer board behind the shower may not be waterproof and has been cut in places when Shawn was installing the pipe fixtures. The shower basin does not drain properly and will have to be redone.Shawn had not tested the plumbing to confirm that it was installed correctly to support the shower's operation. I asked him several times to do this before installing the tile. -Install baseboard, chair railing and crown molding throughout the house: .3 done. Not totally pleased with what Shawn did. Instead of using the longest lengths of wood available, he would use shorter pieces that were left over from other work. -Replace all interior and exterior doors: .4 done. Shawn’s stain work is good. His install of the new doors is satisfactory. His trim work in not good.

Shawn Glass planned the work out to complete the kitchen on the first day so we were not inconvenienced without a kitchen for the week. Shawn was conscientious with the whole process of scraping and set up enclosures to keep the film of ceiling debris to a minimum. His plan was very well designed in that all the ceilings were scraped and prepped and then the mudding and knockdown were on the following days. Shawn also made it a point to correct any original builder taping that was either incomplete or not completed at all. He made certain to clean every room including the walls and floors. The design of the knockdown is artistically done and brings a whole new look to the first floor ceilings. Shawn arrived on time and worked diligently every day to complete the whole project in the timeframe originally estimated. The finished product is incredible and we have been showing our neighbors and friends. We will definitely have Shawn and his crew come back for more projects in our home.
Description of Work: Removed all popcorn ceiling and paint from all first floor rooms and updated with knock-down ceiling design and all new paint.
